The biggest issue here is the noise. The ceilings are super thin, and after they renovated the upstairs units, they ripped out the carpet and put in hardwood. Now every single step, chair scrape, or little movement upstairs sounds like it’s happening right in my living room. It used to be a lot more manageable when the carpet was there, but now it’s nonstop impact noise. Makes it hard to relax or get a decent night’s sleep. If you’re looking at a first-floor unit, just know you’ll hear everything from above.

Amenities and maintenance staff are strong; however, inadequate sound insulation, persistent trash-management problems, and substandard build quality in renovated units are significant drawbacks. Addressing these would make this a five-star property.
We had to move out from 1 bedroom apartment after thuds and squeaks from our ceiling became unbearable. The apartment above got renovated and carpet got replaced with hardwood floor and it has become a nightmare. No proper sleep during the night, and very disturbing during the day.

As a current resident who has been very unhappy as of lately, I feel it's important to address a serious issue that has affected my overall experience: mice. Unfortunately, we've had recurring problems with mice in the unit, as well as other residents I’ve spoken to. While the management has responded to maintenance requests, the issue hasn’t been fully resolved. Temporary fixes like traps and sealing small holes with fake foam that mice chew through, have helped for a moment, but they don’t seem to address the root cause. It's unsettling to find signs of mice in your living space, and it's something that really impacts your sense of comfort and cleanliness at home. I’m sharing this not to be negative, but because I believe tenants have a right to know about ongoing issues, and I hope management takes more proactive, long-term steps to address the pest control situation. This could be a great place to live if this problem is taken more seriously. Many of my neighbors deal with the issue and have agreed maintenance and the leasing office don’t care to address the real issue!

The property is there for many years and some rooms has recurring mouse issues. Once a mouse entered a place they would dig through a wall and come repeatedly. Some has this issue some don't. If you get lucky and get one with mouse good luck. Keep all your food sealed in plastic container all the time. They will apologize and give you mouse traps and send pest control but the problem never go away. If you move in, pay attention to any yellow gel that used to seal walls. They are likely used for blocking mice hole.

The air conditioning didn't work. At the end of the summer, still didn't work. There's a cord going through our apartment, & my kids & I trip on it several times each day. It was supposed to be fixed months ago, over the summer. It's December. They told me on the day I moved in, not before signing the lease that the plumbing was old. Oh yeah it is. We've had both toilets, & sinks overflow. I used to call maintenance, but they're so intrusive, I bought plungers, both for sinks, & the toilets. Also, the day I moved in I was told their gates can blow down if they're closed down, & they're $500. Why not tell these things before signing the lease. I was in the shower when a maintenance man came in, all the way upstairs while I was naked. I mentioned it to the office, & they told me the air conditioner, that they were supposed to fix over the summer, had somehow leaked into the apartment below, so they had the right to let himself in. I asked couldn't he have called or texted begore so that I could be dressed? No, was the answer. But that they'd only enter like that for emergencies. Then the other day, they came in without notice, for a routine filter change. We had boxes against the wall that didn't fit in storage that my son moved for me against the wall. Our Christmas tree was up, but our decorations were not on the tree, but all over the couch, because my mother is in the emergency room, & I haven't had it in me to decorate, because we're not sure what's going to happen. So during this routine call, they complained that the boxes looked messy, & the decorations untidy. I'm unsure why they care. There's no damage, it's just storage in our living room, & I certainly didn't expect anyone. They wrote they'll be back next week, & expect me to move the boxes, & make it tidier. I lived at the Ridge, & never once had an issue. I'm moving back there as soon as I can. The tiny laundry machine never works, & I need the dryer to go through 6 cycles for each tiny load. The dishwashers also tiny, & dishes often come out dirty. The recycling is non existent. I paid less st the ridge, there was ample parking, & loved it. It was smaller, but it cost less, & was never so problematic. They're actually coming back to see if my boxes are neatly stored? So rude too, no privacy, so intrusive.
I am looking to rent an apartment at Windsor Village at Waltham. Sam at the leasing office has been especially helpful with accommodating tours and answering any questions we may have. We look forward to moving here soon.
PLEASE BE AWARE OF THE CHEAPER RENT TRAP!! I started my lease almost 3 months ago and our neighbors upstairs have been making all kinds of loud noises throughout the day from 7 AM until 3 AM.More over the management will try to convince you that whatever problems you are facing are normal. So if you want to lease here please be ready to say goodbye to your night's sleep and be ready to hear that whatever you are facing is normal.
Do you like to live in an apartment with completely worn out carpet? With appliances that would make your grandparents feel nostalgic? Do you enjoy paying 2.7x the water rate set by the City of Waltham? How about if you could hear every little thing your upstairs neighbor does? Do you like that calming sound of the fire alarm that would wake you up 3 times in the middle of the night and of course as it pleases? Do you like living among the mother nature with bugs, CENTIPEDES and other insects inside your house? If your answer is YES to all (or any of these) then Windsor Village at Waltham is perfect for you. But for others, seek inspiration from Usain Bolt and run as fast as you can away from this community. Though, the maintenance team does an AMAZING job, kudos to them, they are like the spider-man trying to stop Thanos
Poor quality of neighbor. Whoever lives on the second floor above my unit creates a lot of noise. The noise often continues till 10 pm or midnight. I have made a lot of noise complaints to the leasing office and nothing changed. I even had to call a police officer one time to calm the 'whoever' down (I mean.....it was 3 am!). The building is old and you can almost notice the 'whoever' is talking. My living experience in this community has been extremely disappointed. I do not recommend living here. ---update from last night--- The water heater leaked and the alarm sounded loudly at 3:30 am. I woke up and I called the emergency maintenance. Waited for 50 min and someone showed up...(the alarm was on all the time). The maintenance guy told me it was the water heater (which is placed in a utility closet that is locked up) for the second-floor unit... First, I don't really get why the water heater for the second-floor unit is placed on my floor. Second, I suffered from the unnecessary noise in the middle of my sleep for the tenant who lives on the second floor. For this note, the staff never explained what is placed in the closet when I moved in (I got it I did not ask and it did not change the fact that when the water heater goes down, who will be suffering?). Third, the staff in the leasing office did not say anything about this disturbing and disappointing experience. Also, the staff did not reach out to me or write an email to me to keep me posted (at least, the staff needs to tell me if the replacement of the water heater is complete..). ---update on Jan 15 2022--- The water leaked out from the ceiling and it was from the sink on the second floor. The maintenance guy who came in for the first time did not solve the problem and the water leaked again after a week. The ceiling was cut open and they asked me to run the blower to dry the water out, which consumes your own electricity. After drying, the maintenance guy came to close the ceiling and painted/brushed the ceiling, which created a lot of powders in your living area. All the unnecessary inconvenience will come to you if you LIVE IN THE FIRST FLOOR and NO ONE IN THE LEASING OFFICE CARES. Again, I do not recommend living here.

It's a great experience for living in Windsor Village at Waltham. We have been living here since 2016. The staff here are very friendly and helpful. The maintenance team is always very responsive. It's very close to highway. Also there is a nice gym and pool in this place. Although sometimes there was a little noise due to current apartment structure, it wouldn't last long. And it didn't happen in night. So it didn't bother us. Overall we enjoyed living here and we also recommended some of our friends moving here.
The outdoor access made moving in very easy. Highly recommend these apartments.
The place is very good. Very quiet and for the people who have children and pets is Excellent. Windsor is a good place to live.
We moved from CA to MA few months back and when we had a community tour with Kathy leasing officer we were impressed with community cleanliness and size of the each 2 bedroom units. Leasing staffs are very polite and professional. If I have any maintenance issue, I will call or create ticket within their portal and maintenance people respond quickly and fix the issue immediately. Recently our Centralized AC was not working. So I logged a compliant in their portal and next day Shawn showed up and told us that compressor is not working. so he replaced old AC to new by single handed person. He did excellent job in replacing this AC unit.

John H. Windsor Village is well-maintained with a friendly and helpful staff. The maintenance crew is very good and has good response time. The pool and grounds are well maintained. This is our 3rd year living at Windsor Village with no complaints. I would highly recommend this complex as a great place to live.

The maintenance staff always responded to a request and if it is really import hey will come almost immediately. The problem is usually fixed on the first visit. They are very polite and knowledgeable, and never leave a mess. The maintenance crew is prompt and professional. The monthly resident events are a nice bonus.
We never gave permission for anyone to enter our apartment. This work order was done without our knowledge because we were not home at the time. This is unacceptable that someone just walked into our apartment Wikid permission. Very unsettling.

Overall, it is a good place to live. However, there are many minor issues that need to be fixed on a management level. For instance, instead of having to keep calling maintenance about the same problems with the dishwasher or refrigerator, these things just need to be replaced. Many of the gutters on the property do not work properly. The landscaping poorly controls water flow on the property. Some public area fences on the property need repairs. It seems like every repair and new project is done the cheapest way possible instead of doing it the best way.
Windsor Village provides high quality apartment complexes for an incredibly reasonable price. Maintenance is responsive and accommodating and the complex is well maintained.
We lived at Windsor for about two and half years and recently moved out. We loved the space when we first moved in and had a great experience with our leasing consultant, who is no longer there. I would give our overall experience about 3.5 stars. The apartments are dated (unless you get a renovated one, but we did not) and things break pretty easily. In the first few months of living there, we noticed that the blinds broke off super easily and we had constant problems with our washing machine. Maintenance is great, though! They were always super kind, timely and respectful. We never had a problem getting something fixed, although the fixes tended to be short-term solutions. Once we were there for about six months, some of the charm of the space started to wear off. Keep in mind the walls are very, very thin. You will hear your neighbors all the time! This is inevitable, but important to note. It is also hit or miss if other tenants obey the no smoking protocol for the complex. Our downstairs neighbors towards the end of our stay did not, and our apartment reeked of smoke constantly. I did report this to the leasing center multiple times, but the most they did was send an email to "remind the tenants of the smoking policy". For what we were paying in rent, we did not feel like the amenities and space were worth the money. We stayed out of convenience in the pandemic because they did not raise our rent when we renewed our lease last year. The gym is also rather dated and definitely needs new machines. Parking is a mess, especially in the winter. Even though the leasing center threatens to tow cars, they clearly do not because some cars stay parked in the same spots through snow storms and really the entire winter season without moving. This causes problems with ice and is very disrespectful to the tenants who actually follow protocol. We always cleaned up after our dog, but many other owners do not so once the snow melts there is dog poop every few steps. I think the complex is so large that it is hard for Windsor to manage these issues, but for what tenants pay they should really do a better job. Overall, we had an okay time living at Windsor! The staff and maintenance teams are really great, but the property is so large I think sometimes small things that you notice when you live there day to day are ignored when they need to change.

Windsor Village has everything a family needs, in a super compact setting. Our house might be relatively small, but with 3 bedrooms and 2,5 baths, there are not even one sqr ft that is a waste in those houses, the plan is perfect and optimized quite well. The only thing I wish there was a small window to catch the sun at the end of the stairs, next to the door. That part is dark all the time. but still, I love the plan.
