I have had a great experience with Waterford on Mainstreet during my time living here. The biggest complaint I have seen was parking but as long as you or your guest have a pass, its not too bad. I do think the automatic boot-ing of a vehicle is a little intense when there were no warnings or tickets from before; HOWEVER, I understand safety and security of the lots. I have not had an issue with our trash service here ONLY with the dumpsters. There have been an uptick of big furniture items being dumped in our trash rooms. I believe the office staff called for a junk service to come help clean it up (which is awesome and thank you) but beforehand, the door would not close and the outside smelled like dumpster at any point. The Staff here are amazing and will go the extra mile for you. For example, Kim, the property manager, and maintenance guys stood in the parking lot to keep eyes on a possible rabid raccoon in the lot. They notified me as I came down the stairs so that I did not go near that area and assured me Animal Control was on their way. I would like to suggest a package storage system, perhaps? Every driver is different and some packages I was waiting on were delivered to completely different doors OR not even taken to the door and left in the open mail room where it could get snatched up. Granted, its not as bad as living in Denver but having that extra "security" would be nice.

Very friendly staff, the apartment layout makes it feel bigger and is very functional. It is a quiet community and very dog friendly. My dogs have enjoyed walking around the community and visiting the dog park a couple times.

We enjoy living here. The apartment is beautiful and the amenities are great. The few issues we have are not the complex’s fault. Things like residents not picking up after their dogs and traffic noise at night from sirens is more than we would like. But, overall no complaints about the staff or apartment.

I am happy with my choice to move in at Waterford. It has been a good experience and I feel happy in this community. There are great ammenities and I appreciate how friendly the staff and maintenance staff are. They care about the community as well. People are friendly also. Easy leasing process as well.

Waterford is a well maintained, well run complex. I've been at this complex starting my fifth year now, I've never had any issues, the maintenance items were minor and always quickly corrected. It is a great place to live.

It may be on the pricey side but the quality of living has far exceeded my expectations. Honestly the only bad thing is the parking. The guest spots are few and hard to come by, it's all just a pain. But it's probably the best it can be so it's nothing to scoff at.

I am very happy to call Waterford on Mainstreet my home! The apartments are modern, safe and the amenities are appealing. The location is my favorite - shopping, restaurants, public transportation, paved exercise trails and post office are just a short walk away. Both management and the maintence staff are responsive, professional and friendly. The online portal makes paying rent very convenient and easy. If you are considering a new home in Parker, Colorado, Waterford on Mainstreet should be at the top of your short list!

I've lived at the Waterford on Mainstreet complex for four years now. I have no issues with the complex, the management, or other tenants. The parking is better than most complexes with each stall being larger than normal. The complex is quiet and well maintained. I highly recommend living here. They have great amenities, clubhouse, pools and workout room, it's honestly very comparable to a resort style. I can go on and on about location to restaurants and other attractions in the area. Come check it out!

First be ready to add an additional $160 to your rent for community water, community electricity, valet trash and other misc charges, was never told this when I signed my lease, they also never told me I would be responsible for that extra $160 a month for 2 months after I move out. They also never bothered to mention that when your lease ends you have to take off autopay for the last month or you will be charged for the whole month. There's dog poop everywhere, the dog park is almost always flooded, parking isn't the greatest, and the noise from the apartments above you is unbelievable loud, I can hear every foot step the person that lives above me takes, if you want to stay and move to a larger apartment you have to completely reapply and pay application fees and deposit/pet deposit. I would definitely recommend moving somewhere else, their not the cheapest and they never have movein specials

When signing the lease there were extra costs that we were not expected, especially when moving out. We were told that if we cleaned every appliance, and did touch up paint that we would not be charged. The carpet is only 1 year old and looks brand new, and we were charged for a carpet clean too. Not only do they keep your deposit, you will owe them more money, $170 paint, $120 apartment cleaning, and $90 carpet cleaning.

Waterford on Mainstreet is the place to live in Parker. The units are well thought out, spacious and feel like home You can't beat the location, as everything is within walking distance in Parker. The staff is friendly and helpful. I've lived in Parker for 23 years and rented the past 4. My experience at Waterford on Mainstreet has been some of the best.

We have had such a terrible experience in this complex. The management does not care about the needs of the residents, the campus is trashed with dog poop and litter, the dogs are out of control, and the apartment walls are thin. Our shelves have broken countless times, there are stains in the carpets, our ceiling is leaking, and everything is such low quality. We cannot wait to get out of here!

After searching around for many 2 bedroom apartments, it was refreshing to have found a comfortable place conveniently located right in the heart of Parker. The application and move in process were both smooth and quick. Our apartment is very cozy and I love the layout. I’ve gotten a lot of compliments on the kitchen especially!

Great place to live, can be a little pricy and parking can sometimes be an issue but overall an excellent experience compared to other companies. The office staff is friendly and attentive. Super easy to work with and very fast on anything. The maintenance team is outstanding quick, professional and very friendly, my dogs love them and they always fix any issues very quickly overall a great place to live
