The turtle rock community is great I love it here my neighbors are so nice. Every time I have a problem it gets solved in a timely manner. The inside of the apartment is very nice big and spacious. The events they have for the kids every month is always the best I love that the community cares about our little ones to come out and have a wonderful time. Last but not least the amenities pool, weight Room, dog park, dog spa are all so nice and amazing it’s beautiful and amazing.
I enjoy living in these apartments. We especially love the staff and maintained team as they are so quick to assist and respond with any issue or concern we have.

My experience at Villages at Turtle Rock has been defined by a shocking lack of professional courtesy and a disregard for resident privacy. Management, in particular, the property manager, was hostile and dismissive when I expressed my frustration after my car was towed. I came out of my apartment to realize that my car wasn't there, and I thought it had been stolen. I had to call the police for them to tell me it was towed in the middle of the night. I was never warned or told by staff what happened. Just woke up to what I thought was a theft. I forgot to update my plate info on the resident portal. Instead of offering empathy for a common issue—new residents with out-of-state plates getting new in state plates—they chose to argue and blame me, demonstrating a complete failure to take ownership of their role in the resident experience. One older female worker even scoffed and rolled her eyes at me when I was in the office discussing this. This same pattern of disrespect extends to their maintenance staff, who have repeatedly entered my apartment without my consent despite my clear instructions on work orders. This is a serious breach of trust that forced me to check my home for missing belongings. Overall, the management here operates with an unprofessional, "not my problem" attitude, failing to act proactively and with professionalism. Their behavior makes it clear they are not interested in the well-being of their residents. Firstly, I recommend that management follows up with residents with out of state plates when they get new in state plates, and/or place a warning on vehicles instead of towing the vehicle in the middle of the night like thieves. Secondly, I recommend that staff is retrained on professionalism and privacy with entering apartments. I also recommend the parent company revaluates the leadership staffs training when handling residents.

Hi Alexander - you had every right to be frustrated about your vehicle being towed; no one wants to wake up to that situation. When we spoke, I was simply trying to diffuse the situation. My team and I are customer service focused and work hard daily to ensure we do what we can, so our residents enjoy their home and community. It is a resident responsibility to update their vehicle information, and we offer an easy online option that is available 24/7 to do so. Mistakes happen; we are all human. You did mention that you were going to write a negative review, and I was truly hoping that given some time to calm down and reassess the situation, you would reconsider. I stand on the fact that my team provides the best customer service that we can, and we approach situations with an attitude of \"how can I make this right.\" If given the opportunity, I would like to discuss this further and try to reach an understanding.
Management is nice and responsive. They worked with us on move in. The service request we had upon moving in was dealt with very fast. I love the pool and dog park.

Very cute and nice apartments. Gym is alright but the pool is very nice. Staff was always very friendly and helped a lot when I was moving in
My maintenance request was handled promptly and professionally. There is even an option to schedule a time. I was worried about my cat escaping if I wasn’t home during the repair. It was taken care of within 15 minutes.

“I’ve really enjoyed living here—it’s a clean, quiet, and friendly community. The staff is helpful and quick to respond, and the location is super convenient. It feels like home!” I only wish all of us would respect and encourage regulations, (ex. Pet, Smoke Free, Pool, Trash).
There’s been up and downs of living here but honestly it’s so great, the staff is also super attentive, friendly, and helpful. By far the best community I’ve been able to be apart of since staying in Austin

The community is pretty strict on rules. The amenities are nice. The apartments are nice inside. I don’t love the parking towing company that they are partnered with.

I’ve lived on property for a little over year and all the new additions they’ve added fit the property so well. The bright blooming flowers and nice green grass in every corner you turn.
Limited parking and constant improper parking by tenants which end up taking 2 spaces because lines are improperly drawn. Quick to tow guests, which their sister apartments do not enforce. Price increases almost every two years.
I have truly enjoyed living here for the most part. I have had some times that have not been so enjoyable. I did have some problems with our lights being out on our building and do think that waiting 7 months to get the problem resolved was way to long and un safe. The issue is now some what solved but not completely all the way. But at least we can see better in our breeze way when it’s dark out.
So far everyone has been very nice and my neighbors haven’t been rude at all! Can’t wait to see what the future holds! The process of applying and moving in was a bit challenging but it all went as planned and I was able to move in when I wanted to!
Everything is good, peaceful place, good silent well mannered neighbors so far and natural light... also the maintenance guys are active and any issues gets resolved fast...so far everythings good...

The leasing office is great and genuinely tries to help you out with whatever you need while always being kind and respectful. Awesome amenities. The maintenance staff has an issue of marking service requests as “completed” or “resolved” but having never come by to fix anything in the first place. Has happened 4/4 times I’ve put in maintenance requests. I have had German roaches in my apartment since the first week or so of living here being “taken care of” by a pest team that I’m not so sure is even showing up when they’re scheduled to. Tl;dr: - friendly and responsive office leasing staff - amenities are great. - practically non existent maintenance staff - poor pest services

Villages at Turtle Rock is a great place to live! All amenities are very nice and up to date. I love our pet spa which has two huge grooming tubs for your pets. There’s also a huge turf dog park and a great fitness center with very modern nice machines. I definitely recommend living here at Villages at Turtle Rock!

Good place to live. Nice and respectful community. Only minor inconveniences from time to time. Beautiful pool atmosphere. One of my only complaints is the dog parks fake grass causes terrible odor. Also, bare minimum fixes on certain service requests.

We’ve been living at turtle rock for a while now and couldn’t be happier. The community is clean, quiet, and very well-maintained. One of our favorite features is the dog park—it’s spacious and a great place for our pup to run and socialize. It really makes a difference to have pet-friendly amenities that are actually usable and enjoyable. The clubhouse is another highlight. It’s modern, cozy, and perfect for relaxing, working remotely, or even hosting small gatherings. Management has also been responsive and helpful any time we’ve had questions or minor maintenance requests. Overall, we feel really lucky to have found this place. It’s not just an apartment—it feels like home. If you’re looking for a community that’s both welcoming and thoughtfully designed, turtle rock is definitely worth checking out.

I have lived in plenty apartments complexes and this has been the best one so far, management is very attentive and responsive, constantly reinforcing the complex rules since some humans are stubborn and don’t understand there are rules for a reason. The amenities are well kept all year round. Very affordable prices that will definitely surprise you now days.

It’s been almost two years and so far it is a good experience. Management is professional and responsive. Repair orders completions are really fast and professional. Pool and barbecue areas are recently modified. Quiet and peaceful neighborhood and neighbors.

Overall, the amenities, staff, maintenance and pricing of the complex are great. Leasing staff have always been kind and helpful. The gym is well-resourced though the dance/yoga studio has been taken over by equipment and no longer able to be used for those purposes. They try to bring community members together through events which is nice though many times people just take food and go. Parking could be better with assigned spots or a lower fee for covered parking so more people could pay for it. The pool is well maintained and communications are distributed via a resident portal making it easy to stay updated. Cleanliness of buildings could be a lot better. It's a safe and primarily quiet community.

I have been a resident at VATR for 10 years now and I love living at VATR (Turtle Rockers ?? ??). My maintenance problems are handled in a very timely manner. The staff is great. I really enjoy the activities the staff plans for us (Food Trucks, different parties etc.).

Maintenance is pretty good and fast to come out. The apartments also just installed grass at the dog park. So much better than the dirt that was there!

Excellent community and facilities but people do smoke here. It’s supposed to be smoke free I thinks. It’s not often but it’s a little smelly in some places.

I truly enjoy living here, I just wish I could get the lights of our hallways fixed. It’s been months since they have been out and it’s not only hard to see the keyhole at night but also not very safe.
