About This Property
This two-story townhome located near Taft and Carlisle in Loveland boasts over 1,100 sq. ft and has 2 bedrooms plus a spacious loft, 2 full baths and an unfinished basement. It offers central A/C, deck, forced air heating, eat in kitchen, open floor plan, single car attached garage with opener. Tenant pays all utilities. No pets please. *A non-refundable application fee of $65.00 per adult is required at the time the application is submitted or before the application will be processed. Applicant MUST submit proof of income (2 months of paystubs) or LES, SSI, SS, Child Support, two years tax returns if self employed and photo ID. **Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Hawk Hometown Property Management with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Hawk Hometown Property Management with a PTSR, Hawk Hometown Property Management is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Hawk Hometown Property Management to access or use the PTSR. **If Applicant provides Hawk Hometown Property Management with a PTSR: a) the PTSR must be available to Hawk Hometown Property Management by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated. **In the event that an applicant provides their own valid PTSR per the above, Hawk Hometown Property Management may still pull their own screening report but will not charge the applicant for this report. Incomplete, incorrect or misinformation on the rental application or PTSR will disqualify you as a perspective renter. Approval or denial is based around the following criteria: -All persons over the age of 18 that will be occupying the premises must complete an individual application. -Legal and verifiable income must be two times the monthly rent -Employment verification -Current and past favorable rental references or home ownership -Favorable credit report -Good payment history -No evictions or disputes with Landlords -Criminal History Applications are processed on a first come, first serve basis.
