Residents enjoy the 23-mile Sacagawea Heritage Trail for cycling and walking along the river. Howard Amon Park provides waterfront recreation, while the surrounding Columbia Valley wine region offers numerous tasting rooms and vineyards. The Washington State University Tri-Cities campus adds to the community's educational landscape from its location along the Columbia River.
Richland's rental market shows steady growth, with current rents ranging from $1,182 for studios to $2,330 for four-bedroom homes, while one-bedroom units average $1,344 monthly.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Washington Square
The Complex used to be ran great but has went downhill since I’ve lived here. The maintenance crew is great but other than that I guarantee you can find a better ran apartment with significantly better value. Complex is 50+ years old and has a black widow problem. Management picks and chooses which part of the lease/community policies they want to enforce. Rent and the micro rent charges go up with every renewal. I’ve lived here almost 4 years now and will not be renewing at this point. Pros: Safe, quiet area. Current maintenance team. Close to Hanford if you work there. Cons: Current Management is awful, you’re paying approximately the same for a 50+ year old apartment as the new ones are charging (watch out for the micro rent charges), pest issues (I get black widows every year and spiders get out of control if I don’t spray/bomb my apartment myself).
Property Manager at Washington Square, Responded To This Review
Thank you for your honest feedback — we truly appreciate you taking the time to share both the positives and the areas where you feel we’ve fallen short. We’re glad to hear you’ve had a good experience with our maintenance team and that you value the quiet, safe atmosphere of the community. We recognize, however, that you’ve faced frustrations, particularly regarding pest issues, rent increases, and consistency in policy enforcement. Please know we take concerns like these seriously. Our team regularly schedules pest control services, but if you’ve been experiencing recurring black widow issues, we encourage you (or any resident) to reach out directly so we can ensure additional treatments are provided. Regarding lease policies and pricing, we strive to remain competitive with the local market while maintaining the property, though we understand how small charges can add up and will take your feedback under review as we plan future renewals. We’re sorry to hear you’ve decided not to renew but want you to know we value the time you’ve spent here and wish you the best in your next home. If you’d like to discuss your concerns directly before moving out, please don’t hesitate to reach out to the office — we’re here to listen and assist
They don’t answer their phones, emails, or call you back about inquires. They only email you back saying everything is full ONCE they get their non refundable application fee. Save your time and money and rent somewhere else. This really says something about their management.
The apartment is a single bedroom apartment that has been well designed for functionality by efficient use of space. Every conceivable utility has been designed into the apartment including a spacious bedroom, a well lit living room with large patio connected to a spacious balcony for relaxation. The breakfast room adjoins the living room and kitchen with a window to afford sufficient natural lighting. The kitchen is well equipped with a four element electric range with self cleaning oven. A large dishwasher ensures you don't feel your guests need to help with the clean up after dinner parties. More than adequate closets are provided. The bath includes a large mirror with comfortable shower/tub. A closet is provided with a stacked wager and dryer so there is no excuse not to always have clean laundry. Electrically powered heating and cooling as well as water heater ensure your comfort is not compromised. All in all my apartment is a very comfortable, well designed living space that I will happily occupy. A well equipped clubhouse includes racquetball courts, well equipped gym, swimming pool and kitchen.
