Pine Forest is a large swath of northern Fayetteville that encompasses both undeveloped land and newly constructed residential hotspots. Proximity to Fort Bragg makes this area popular among those who work on the base. Pine Forest is made up largely of farmland, but what residential areas have been developed hold single-family houses in planned neighborhoods and low-rise apartment communities. Residents love the area for the extra space it affords when compared to Fayetteville and its downtown. Highway 401 makes it easy to commute into the city to enjoy the restaurants and attractions, and Interstate 295 makes exploring the rest of the area simple.

Property Ratings at Waterford Apartments
The walls are paper thin and overall it nothing special about most units. Just close to military base.
The place is well taken care of and management is wonderful. They do events at least once a month to get the residents involved. Never had any problems. Maintenance staff is wonderful with fixing any problems that you may have and it is only 10 minutes from base.

When I lived there my water heater sprung a leak which caused flooding inside the apartment. This caused damage to the carpets which were already in bad shape. They charged me for the damage to the carpets upon moving out. I disputed in writing the charge for the carpets. The manager immediately became rude and condescending. Told me the water damage was from my cat urinating everywhere. She then threatened to charge me more for the base boards which were also damaged from the leak. They told me theyd get back with me. Never heard or received anything. A couple weeks go by and I start getting an email from a debt collection agency. Long story short is they'll try to squeeze every dime from you when you leave. Good time to move out anyway, last few months spring lake police were called out there on a nightly basis and nobody picks up their dog's poop. Whenever you go outside it reeks of marijuana. Simply put find a better apartment and stay away from the managers that are rude and only care about profit.
I have lived here for over a year with my 2 dogs and can only say DO NOT MOVE HERE if you own a dog. The dog population is huge, dog owners are irresponsible (do not pick up after their dogs, let their dogs run off leash) and the management has little or no control over the owners. 2 small fenced dog areas previously provided safe places for your dog to play, until today. Some good idea fairy decided to tear down the small parks and create one big free for all area. I do not trust the other owners in this complex to have their dogs appropriately vaccinated or socialized to let my loved older dogs use this bad idea. As for the amenities mentioned by previous reviewers, this is NOT a gated community. It has a gate but it has been inoperable for at least half the time I have lived here. Trash frequently piles up so high the drivers are unable to empty the dumpster, creating a health hazard. Maintenance's response to clogged drains is "get a plunger". There has only been one constant among the staff here and she IS awesome. But the new manager does not appear to have management or customer service experience. Maybe this is considered upscale for Fayetteville, NC but this is NOT an upscale apartment community.

We have lived here for almost a year now (signed a lease for another year) and we absolutely love it, can't beat the amenities and the staff is always amazing! I am beyond happy with the choice we made to move in here and would make the choice 100x again!
