Feel at home in this executive suite condominium located in the heart of the city, just 3.5 blocks from the convention center. This downtown neighborhood is close to everything, offering convenience and accessibility. This condo is filled with new, high-end furniture and decor, featuring granite countertops and ample dining seating for comfortable gatherings. The king-size bed boasts a new deluxe memory gel mattress and pillows for a great night's sleep. The living room sofa conveniently folds out into a queen bed. Enjoy entertainment on the smart TV, ready for your favorite streaming services. A small balcony with a large sliding door is accessible from the living room. Enjoy access to a seasonal outdoor swimming pool and a year-round hot tub. A 24-hour fitness center is available, equipped with free weights and cardio equipment. For convenience, there is a coffee shop and a convenience store on-site. The rental includes one free covered parking space within a highly secure, gated area, and unlimited free street parking is also available. Dogs are welcome with a $99 pet fee. The downtown environment provides easy access to everything. An inexpensive bus system serves the area with numerous stops nearby, and a light rail train station is just half a block away, offering convenient transportation throughout the valley. This is a condo complex, so some noise from neighbors may be heard. Check-in instructions, including how to access the building and unit via an electronic key fob and key, will be provided a few days before arrival. The unit is located about 30 feet from the elevator, and there are no stairs to navigate to reach the unit. All linens and towels are included. Please note that convention rates and holidays may override standard rates. Rates fluctuate automatically based on supply and demand, but your rate will be locked in at the time of payment. A one-time cleaning fee is charged. Dogs are welcome, but cats are not allowed; other animals require prior approval. A travel crib, high-chair, self-inflating twin bed kit, and baby stroller are available free of charge upon request. Additional items cost $25 per stay. This is a full-time vacation rental, free of owner's personal items. No outdoor commercial hot tubs may have anyone in them past 10 PM, with a $250 fine for violation. Children under 18 require adult supervision in hot tubs, and children under 8 are not permitted at any time. Use of the hot tub is at your own risk. If the hot tub cover is left open and excessive debris gets in, you will be responsible for cleaning it or paying for professional cleaning. The hot tub temperature should not be set higher than 100 degrees when not in use. If you bring a pet, you are required to pay a pet fee of $99 per pet. Pets are not allowed on furniture or beds, and any evidence of pets on furniture may incur extra cleaning fees. Pets are not allowed in carpeted rooms or the hot tub. If damages are caused by a pet, the cost may be deducted from the damage deposit. You are responsible for cleaning up any pet refuse. Pets must be leashed outside the house if not in a fenced area. Pets must be spayed or neutered and up-to-date on vaccinations. You are responsible for any pest control fees incurred due to pests brought by your pet. No parties or gatherings exceeding the maximum occupancy are allowed without prior written permission. Smoking is not allowed inside the house; if smoking outside, ashes must be disposed of in a can and put in the trash once cooled. Failure to follow these rules may result in forfeiture of the damage deposit and additional cleaning fees. No lights should be left on when out of the house, except for security lights. The fireplace is for decorative purposes only. Guests are responsible for unclogging any toilets or pipes; a $100 fee will be charged if the homeowner has to unclog them. The video game console does not come with games. Trash may be left from prior guests; stack trash in secure bags outside the back door until city pickup. Unfinished laundry from prior guests may be present. Inform the homeowner of any problems during your stay to allow for resolution and avoid negative feedback.
