Maintenance & Care Tenant is responsible for keeping the home in clean, sanitary condition. Any maintenance issues must be reported promptly to prevent further damage. Tenant is liable for damages caused by neglect or misuse. Alterations No painting, mounting TVs, wall anchors, or alterations without prior written approval. All approved installations must be professionally removed and repaired prior to move-out unless otherwise agreed. Insurance Renter’s insurance is strongly recommended and must remain active for the duration of the lease. Inspections & Entry Landlord reserves the right to perform periodic inspections with proper notice as required by Texas law. Move-Out Expectations The property must be returned in the same condition it was received, excluding normal wear and tear. Professional cleaning is required prior to surrendering the home. Any damages will be billed accordingly. Default & Termination Early termination of the lease may result in loss of last month’s rent and additional penalties as outlined in the lease agreement.
