About 440 12th St NE Washington, DC 20002
One bedroom (plus an extra room that is currently used as a office) and one bath, true loft condo in a historic converted school house condo building overlooking LoveJoy Park. 12 foot ceilings and 8 foot windows flood the unit with light. The open floor plan, exposed duct work, granite counter tops and thick soundproof poured concrete floors make this storied building unique and modern. The bedroom includes his and her closets, an extended loft for storage space; the entrance hallway is lined with additional closet space. Washer and dryer are included in a separate laundry room, within the unit. Rental rate includes gated assigned parking for one car. Additional street parking is available. The building location is incredibly convenient: 4 blocks from H Street restaurant/nightlife and 4 blocks from Lincoln Park. Close enough to walk to everything, but set back enough to avoid the noise and foot traffic. The building is very pet friendly, but pets require an additional $200 annual fee. LoveJoy Park (a city park) contains a grass area perfect for both animal and human playtime, along with an enclosed playground for children. Union station is a 15 minute walk from the building, many residents either walk to work or to the metro. There are also several bus stops one block from the building. Rental rate is non-negotiable. We will be doing a background/credit check on serious applicants. Upon lease signing, tenants will be expected to produce one month's security deposit and first month's rent. One year lease minimum, with the option to extend.
