About This Property

This is a great opportunity to take over a lease in a great location for a reduced price! As of July, SF mandates leases of 12+ months. With this, you're only signing on for a 6-month lease (the remained of our 18-month lease), with the option to move out or renew. Current lease ends July 13th, 2021. About the unit: Very quiet corner unit (due to triple-paned windows, great walls) on the 7th floor of a 9-floor building. We're the first tenants of this unit so it still feels like new. 940 sq ft. 2 bedrooms, 2 bathrooms. Great Samsung stainless steel kitchen appliances (electric cooktop) and Bosch washer & dryer. Ensuite bathroom has a large walk-in, frameless shower. The 2nd bathroom has a great built in soaking tub. No carpet! Luxury vinyl plank (wood-style) flooring throughout. The wallpaper you see in the photos is optional. If you choose to keep it, upon your move out, simple spray it down with water from a spray bottle and the wallpaper peels right off. Happy to provide more details on the removable wallpaper, if you're interested. Shelving the photos does not come with the unit. Full rental price (what we pay today): $4875/month. Offering the unit at a much reduced cost of $3500/month. Optional, very secure garage parking is available for $350 (we already have an assigned, convenient spot that you'd take over if interested). Storage lockers are available in the same hall as our unit for $75 each. Pets are allowed, likely at an additional fee and not sure about breed restrictions. There is a dog run on the roof and a "pet spa" in the garage. Secure bike storage also available for no charge. Utilities not included, such as PG&E, trash, water, wifi and cable. NOTE: Renters' insurance is required! About the building: Conveniently located directly between Hayes Valley, Duboce Triangle and the Mission. Short walks to great takeout. Property wifi in all common areas, including rooftop! Rooftop lounge and ground floor lounge with outdoor fireplace and TVs is currently open. The gym is currently open via scheduled appointment times (due to COVID restrictions). Safe package delivery via locker system... there's even refrigerated lockers for perishable packages!
