Westpark is known as one of Irvine’s best neighborhoods. This family-friendly neighborhood has excellent schools, daycares, a roller-skating rink, and multiple parks and trails. Westpark also has two shopping plazas filled with restaurants, grocers, and retailers. The District at Tustin Legacy and Irvine Spectrum Center are also near Westpark, so residents have easy access to even more options for shopping, dining, and entertainment. Several business parks surround Westpark, but the neighborhood is great for renters who commute to other parts of Irvine and Southern California. Quick access to Interstate 405 and 5 allows for easier traveling throughout the region. Along with classic Southern California stucco houses, Westpark has townhomes, apartments, and condos available for rent.

Property Ratings at Villa Coronado Apartment Homes
I am extremely disappointed with the practices of this apartment complex. Upon moving out, I was unexpectedly charged for ("prorated" ) carpet replacement ($1320.87) and wall repainting ($161.27), despite these being routine maintenance items typically covered by normal wear and tear. I occupied the unit for 1 year and 3 months, during which time some minimal wear is to be expected. There was no damage beyond normal wear and tear which pictures show as proof. However, management has attempted to hold me financially responsible for what appear to be standard maintenance and turnover costs. Upon research, you can find many similar stories from online reviews. This approach feels both unreasonable and unprofessional. I strongly advise potential tenants to be cautious of these unexpected charges.

DO NOT LIVE HERE, THIS IS THE WORST PLACE I'VE EVER LIVED. - I received a move-out letter with a final statement, which I found insulting as it said, "We are pleased to inform you that your final statement has been emailed." The final move-out statement was excessive. They charged me $1,500 for total carpet replacement when the carpet was still in great shape overall except for a couple of spots with liquid spills. I believe these spots could have been deep cleaned or replaced. Additionally, there was a $180 fee for repainting and a random bathroom reglazing fee of $470. This apartment is nearly 30 years old, and the tub surface had been clearly wearing off for years. They also added a $220 cleaning fee, bringing the total to $2,370. Other issues to consider were the noise from college students coming and going, often working out at all hours of the night, and the traffic noise and light. Car exhaust coated the window tracks, making it impossible to open my windows. Given the overpriced rent and especially the excessive final bill, I cannot accept this statement and am not willing to pay it.
OK community with horrible people running it, extremely bad move-out process. It takes them 8 days to respond to an email regarding moving out and after one angry letter, they respond within 1 day. The only important thing is the rent and money they can get from you. They charge people with 1600 dollars on Carpet replacement and don't even try for the 220-dollar cleaning fee. They also sent out bills for wall painting and replacing the surface for the tub. If you did not live there for 5 years then you will get charged with the carpet replacement, which is so nonsense. It is not a cleaning fee but a replacement. We hired a cleaning service which cost 700 dollars and cleaned everything which got charged of cleaning fee of 220 on a sink saying it is not cleaned. This is how they will deal with you when it comes to moving out.
My family and I have been with the Irvine Company for 24 years and have lived at several different properties. Villa Coronado has a premier Leasing staff and 1st class Maintenance personnel. Omar has been a real blessing in regard to how he goes beyond expectations at every opportunity followed closely by Christian and the rest of the maintenance crew. "Best of the best", should be a critical factor in deciding where you want to invest you time and how you expect to be treated.

DO NOT LIVE HERE, please safe yourselves, belongings, and safety! This place is not safe and the community manager doesnt care about what happens as long as she is making money. My car was broken into and had to have the crime scene come because of the amount of the blood the burglar left by breaking in the garage. they do not have security or security cameras and have no intent. When I told the manager all she said was "ok." I explained how there was also puke and you couldnt walk up the stairs without walking in it and all she said was "ok." She could barley make eye contact and after explaining I didnt feel safe all she said was "ok." This place is a rip off and does not make you feel secure. All they do is tow cars and care about making money not their tenets and their security. Please, just do yourself a favor. there is also a huge problem with rats and ants
The one star is for the maintenance crew for their fantastic service. The front office is nice at first, then rude and uncaring after you move in. This concrete jungle has been lit up at by extremely bright lights that will make your bedroom brighter at night than during the day. College kids move in and out of here randomly, and the front office does little to quiet their stomping and noise. There are constant water issues, mice, and the front gate constantly breaks. For the overpriced rent, it is not worth it. We have had nothing but problems since we moved in.
WE moved into this apartment and had a horrible experience as the last tenants had animals. The apartment cleaning was horrible to say the least as they painted over dog hair and the apartment had flees. However, Management was very helpful and we were reimbursed for our troubles. Beside this, the ground are great the area is great. The walls are thin, but i guess that is 'apartment living'. I look at it as motivation to buy a home :)
Wonderful Location: Close to 405 freeway, airport & corporate offices. Across the street from Ralph's, CVS, Chase, Coffee Bean, and casual restaurants. LOTS of other options close by. Complex is on a popular running/biking trail so it's a very active part of town. Responsive Maintenance: I've lived here for 4 years and every time I have an issue (not very often) the maintenance team is very responsive and fixes the issue within a reasonable amount of time. In typical Irvine Co. fashion, the grounds are kept relatively clean. Decent Amenities: With Irvine Co. consistently raising the "amenities" bar, Villa Coronado definitely isn't at the top of the list... but it certainly isn't on top of the "price" list either, so if you're looking for a good balance of upgraded amenities (1 car garage, granite countertops, washer/dryer in-unit, resort-style pool, average fitness center, etc.) this place is a good "value" compared to what you would pay at other properties for similar (perhaps a little nicer) features. Parking: Excellent, in my opinion. Again, I've lived here for 4 years and I've never had an issue with parking. Guests always comment on how easy it is to find parking as well. Sound: Comparatively speaking, relatively quiet. There's the usual Saturday morning kids playing (a refreshing sound, actually), occasional dog barking, loud talker on the balcony, etc. but nothing out of the ordinary. With windows & doors shut, it's rare you would hear outside noise. Walls are thick, can't hear neighbors on either side but if you have people above you, you'll hear some thumping (unavoidable, I think). We are against the freeway, so there's constant "white noise." They do a pretty good job of protecting the exposed balconies with noise-reducing glass barriers. Overall: 4 out of 5. It's hard for me to give 5 stars knowing how much Irvine Co. drives up the rental prices in the area, and they have definitely increased rent every year by an unjustifiable amount (in my opinion) but they also have higher living standards than most apartments, so it's hard to leave unless you find somewhere fantastic, or you want to significantly downgrade your amenities or location.
I love these apartments. Villa Coronado was built a little earlier than a lot of the apartments in irvine, which gives it more character. Bright rooms, lots of plants around building, plenty of parking, staff is great. Very cheery place, good neighbors who are mostly families. Villa Coronado is also perfectly located next to 405 freeway.
