Even though it sits directly south of Madison, Fitchburg feels miles away. The University of Wisconsin-Madison Arboretum is on the north end of the city, along with Capital Springs State Recreation Area, giving the city a wooded, suburban appearance. The south end of the neighborhood features rolling farmland, adding to the pastoral feel.
When choosing a Fitchburg apartment, be aware that the north side, closer to Madison, is slightly more populated. The commercial center of the city is along Verona Road, while the south side features more open green space. The city offers more than 700 acres of park space and includes hiking trails, greenways, a community center, and a golf course.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Valley View Apartments
If I could choose 0 start I would. Please run away from these apartments if you are looking for a new place or have any health concerns! Since moving in last year, I’ve gone back and forth with the staff about cigarette smoke constantly coming into my unit. I’ve been told repeatedly that “there’s nothing they can do,” since apparently 4 other units’ air vents are connected to mine. So, if anyone smokes inside, I just get to breathe it in. I’ve explained multiple times that I have allergies and asthma, but the response has stayed the same: nothing they can do. You can imagine how “welcoming” it feels to open my own front door after a long day at work, only to be greeted by a wall of smoke. No amount of cleaning helps when the smell is constantly coming through the air vents. Oh, and this is just during the week, once the weekend comes marijuana gets added to that mix! And here’s the part I really don’t understand: why make residents sign a smoking addendum along with the lease agreement if, when someone actually raises a concern, the answer is… nothing? The hallways are another story, the carpets clearly never get cleaned, the whole building smells, and the air units are full of fungus. When I asked maintenance for a deep clean of the air unit, they showed up with what looked like a car vacuum. Very reassuring. On top of that, I’ve even had packages stolen, and once again, surprise! There is nothing they can do. Overall, this place is disgusting, is a joke and I would absolutely not recommend it.

Hello, Thank you for sharing your feedback with us. We’re sorry to hear about the challenges you’ve experienced since moving in, and we understand how frustrating and concerning this situation must feel. We do take smoking complaints seriously, and while we know issues with ventilation can sometimes be complex, please know that we have clear protocols in place when concerns are brought to us. These include investigating reported violations, communicating directly with residents involved, and taking the necessary measures outlined in your lease. We also review building systems and maintenance procedures to ensure proper functionality. While these steps may not always result in an immediate resolution, they are put in place to protect the comfort and well-being of all residents. Regarding your additional concerns with cleanliness and package security, we want to assure you that these are areas we monitor regularly and take action on when issues arise. Your comfort and peace of mind are important to us, and we don’t want you to feel unheard. We encourage you to reach out to our onsite team directly if you would like to further discuss. Sincerely, The Valley View Apartments Team
Been dealing with a loud neighbor who ive recorded evidence on multiple occasions and they just send them the video and do nothing about it. Dont live here, not worth it.

The 17-acre Valley View Apartments Park, just for tenants, is a hidden gem in Madison. The VVAs were built in the late 1970s when building rental buildings around a private park wasn't considered "strange" and waste use of undeveloped land! Now "we," in this must take down every tree and who cares about farmland "developer dominated" world would never consider such a lavish "misuse" of land! I've lived in VVA for three years. My highest values have been being near quiet nature, having quiet neighbors and being able to open my window in cold weather with heat included in rent! I love fresh air! VVA has issues with lack of hot water, tiny kitchens and minimal storage in apartments. Also, getting a response from the Front Office is very difficult! However, every apartment/housing complex has issues. One decides on priorities, right?

Very disappointed with the staff. In front of you they look like they want to help you, but that's not the reality. Last month I went to see one of their apartments and I was very interested on it, but the apartment has a cockroaches infestation. They gave me 3 weeks to fix the roach infestation but at the end of that term that same day they called me a couple hours before my appointment with them to tell me that the apartment was taken after having a verbal agreement already. Valley View staff is careless, deceitful and untrustworthy.

This place is honestly awful They don’t care about their tenants or their needs, they don’t even care about maintenance issues They just want to sell you the place and ignore you for The entirety of the lease They don’t address issues that have come up I have been trying to contact someone for two weeks via email and phone and they haven’t answered They come into your apartments without appropriate prior knowledge They ignore complaints They don’t communicate Worst place to live
Been here for about 4 years now. Every year they take something away. Last year was shorter pool hours. This year was the breakfast. Or rent gets raised. Matienence is always good. Very fast. Easy acceptance into apartments. Nice nieghbors. Okay niegborhood. Very close to everything! Not very affordable though.

We love your Review and appreciate your feedback. Thank you for the recommendation.
This is a dog owners paradise. If you do not have a dog than you will not appreciate the strong dog smell in the halls or the animal fur in the laundry rooms. The barking every time someone leaves or enters the building can be annoying. This is only intensified in the winter because residents leave dog feces near the entrance because they are to lazy to walk across the street and put it in the trash. The staff is friendly and they fix all maintenance within a day all you have to do is email them or call.

Valley View is a great apartment complex for those trying to keep their cost of living down. The rooms are fairly spacious, and they've recently renovated a number of them. The Maintenance staff is quick and never misses a beat. The location is also fairly nice, as it allows for quick access to groceries, restaurants, buses, and downtown. One important concern is that there is no ability to sublet- so unless you plan on moving out exactly at the end of a year lease, expect to deal with some expensive negotiations. Additionally, the walls and floors creak quite a bit, so light sleepers may have trouble here. Lastly, there is a great gym, but it is only open until 10:00 PM, so those who prefer working out late will need to schedule around this.

Thank you for your review. We are here to serve you and want to make sure you experience a 5 Star residency. Warm regards,
Previous reviewers must have never lived here. Appliances are old, hallways are ugly, as is the general appearance of the entire complex. Worst part was the relatively high price. In most other large complexes you can get a 2 bdrm for the price of a 1 bdrm here. You also pay for electric (fine), heat (fine), water and garbage (!). The water company they use charges you nearly $10 in "convenience fees" just to pay a bill online, and they bill you every two weeks! Other properties by the Fiduciary Company are not like this though. Not sure what is going on here, but I'll never come back.
