Winsted at White Rock

I’ve repeatedly raised concerns since April about unsanitary conditions in the stairwells, including frequent dog waste and urine. Communication from the management team has been sparse and largely unhelpful, and the issue still hasn’t been addressed or acknowledged in a meaningful way. It’s clear this is not an isolated complaint — many residents have expressed similar frustrations, yet no real action has been taken. It feels like resident concerns are consistently ignored, and cleanliness, upkeep, and accountability do not seem to be priorities here. It’s incredibly frustrating to pay rent in a place where basic health and safety standards are neglected month after month. If you’re considering moving to Winsted at White Rock, I recommend exploring other options with better responsiveness and care for residents.

Moving out of state is already stressful, however Grace and the leasing department made this transition so smooth with getting my application in quickly, sending me link to the correct place to apply for certain components. Overall I am LOVING living in this area! It is BEAUTIFUL to say the least!

Winsted at White Rock is a lovely community with friendly managment and staff. The apartments are well-maintained and I am very pleased with my decision to live here.

When you own your home, you know what you are dealing with for the most part, because you run the ship. So renting can be scary because its unknown and in the hands of some management team. I've been here since April of this year, and I can honestly say that they have extended themselves, to things that have happened beyond my or their control. Maintenence has taken care of every problem I've had promptly and didnt just patch it up. The office staff/ maintenance staff, has always been friendly, professional and has given me comfort in their transparency and promptness as well. The community is older, but clean and quiet. The aesthetics, ambience, price, location/to everything you need is within walking distance, is on the lake ; and is just unmatched for the area. I thought I'd miss having my house and I don't. Even with the minor hiccups I have had, I found peace and freedom at Windstead. So thank you for being professional, honest and transparent when most just care about patching things up and renting a unit for 12 months.

This is the first time I’ve actually loved an apartment, management is amazing, if you need maintenance, they’re at your apartment in a timely manner. Just amazing.

Excellent management team and beautifully landscaped grounds

We have lived here less than a year and have experienced water intrusion into our unit 4x with slow response and no complete repair or remedy to cause. We also have not seen making the property secure as a priority because one or more of the security gates are always broken. We also have had packages stolen multiple times, even by the parcel service Fetch that management recommends. We can not recommend this property in good faith.

Great Location , pleasant Grounds, and a staff that actually cares about its residents

The staff is amazing at Winsted! The property is beautiful and very well kept! Grace, Elizabeth, and Patricia are the best!

The greenspaces and aesthetic here are beautiful. Living here feels like living in Europe--not minutes from downtown Dallas. Plus, my neighbors keep to themselves and stay relatively quiet. Finally, I have not had any issues with car break ins or roaches, which is common at other complexes.

Winsted is a little oasis that makes you feel like you’re not in a city. It’s quiet, calm, friendly, and the access to White Rock Lake is worth everything. The staff feel like family and I can’t recommend this place enough to anyone I know. I have no desire to move away except for when I have to move to a new city or begin looking to buy a home.

I’m very happy here in general. I’ve had some problems with the ammount of noise from my upstair neighbors, but other than that, it’s great.

I cannot say enough great things about this property. All the way from the location, to the amazing staff have been absolutely fantastic. Elizabeth the property manager and Grace in Leasing are one of the top reason's for me renting here at Winsted! I am so glad to call this place home. From the day I walked in I was welcomed with open arm's and smiles from ear to ear by Elizabeth and Grace. After move in it has been a true honor to live here! Ground look amazing every day and there is always someone with a friendly smile walking throughout the community. You can always catch the property manager making rounds and picking up trash as she sees it and if that does not speak volume's I don't know what else would.... LOVE THIS PLACE!!! Love that the you can tell the staff loves this place! The Grounds Keeper, Housekeeping lady and Maintenance men always look as they are so proud to work here and they always are so friendly and willing to go the extra mile to help if they see you need help...

My apartment was flooded twice in the last 2 months. The first flooding was fixed in 2 weeks. There was little to no communication from property management. The contractors themselves were the most useful source of info. Six days after repairs were complete, it flooded again. This time it took ~1.5 months to fix. Repairs were underway at odd time intervals and with serious lags. No actions were taken to complete final repairs until the possibility of an attorney was mentioned. The quality of repairs in both situations was suspect with no attempt to clean the mess created by the contractors from the contractors themselves or property management. This includes loose nails left on the floor and in the carpet. During the whole process, it was very difficult to get ahold of property management with phone calls rarely picked up or returned and the same for email. When escalating to the Regional Manager, no response was received after multiple attempts and several weeks.

Beautiful property, great staff and beautiful surrounding area. Being so close to the lake is amazing.

Water continues leaking all around the property through broken sprinkler heads and not all laundry facilities have water available to make Wash machines to work.

Winsted at White Rock is a good place to live, location is prime. However, if management paid as much attention to building maintenance to areas other than the floors/units they show to prospective tenants, the quality of life would be different. Lack of cameras and policy enforcement makes it feel like quality of life is not a priority here, unless you complain.

I've lived here for nearly 2 years. Love the location, the apartment unit is fine. Management and maintenance need improvement. Is it worth the rents here? Not at this point.

I have lived here for years. I feel safe living here and it is very quiet. I lived closer to Downtown and living here is so much better. It’s feels like you are in the White Rock neighborhood. The new management team provide excellent service.

Loved the amenities. The apartment is in great shape. Maintenance was kind and did well. Don’t take a west facing top floor. The electric bill in the summer is catastrophic because the AC unit struggles to even keep you at 80° when you get direct sunlight from 3pm-7pm

Winsted is located in a great neighborhood. I have direct access to White Rock lake. I’ve lived here for 3 years and I now am friends with several residents. It’s been a great place to live and great since of community.

I’m moving from out of state and was very interested in moving to Winsted. After several correspondence with Emily, when I asked for availability she ignored me. I followed up a couple times in hopes to get some information on available units only to be ignored.

Winsted at White Rock is a beautiful property right across from the lake, and less than a 15 minute drive to Downtown even in rush hour traffic. You can enjoy the calm, beautiful, natural environment of the White Rock Lake and the amenities this property has to offer while conveniently located in a great location in the city.

Nice units, although cheaper upgrades. Sound proofing between units is not great. Really needs to have property cameras and lease rule enforcement. Otherwise, great location and a nice place to live.

So far Winsted at White Rock has been a great, quiet, and safe apartment complex. I love the look of my apartment and all the nearby attractions. It's a great place for my dogs since we are right by White Rock Lake. Grace, at the main office, has been nothing but helpful which has made the transition so much easier.

If youre looking for comfort, fun a place to call home professionalism and by the lake living Winsted is for you!

Maintenance is awesome, leasing agents are nice but arent upfront about pricing and hidden fees.

Apts. are accessible to Lake, stores, churches and ymca. Parking near apt. and covered. size of apt . adequate and decor, including window access pleasant . Nice views. Tenants polite,as are repair and maintenance employees. Ann B.

If you love being close to nature, walking, cycling, picnicking, this is the place.

Winsted at White Rock is the greatest place to live! Not only are we near White Rock Lake, we are convenient to many amenities in Dallas. The staff is friendly, although new; and the maintenance guys are rated A !!! Having not lived in an apartment in many decades, I love the two years thus far. I would not live at any other complex in the area nor live anywhere else than in the 75214 ZIP code Lakewood neighborhood.

The noise from the streets could be heard from my centrally located apartment. The management team is the worst! The property manager, Kristen is very unpleasant and angry. I moved away during quarantine and they were very unprofessional. I would not recommend this place to anyone. The atmosphere is cool at first and it’s a great location. But the staff is not helpful at all and could care less about tenants.

Well kept, up to date apartments. All maintenance issued were dealt with in a timely manner. Bugs were a problem in the apartment, I had lizards ants and at one point a small garden snake made its way into my apartment. Noise was another problem. Office staff was not the nicest. RENTERS beware of move out fees that are none existent. Read contract carefully these people will try to charge you extra when you move out.

I LOVE my apartment! The only complaints I have are the massive amounts of bird poop in the courtyard and the very sad condition of the workout room.

Some of the rules and regulations developed by your legal department are excessive. For example, requiring a tenant's cat be declawed is a serious procedure which no apartment community is worth. There are other such examples. While these provisions may adequately indemnify your company, your legal department should develop a basic respect for your clients, not to mention respect for the spirit of contractual law which is presumably something they understand.

Maintenance issues at the Winsted at White Rock are typically handled quickly and efficiently

Walls are kind of thin, I hear my upstairs neighbor walking at all hours of the day and night.

There was a situation with poor book keeping where there were hundreds of dollars in cooked up additional fees. I had no recourse and my payment record has been effected. I have leased from Lincoln properties on and off since the early 90's and have never run across this problem. My lease documents were incorrect as well and additional fees charged.

Would: It's a great place to live. People are friendly. Staff is friendly. Wouldn't: The exterior (hallways, stairways) are unkempt. If one were to have surgery that disables him/her for a while, there are no elevators.

I always recommend this apartment complex community. People are very nice.

People get rowdy in the courtyard at night during the week and weekends. Lots of dog feces.
