Waterford Trails

I completely fell in love with the 1 bedroom apartment set-up I was shown during my tour of Waterord Trails on April 4th.The appliance was lovely and the location is perfect. This apartment is everything I was looking for, it felt like home the minute I walked in and Nikki my leasing agent was AWESOME! She answered my questions and even asked me some questions to make sure it was everything I wanted. Nikki made me feel right at home and I can’t wait to move in.

My experience at Waterford Trails Apartments was far from what I had anticipated. From the outset, I encountered a multitude of issues that made my stay there exceedingly unpleasant. Upon moving in, I was appalled by the condition of the apartment. It was clear that the unit had not been properly cleaned or maintained, with visible stains on the carpets, broken blinds, and a persistent musty odor that lingered no matter how much I cleaned. The management team at Waterford Trails was unresponsive and unhelpful. Requests for repairs were met with delays and excuses, leaving me to deal with the ongoing issues on my own. It was evident that there was a lack of concern for tenant well-being. The security at the complex was also a major concern. The gates were often left open, and there were frequent reports of suspicious activity in the area. I never felt truly safe, and it was unsettling to say the least. Additionally, the noise level from neighboring units and the surrounding area was intolerable. It seemed as though the walls were paper-thin, allowing every sound to permeate through, disrupting my peace and quiet. In summary, my stay at Waterford Trails Apartments was a disappointing and frustrating experience. The lack of maintenance, poor management, security concerns, and noise pollution all contributed to an environment that was far from conducive to comfortable living. I would not recommend this complex to anyone seeking a peaceful and well-managed place to call home.

The community is beautiful, the apartments are amazing and we have a great maintenance team and a great assistant manager in the office, Austin!

Ever since the new company has taken over I have received over $200 in up charges for un explained charges. Each month since April it has gone up each months me had literally been over charged for a one bedroom. My neighbors all have said the same thing. I will not be renewing here in the new year and if you live on a budget I suggest you do not live here as well. It is outrageous and the office feel this isn’t the case. The make chargers for everything. Do not move here unless you want to feel robbed.

Nice apartments to live, floor plan layout is nice as well. Amenities are absolute amazing along with maintenance people, got pet friendly park as well but main problem is parking either you pay for parking or you end up parking outside on the street.

This is a very clean and professional community. The staff is super friendly and nice. The maintenance team is some of the best at fixing problems and it is all done in a timely manner. They always hold events for their residents, so it feeling like a community. All residents that I have met are super nice and friendly. Overall this community gets a 10 star rating from me.

I moved here two weeks ago it seems like a very pleasant place to live and I am enjoying living here.

Moving to Waterford Trails was very easy and extremely pleasant. Jasmine was AWESOME to work with! She took my roommate and I on an apartment tour, answered all of our questions about the community, and supported us through a rushed move-in. It was a 2 WEEK process and Jasmine made it happen! Her patience, professionalism, empathy, and enthusiasm are to be commended. My roommate and I are so grateful for her help. The property itself is gorgeous, picturesque, and very well-kept. Maintenance is FAST! Neighbors are friendly and quiet. I've had a wonderful experience leasing here. Waterford Trails is a stellar community.

Great office staff! Very helpful and knowledgeable. The apartment layouts are large. The grounds are clean and the pool and gym are both nice! They have a dog park and running trail located on the grounds which is nice! Highly recommend

I absolutely love my apartment live here at Waterford Trails! Im new to Texas and apartment living and they have helped me transition tremendously. The facilities are also top notch, the pool is great and the pathways are great to walk day or night!

Nice community however there is a frightening infestation of roaches. The floor is very thin so if you live on the first and second floor its very likely you will hear your neighbor stomping around.

Moving to Waterford Trails has been a wonderful experience. One seemingly small thing that impressed me was that from my second visit (and I had several over 3 months prior to move-in) the staff knew me my name. To me that meant that I was a resident they cared about not just someone to collect rent from. The normal work though of move-in issues were resolved quickly and efficiently. Im pleased with the grounds and amenities, although Im ready for everything to be fully open (but I understand the mandates from the government).

Overall is a good community. The only issue I think we have here is parking. We residents should NOT be driving around the entire complex looking for parking. We should have at least one assigned parking spot per apartment.

I am so glad to be moving out soon! Having to deal with the management here is terrible! My daughter was staying with us and they made her sign a lease, then proceeded to charge us for not having her listed on our insurance when they never mentioned that we needed to do so. We requested maintenance in January and it still hasnt been addressed. They told us that kick plates were going to be installed and that never happened. We were notified that they were going to check our fire extinguisher, and that didnt happen either!

Everything and everybody is awesome at Waterford trails

This complex is not good. On my first night, I received a notice on my door that there had been a break in within the complex and to be careful. These notices have continued repeatedly. The exterminator who had to come and kill cockroaches explained that it was because of the poor quality of how they are built. If you want to walk, I hope you like dog poop because it's absolutely everywhere. I paid for a small yard for my dog and it has remained mud for my entire stay. When my heater didn't work, it was several days before it was fixed (twice), and the solution was to offer me a space heater. Their security officers actually don't do anything but sit and talk on their phones, even when you approach them with a problem. Their gate to get into the complex, at the mailboxes, has never been locked, so don't be fooled by any fence around the complex. No matter what they say they will do, they need reminders to do it. Be sure and give them a 60 day notice, even if your lease is over because they will hold you to it so that they can make some free money because you didn't know it was necessary. I do not recommend this place at all.

All personal are so profesional and when we make a require for maintenance monthly they came really inmediately. Very good

Waterford trails is a beautiful apartment community. That offers many amenities and resident events. The administrative staff was very supportive and knowledgeable throughout the whole process. They worked with me every step of the way and made the whole process very easy and inviting. I would definitely recommend.

Well I found out that I am not the only tenant to have had roach issues. I will not be recommending this apartment to friends.

The apartment is beautiful

I have lived at Waterford Trails for 3 years. I have had a very good experience. The grounds are kept nice and neat, the maintenance is good, and the staff is nice and very helpful. This is all to be expected at a nice apartment complex, but what I would say is excellent is how these things are accomplished. Issues always come up living somewhere for 3 years and how these issues have been handled is where I have been very pleased. For example, I lived here during hurricane Harvey, and was very pleased how notifications were sent to the residents and any negative effects from the storm, which there weren't many for us, was handled. Also the location of the complex is excellent, with easy access to 2920, 99, 249 and 45.

Staff is very friendly and helpful! Property always well kept, nice neighborhood if you have kids. Security on property, and the valet trash pick up is also a plus!

Pool is always dirty. Lots of break ins this summer and just a couple months ago. They highered. Security guard but sometimes she’s socializing more than doing her job. Told by other residents it is not safe to walk at night.

Waterford Trails personnel are always very responsive to any issues I have had. They solve problems - which are few - and are always professional and courteous when working with them. I love living here.

Waterford Trails is an amenable place to call home. The room arrangement is agreeable and everything works well. Both kitchen and bath areas are up-to-date and convenient to work in. I feel safe within the complex. The walking trails are well laid out. The common rooms are quite comfortable and convenient. Management is very agreeable and takes care of any questions immediately. I love the security gates. This is a lovely place to call home.

Great administrative team, the apartment is clean and all appliances great quality.

Moved here about two weeks ago. So far we love it. Management was very nice and helped us work through our needs in a very short period of time. Alexis was a phenomenal leasing professional.
