Property Ratings at Urban Oaks at Conroe
Upon first moving in, the unit and property seemed ok. Couple of months in and things started declining, AC just shutting off all of a sudden. Tub over flowing because sealant wasn't installed when complex was built. Maintenance would enter without notifying you if you were not home at time of entry. SLOW to fix issues, replaced working appliances to avoid fixing the real issue; the list goes on. Lots of turn over. The new maintenance guy they brought from the Tomball location is GREAT, he actually fixed issues instead of putting a band aide on them. Had a major leak from the upstairs tenants during the ice storm and NO ONE from the property ever came to check even after the repairs where done. If you're looking for a gated community, this isn't the place for you, the gates are always broken and people speed through the complex.
Nats and ants all over, issue after issue here…. Don’t live here

I just renewed my lease I love it here so much. The manager Marie has been very helpful and professional. Great job ladies! I also want to say the property is beautiful.
This is a great place to live. People are friendly and speck when you pass by. I like the trash system. It means that the walkways to all the apartments are clean. It is quiet here. Any time that I want to have a nap I'm pleased to have the quiet surrounding that I can take a nap. Also I have little ones that come to visit, sometimes they just need a rest and it doesn't matter what time it is. they can still sleep. No noisy car or Motor cycles. As you can tell I enjoy quiet. If you do too come live with us and enjoy our community.
I’ve been a resident for two months. I’ve had maintenance out for a/c and dishwasher. I’m waiting for them again because there are roaches in the kitchen and ants in the master bedroom. Some residents are disgusting and don’t clean up around their front door. We have valet trash so they assume it’s someone else’s job to pick up their loose trash or spoiled food drippings off the hallway. It literally stinks in the breezeway. I pay too much to have to put up with this ridiculous stuff. I will not sign another lease here.
Very nice residents...nice and quiet..nice place to live. Like the fact improvements are being made. A playground for the kids is awesome. Office staff are very friendly and helpful. The maintenance man is very nice and hard working.
Absolutely love the entire leasing staff. They make the residents feel valued. They do so many fun events here as well. The grounds are nice. The apartments are beautiful! Maintenance is awesome. I love being apart of this community
Absolutely love living here. Safe and property kept clean. Any issues we had were handled in a timely matter. All the staff is super nice and very helpful.
We have been living here for a year and some months and we absolutely like it. We don’t have problems with neighbors and office is friendly. Overall my stay here has been 10/10.

Nice area to stay if you like being away from the busy city but also want to still enjoy the benefits of modern apt foundations. Leasing agents are really kind and easy to speak to.

The Vantage environment is comfortable, relaxed and the area is well maintained with nice walking path, gym area and pool. Maintenance crew respond quickly to take care of any problems that occur.
Arriving at Vantage in Conroe has been a great experience, the facilities are perfect, there is tranquility and peace in the neighborhood. the exercise trail is one of my favorite places. I really intend to live here.
Honestly, for how much we pay it’s not really worth it. Gate hasn’t been working for the past 4-5 months it’s ridiculous. Our A/C has stopped working twice in the last 9 months that we have been here. Our dryer went out & took about a month to get it replaced. A bit disappointed.

The vantage at Conroe is amazing. The vibe is amazing awesome community. Very quiet, valet trash! Dog parks gym pool dog wash and so much more I definitely recommend the vantage at Conroe!
It’s been great. I’ve been here for almost 2yrs now and haven’t had any major issues. The current office staff are so nice and helpful. I love how family friend this place it too.
The complex is beautiful and the staff is so helpful. They made things run smoothly for me upon moving in. It kept my stress level down dutlring the process.

Overpriced, rude staff. Constant management turnover. Property is safe and convenient location to highway. Gym equipment always broken and there is no free weights when machine cables are broken.
Love it here. Management and staff are phenomenal. Everything is kept up to snuff and beautiful. Maintenance is fast and very professional. Couldn’t ask for a safer and better place to live.

Really like it here. I was the 3rd person to move in while most of the apartments were still under construction. I have seen improvements over the years and hope to see more.
I found the entire staff at Vantage of Conroe to be helpful and friendly. The location is lovely and we are happy to be living here! The amenities are amazing, and the location is excellent.
We pay for things we don’t get. We are supposed to be a gated complex, but the gate only seems to work 6 months out of every year. The dog wash station is broken, I sent messages to them letting them know when it started having problems, and I spoke to neighbors who also let them know, but they never fixed it and know it’s shut off. There were pool lounges that are no longer there. Rent keeps increasing, but we are getting less.
Love the friendliness of the office staff! The functions that are held are great and everyone is very welcoming! The maintenance staff is very friendly!
The apartment complex is very nice with some great amenities. However, when things like gates, dog washing station, or garage doors stop working, it takes quite some time for them to be fixed.

I love living here. I was like the second person in my building after they opened. The staff is always attentive when something needs to be addressed. I just signed my lease again...year 3. I call this place HOME.
Let me tell you about my neighbors. I have trouble walking and have to be very careful. There is not much area between my parking space and my apartment. I have managed to fall coming home. Now here is something you don't hear about or see happening just any where. I was unable to get up, but before I knew it, someone was helping get up to my feet. Each time I had no way of getting help but with the neighbors here I had someone to help me. What a blessing the people are that live here. Just yesterday I came home from the grocery store and realized That I had no idea how I could get my groceries in my apartment . I now have to use a walked and that is a problem. I started to take the bags out of the car and tie some of them to on the walker. That was the only way that I could see to get them in the apartment. I was getting the second bag when three of my neighbores came and said that they would carry the bags in.I don't know what I would do without my neighbores. Thanks to all of you.
Absolutely love being apart of the Vantage community. Beautiful grounds, great pool and super dog friendly. The apartments are beautiful. The best part is all the wonderful ladies in the office! You can truly tell they care for their residents!
My move in was a breeze and the staff was very helpful. My dog loves the backyard and could t be happier. I would recommend Vantage to anyone!
I had the opportunity to live at The Vantage. for the past few weeks and overall, it has been a wonderful experience. The apartment complex is well-maintained and the staff are friendly and helpful. The amenities provided, including the on-site gym and pool, are well-maintained and clean. The apartment units themselves are spacious and well-designed. The kitchen is well-equipped with modern appliances, and the living room is comfortable and inviting. The bedrooms are also quite spacious. However, there is one issue that I have encountered during my time here - the amount of barking dogs in the complex. Unfortunately, some of the residents with dogs do not control their barking, causing frequent interruptions and disturbances throughout the day and night. It can be quite a nuisance at times, especially for those trying to get a good night's sleep. Despite this issue, I highly recommend Vantage at conroe to anyone looking for a comfortable, well-managed complex with great amenities.

I have no complaints living here for two years. It is reasonably quiet and no issues with staff or neighbors. It is a little pricey for what you get though.
Process was so easy and the staff is very friendly, knowledgeable and accommodating . I would highly recommend if you are looking for an apartment, look at Vantage
Grounds are always kept up. Very friendly front office staff. Wish the apartments were a little more insulated as you can hear most of your neighbors moves, especially those that live upstairs.
I think this has been a great place to live so far. All the staff are friendly and helpful. I just wish residents would not litter or leave their loud barking dogs out on balconies/patios, especially at 10 PM. (This is in no way a reflection of the staff)
The staff is amazing. So helpful and nice. We also love the amenities. There is a beautiful pool area, nice onsite workout facility and big dog park.
My experience so far has been pleasant. I do think the walls are thin, but overall good job. Maintenance never answers the phone when I have issues with noise complaints.
Great place to live. Been here going on two years. Quite environment except for the neighbors upstairs but can't control that. Love the small yards for my two fur babies. Love that it's a friendly dog community. Great new maintenance guy. Prompt and really knows his stuff. Have felt safe here. No danger or theft issue. Great place to call home overall.
I have lived at this complex almost two years. Very few times I had to contact the office. Everything runs smoothly throughout the complex. I recently found the walking/jog area and love it.
Best management! They really go above and beyond throwing events for the community making it feel more like home. Since new management I have seen big changes

The units look nice upon first glance. However, once we moved in and got comfortable we started noticing small defects in the apartment. The paint job was not well done along the edges and corners of walls/doors. If I wiped something off of the wall with water, the paint would come off. There is warped flooring in the hallway closet. Our left sink drain was not put in correctly and would leak underneath the sink. One of the cabinets was not attached to the wall all of the way. The bathroom walls are super thin. I didn't think I would mind the laundry being outside but it's just inconvenient. Parking is very crowded, especially in the evening. We got frequent emails about pool misuse, and it is always packed and loud on summer nights. Valet trash sounded really nice when we moved it but it is a mess. The Valet trash can is super small, you’re better off having your own even if you’re not supposed to. Neighbors frequently leave their trash/trash cans out all day and night. There was a racoon who visited our building to check out the trash that was left out. There were a few times that trash didn’t get picked up on a normal weekday night. There is one trash compactor for 13 buildings. It is often overfilled to the point where people just leave their trash piled up beside it. It was absolutely disgusting and was a problem for our entire lease. We also had issues with our neighbors, the leasing team and maintenance. The leasing team has had a lot of turn over and communication is AWFUL. I left a lot of unanswered messages and emails to the office. When they do pick up you get a different answer depending on who you talk to. Our upstairs neighbors would throw cigarettes into our yard. We found 2-4 a day for WEEKS and continued to find cigarettes until we moved out. ImI was told to put in a maintenance request for the paint and flooring, mentioned earlier, when we moved in and maintenance never came. I put in a maintenance request when our A/C went out in the spring and it took three days to fix. Our rent was going to increase $340 if we resigned. All of our neighbors on our floor moved out as well as several people above us.
