This is a mixed review…. The Unit itself is very nice, spacious, and has good lighting. Management, the amenities, and the hallways are my main issues. I do need to preface, the new property manager, Tyree, is amazing, but unfortunately it doesn’t make up for the experiences I had. The old manager, who still comes around, Kevin, should never work is customer service. When I moved in, I didn’t have hot water for 9 days. During these nine days, I called the office everyday to ask for it to be fixed or turned on. On top of that, my bath tub was cracked, causing possible black mold, the shelves in the closet were ripping out of the walls, and the kitchen sink was coming apart from the countertops and leaking water. Oh, and the Vivint smart home system door lock wouldn’t work, and management wouldn’t do anything about it, so I had to call them and order a whole new door lock, and install it, because maintenance wouldn’t come do it. When I called on the 9th day of no hot water, management’s response was “there are people with more pressing issues”… right. Next, the amenities/hallways. I would use the gym from time to time. The gym AC was set to 79°… in April. While I sweating, trying to get in a good workout, there is extremely hot air blowing straight at you. The thermostat? Blocked off so you can’t adjust it. The Cable machine, missing the latch that allows you to change the height, but only on one side. The linoleum flooring in the hallway constantly smelled like animal urine… and the brick post directly outside the door is permanently stained from being used as a bathroom. I totally understand that maintenance isn’t going to stand out there and patrol the door, but pouring some hot water on it from time to time to alleviate the smell would be nice. On top of that, the unit directly outside the elevator on floor 2 just loves to take their three yapping dogs to the bathroom and then LEAVE THE DOGGY BAGS in front of their front door for hours on end, smelling up the whole hallway. Also :)…. One day, in the hot summer sunlight, someone spilled their coffee in the carpet in the entry way, and didn’t clean it up. While this is not maintenance’s or management’s fault, I called them and ask them to come clean it up. Their response, “we are busy with meetings all day. How long did it take them to clean it up? 7 days…. And I took photos from day 1 to day 7. The coffee was being walked all through the hallways, elevators, and in the carpet. It smelled so bad,

Pros - close to stores, next to Trax, usually pretty quiet, good pool and hot tub, gym is always clean, terrace is nice, nice club house, nice theater room, trash is picked up Sunday - Thursday at your doorstep. They’re good at cleaning the shared areas. Paying rent is easy online. Security system is nice. Vivint cameras for each apartment with controlled access. Internet is usually good. Amazon packages are locked in lockers - although I have seen some at doorsteps or loosely in the mailroom. Nice washer, dryer, and dishwasher. I feel there’s plenty of room to store all my stuff. My closet is nice. I like that the bathroom has a full mirror and a shower AND a tub unlike some places that just have standing space only. Kevin the property manager is super kind and the maintenance guy is friendly. Cons - seen more rats than I’d like not tons but one is enough I’ve probably seen at least 5. Parking needs to be arranged by what building people live in. They sometimes take forever to fulfill a maintenance request or tell you they’re working on it or they’ll look into it and sometimes nothing happens or they just ignore the request still waiting on something I reported months ago. Some things they’re quick on but others it feels like they don’t care. Office girl never has answers to any of my questions and sometimes feels like she’s being bothered when asked something. The smell of weed can be strong at times, One thing that makes me angry is the bathrooms are always locked, if you have to use the restroom when you’re on the terrace, by the pool table, or by the gym don’t count on using the nearby restrooms. I don’t know why they’re always locked or why they’re even there if we can’t use them. Pool bathrooms rarely ever have toilet paper in them. I bring a roll with me every time I go to the pool just in case. Paying utilities kind of sucks cause you have your regular Dominion Energy & Rocky Mountain bills, but on top of that you have to pay shared area utilities. I didn’t know this until after I moved in. So rent was an extra $300-$400 more than what’s listed. Sometimes the gates have issues opening. Exiting the gates you’re not supposed to make a left turn, so that kind of sucks if you need to turn left. There’s no guest parking. No tv packages like Comcast, DirecTV, or anything else. I just use streaming services. People can sometimes be loud in the hallways at like 3am.

I pity whoever moves into my unit now that I’m gone. I pity everyone living there. Most residents are quite vocal about how much they hate it there— there was a point where we were congratulating each other on finally moving out when we saw uhauls parked out front, this place is so bad. If you’re not fond of paying $400-500 extra per month on top of other miscellaneous fines and fees for every little thing, living next to a crime hub, having your car towed out of your assigned spot, not having friends be able to visit because of parking (which is a violation of Freedom of Association which I don’t have the energy to bother dragging this garbage dump of a place through court for), smelling everyone’s garbage in the hall, etc. I would steer clear. This place is heinous. Management is horrible, location is trash, price is heinous.

We've been looking forward to living here for months while being built. Tommy and Shawn were very patient with all my visits and questions. Our apartment is beautiful, everything is new. Pool and hot tub are well maintained and open year-round. Other tenants are decent and respectful. Main complaint is the gates are often left open overnight. Management is very responsive and do a great job.

Great location to I-15 and I -80. Plenty of shopping close by. The property has many great amenities including a nice GYM, pool with spa and lots of places to hangout around the property. The property is secure with gates and key fobs for entry into buildings.

I've lived here for a month and here has been my experience so far. (1) My apartment was covered in construction dust when I moved in, owing to the fact it is a brand new complex never lived in before. However, it should have been cleaned and I was told it would be on 2 separate ocassions. It was not. My cleaners charged me 2x the price to clean everything up. It was filthy. When I informed them and showed pictures, all they said was, "thanks for letting me know". No apology. No oops. Just, oh well. (2) NO VISITOR parking. That is correct. As of July 12th, they are towing anyone without a parking permit in their car. NO guest at all is allowed to park-or they will be towed. When I asked how are people supposed to come over he said people should park at nearby business parking lots. Except all of the "nearby" business lots (which aren't close this is a busy street on 21st south and parking on the street is not allowed)specifically, say "parking for business customers only". And they tow too. So guests must only arrive by uber? (3) I had several, relatively minor maintenance issues. I had to ask 5 separate times before they would do anything about it. This includes: dishwasher not working properly, base of island not bolted down, exposed wiring in closet, and water temperature in bath would go from scalding hot to freezing cold. Everytime I asked for maintenance to correct it, I was told it would be done "today". It never was. When I would follow up, they would claim it would get done "today", which again, it wasn't. I don't know if they have a personal discriminatory issue with me or if they are like this with everyone. Since this place is mostly empty still, it's not like they are overwhelmed. It makes no sense. (4) They recently sent a community-wide email threatening to evict anyone who is over the 'apartment guest limit' (whatever that means). The fact they are regulating how many people come over is oppressive. Of course, the fact they are forbidding guests from parking, it seems they just don't want to allow you to have anyone over at all. While the apartments themselves are nice, the management team is incompetent. They are also rude and dismissive when you inquire about anything. They do not follow through with anything. IF you move in, be prepared to ask 3-4 times for anything before they actually act on it. DO NOT MOVE HERE. I am stuck now for a year unless I can find someone to take my lease over.

Your feedback has been received and we have taken actions to improve the cleaning process going forward. All apartments are cleaned and disinfected after the construction process and again before move-in. The cleanliness of the apartments is a big-priority for us making sure our residents are comfortable with their new home. We also acknowledge that parking in the area can be difficult for guests. However, 21Lux does not have extra parking available since we are so close to downtown and the Central Point Trax station. While we cannot offer extra parking, the UTA Trax station accessibility makes it very convenient for residents or visitors that do not have a car. We apologize if there was any miscommunication regarding this upon your tour or move-in. Lastly, we would like to thank you for your patience while experiencing the maintenance issues. With the building being brand new construction, we had a few items that we had to correct after your move-in and these issues have been corrected going forward. We were eager to get the issues addressed right away and thought that the issues were minor. Upon inspection we had to make a few warranty calls which made the process a little longer. However, if you have any issues going forward let us know or submit a work request and we will make it a priority to get it repaired and will give you updates throughout the process as well. We appreciate having you here as a resident and never hesitate to reach out if you need anything from our end. 21lux is perfect! We couldnt find a reasonable nice apartment anywhere until we found 21lux. They have been so kind to work with us through move and are very responsive. Plus the apartment and amenities are beautiful and the location is ideal. We couldnt be happier!
