Property Ratings at Venue Brookwood Apartments
The complex has had several ups and downs over the years. Management being the main one but has since improved over the past several months. Since approximately September 2024 we’ve had consistent staff in the leasing office that seem to be doing a great job with the property so far. The other main problem that is still an issue is parking and price for parking. The parking gates do NOT work half the time and we pay a ridiculous amount especially when we first moved in parking was not nearly as expensive. Me and my partner each have our own cars and are both on the lease agreement and pay $250 PER MONTH for parking which is insane. This is definitely something the area supervisor/ownership needs to work on.

Please, do yourself a favor and pass this one up. The leasing team will be so warm and bubbly during the tour but it will quickly decline as soon as you pay your app fees. This place is a real circus with the manager being the head clown. You will know her when you see her. It's very expensive to live here and there is NOTHING LUXURY about it. The garage doors stay broken with your vehicle exposed to theft. We had a car stolen and they were not forth coming with any assistance or with camera footage. I believe the cameras are props or not recording. The elevators take turns being down and this is a very BUSY building. Because of that, they have incentivized themselves on the lack of public parking and will charge your guests $4 to park for a couple of HOURS and boot them for $75. They made changes to something every year. The tenants new parking situation was recently updated and of course, they passed the cost of that, like everything else, on to the tenants by having to buy a parking permit, renewable annually. Why if I already pay an outrageous $200+ for 2 parking spaces? The building is furnished nicely due to the recent update. Previously, it was dingy and drab. The apartments are spacious and well built, but THAT'S IT!! The constant turnover and changes makes this place a huge disappointment. The staff here are a bunch of unprofessional, and un-service oriented people. A LOUD MOUTHED, ignorant and belligerent MANAGER that will one day meet with the right person, at the right time because she certainly pushes all the right buttons. RAM management company is predatory and constantly comes up with ways to money grab. We paid close to 3k for a 2/2 including over $400 in additional fees. No real concierge (call them receptionists, best. They come in late and leave early) so packages are lost and/or stolen with no accountability or empathy. This place is not what it seems so BEWARE!! Ask the guest while on tour for honest feedback. After 3 years... I am so happy to say good riddance.

I have resided at Venue Brookwood since early 2022. This community is incredibly disorganized and the turnover rate is absolutely appalling. There have been numerous issues with pests, cleanliness on the property, break-ins, and now parking problems. The current Property Manager, Dominic, is extremely unprofessional. I was allocated a parking spot (I have an email confirming it from the Assistant Property Manager) and recently they assigned a spot to someone who just signed a lease with the community. When I informed the Assistant Property Manager, Kemo, that someone was parked in my spot, he assured me he had addressed the issue with the tenant. However, to my dismay, the same person was parked in my spot again a day or two later. When I raised this issue with Dominic, he simply told me my parking spot had been changed and threatened to tow my car without any prior notice, email, or phone call. This lack of communication puts my car at risk of being towed as I am forced to park in random spots. Additionally, guests are required to pay $12 for parking for 24 hours, while I pay $100 a month for parking. Being asked to pay extra for any reason is completely unacceptable. During community tours, they present Venue Brookwood as much better than it truly is. They are pushing for 5-star reviews, but please be aware that these positive reviews are from people who have only toured or recently signed their lease. Speak to long-term tenants for a realistic view of the community. After reading through the reviews, it is clear that most of the negative feedback is accurate. Save yourself the time, money, and energy by avoiding Venue Brookwood. It is definitely not the place to be.

The bad: The garage doors were often broken allowing anyone to come and go. Vehicle break ins, cameras didn’t work, over two months for an elevator repair. The good: Great location and the amenities were recently renovated. Clean building inside and out. Friendly staff.

The complex itself Is great… I’ve lived here for a year now, going to renew for another15th month lease. Only issues so far is I can hear what’s going on in the hallways and most of the plumbing from my upstairs neighbor flowing going down my walls lol idk what that’s about but it’s pretty distinct. My other night it’s say they don’t have this issue but I’m on the first floor and they are on higher floors. And secondly we had a flood at the beginning of this year, this isn’t the apartments fault but it was a major inconvenience to the Surrounding neighbors as our Appartment were flooded from the sprinklers, it took about 2 weeks for me to get my carpet dry and staples back into place. All my belongs were in my living during this time and it was stressful. But other than that no complaints. Rent/Monthly charges could be lower in my opinion but it isn’t the worst

Lease elsewhere. There are concerns regarding down elevators left un-repaired for months. Water and gas have been turned off without notice on numerous occasions. Key fobs are not always working to get in and out of entrances and exits. Residents with pets that have accidents & don't clean up after. Amongst other problems, unimpressed with over gouged pricing of units and apartment management.

I just moved in and getting acclimated! The neighborhood is great and the noise level is A1? The upgrades to the units along with the high ceilings are something I like and the built ins in the main bedroom are amazing!

I have been living here for the past 4 years. Initially, it was a great place to live, and I really enjoyed the property, but the past year the building has gone downhill. Management is very unhelpful especially when it comes to people parking in your parking spot, which we are required to pay $75 a month for. I have sent various emails and complaints about people parking in my parking and very little to nothing has been done to remedy this problem aside from putting a "warning" on the person's car and telling you to park somewhere else. What is the point of having an assigned parking spot when the majority of the time, someone is parking in it, and you are forced to park somewhere else? The building used to be very clean and the cleaning services and maintenance used to do a phenomenal job with upkeeping the building, but now it is straight-up disgusting. There have been several instances where residents have left food in the hallways, and it would take days for it to be cleaned up (luckily, we didn't end up with roaches or ants). The carpets are also disgusting and have stains everywhere. The hallways reek of weed but it also just smells in general. Also, beware of random fees, which I have not gotten any explanation of what they are, which add an additional $200 on top of your rent. The appliances in the apartments are outdated also, and if I am going to be paying this exuberant amount of rent, the least that could be done is update the appliances, but instead, management wants to "renovate" everywhere else... Overall, Venue Brookwood used to be a pleasant place to live. However, the building has gone downhill. I am so happy that my lease is up, and I will be moving somewhere else.

Apartments have roaches. Can’t wait to move out. Carpets are dirty. Lots of construction happening. Manager seems to be stressed a lot. Over all decent place to live.

Friendly management and leasing office. Maintenance is quick. Facilities are clean and up to date. Amenities are almost always available. Quiet apartments with easy access to Buckhead and Midtown.

I love the apartment, very neat and well organized, professional staff , tho I don’t like that visitors pay for parking I think that needs to be fixed asap also the resident parking fee is a little too high , that needs fixing too but asides that everything else is ok

Truly a luxury apartment complex. I was on the hunt for a good apartment for a while and I toured several apartment complexes before locking this one in and this is the best one amongst all of them. The apartment looks gorgeous and is very spacious, hallways are always super clean, maintenance request gets taken care of in less than 24hours and the leasing staff is very nice and friendly.

I just love living here. The environment is always clean and friendly. I’m close to everything like supermarket and shopping malls. Whenever I put in a maintenance request, it is immediately taken care of. The amenities make living here a great bonus.

I've only been living here for about 2 months and so far I am enjoying being a resident. The Staff is amazing, from Sherrelle and Ms. Marilyn to Shianne, Maintenance and the Concierge staff. They always greet you with a smile and ready to assist you in whatever you may need. The amenities are also amazing, and I can't wait for the weather to warm up to really utilized the great outdoor space.

I moved here in August after looking at 12 different apartments/condos—and I’m SO glad I ended up here! The staff is generous and helpful, my apartment hasn’t had a single issue, and I’ve had zero issues when it comes to my safety—which was my most important factor. Love my free Starbucks coffee every morning, a peaceful workspace in the Sky Lounge, and a concierge team that ensures utmost security at all times! There’s so much more, but you should come check out the rest for yourself!

The sky lounge has some of the most beautiful views of Buckhead. I love the way the manager Elizabeth and her team are so pleasant. I love when my friends come by. They are always impressed with this community . I love it!

Stroll to Houston's, hit balls at Bobby Jones' golf course, ride, run or walk your pup out to the Beltline, grab dinner at The Fresh Market...its all at your feet at Venue Brookwood. We have a corner unit, where we can see the sun set and storms roll in as if it is in our living room. We love our apartment.

First time I saw the apartments I fell in love with them. The hospitality of the leasing office was wonderful especially the young lady Ms. Chambers. I would refer this apartment to everyone because they have a clean environment and peaceful living.

My unit was broken into and valuables were stolen. The key fob that is only suppose to work for your floor had a breech and allowed access to other floors. I’m terrified to come home and I’m staying in a hotel. The property manager won’t allow me out my lease a month early after this tragic incident. Also they only have cameras in the garage so the security here is not great. I DO NOT RECOMMEND VENUE BROOKWOOD.
This property now wants to charge our guests for parking!! We pay too much in rent to not have the ability to have guests visit without incurring a fee. We already have a good system to obtain guest parking passes, but charging a fee is totally unacceptable. Management has already taken a number of guest spots and leased to Houston's for their valet parking, now they want to take away a benefit of residents.

Love this complex! Since the first day, the staff has been warm and welcoming, creating a very relaxing environment to live. They are very responsive to requests and resident-oriented with much detail is put into planning events for residents. The facilities are modern, kept very clean and it is an overall safe space! If you are looking for a beautiful home, somewhere that you are guaranteed comfort and value for money, then this is the place!

We've lived here for about 7 months and have had a great experience since the beginning. The leasing agents were easy to work with and the front office is always so friendly. The building has been great and noise from neighbors has been minimal. Amenities are well kept and very nice - really enjoy the Peleton bikes and pool in the summer.
