Property Ratings at Uptown Trail
I really enjoyed my first year at Gables Uptown Trail. The leasing agents were friendly, helpful, and made moving in an easy process. The building has great amenities and the location is hard to beat. However, everything changed when Sonya took over as property manager. Communication became inconsistent, maintenance issues were poorly handled, and the overall professionalism of the staff declined. I had repeated leaks that damaged my unit, and despite being told there were no issues at my move-out inspection, I was charged for repairs—some of which were due to maintenance work, not tenant damage. I was also charged for a fridge part without any photo documentation, and after reaching out multiple times, I was completely ignored by the office. It’s disappointing how quickly things went from great to frustrating under new leadership. This property has a lot of potential, but the management experience makes it hard to recommend.
The complex is fine. Ok, not great but the management staff is what makes this a good place to rent. Thorough, responsive and actually care!
The best part about the Gables Uptown Trail is the office staff! They are QUICK to respond to all emails and issues. Love these girls! Vanessa and Valerie are awesome in the office and truly make the Uptown Trail Gables property one of the best to live at! The maintenance workers are also respectful of our apartment at all times and provide fast, efficient maintenance services.
Although the elevator on my side is not working 25% of the time, it is great. Good amenities, great location, fair market rent for being in Uptown Dallas.
Has been a good experience. I’ve enjoyed the convenience of being close to many restaurants and bars. A few groceries stores are close by but overall the location is very good. Aside from that the apartment complex itself feels safe and friendly.
Perfect spot for work and uptown living. Love the quick trail access and proximity to great restaurants and bars. Leasing staff was helpful and nice at every stage.

I've really enjoyed my time living at Gables Uptown Trail. The staff, the amenities, the pool, and the neighborhood are all major positives for this building. Having a pool in the summer is huge and easy access to the Katy Trail remains one of my favorite aspects about the area.
Nice apartment in a great location!!! The area is very safe. Any access to the building is through use of a key fob to get through all doors and on the elevators.
I have renewed to stay here for my second year. Like any apartment complex there may be some negatives but the positives highly outweigh those. I love the location with its proximity to the Katy Trail and the gym!

We love uptown trail! The location is amazing and they have always been so accommodating. We love all the fun events and pop up’s they do as well as the friendly energy!

Move in was super smooth! Valarie was quick to answer all my questions and resolve minor maintenance issues. Units are very well built, have not heard any noise from my neighbors yet.
I have really enjoyed living at Gables, the amenities are great, I love the gym, the pool, and the location. My only suggestion is that we use install a golf simulator in the second workout room :)
I love living at Uptown Trail. The common spaces are always clean and well maintained. The only thing that upsets me is the coffee machine is always broken
Pros: 1. Really nice apartment interior 2. Great location 3. Good price Cons: 1. Fire alarm goes off when the power goes out which terrifies pets 2. I had an incident where my water heater combusted and flooded while I was on a trip. They came in to place a bunch of very loud fans but I was not informed of the situation at all until I arrived. My cat was screaming and my apartment was unlivable.
I've lived here for 3 years and have loved every minute of it! Everyone is super nice and the access to the Katy Trail and the Ice House is a plus!
Just moved in and already loving it. We chose this complex because of the location and amenities. We moved from out of state and already have been so impressed by gables and the community they create.
Been decent sofar. This weekend some chick yakked on the ground in our hallway and it smelled for like 2 days. Once saw dog pee in the elevator too. The apartment puts put warnings and stuff and cleans quick though. The units, pool, workout center and bonfire/grill area are awesome but the hallways can get greasy
I am thoroughly impressed with the entire experience. From the moment I inquired about the apartment, the management team was incredibly responsive and helpful. They answered all of my questions promptly and made the entire leasing process a breeze. The location of the apartment is unbeatable. Just steps away from some of the best restaurants, shops, and entertainment options. I love being able to walk everywhere. But what really sets this apartment apart is the customer service and management team. They are always available to assist with any issues or concerns, and they truly go above and beyond to ensure that their residents are happy and comfortable. Anytime I've had an issue, they have promptly addressed it and gone out of their way to make sure that everything is taken care of. The apartment itself is spacious, modern, and well-maintained. Overall, I would highly recommend this apartment to anyone looking for a fantastic living experience.

The staff is amazing, they think all the time in make activities like “tacos nighs” or giving us wrapping paper on December for the Xmas gifts! The zone is like wow! You are in 2 min from the Katy trail, lots of restaurants, We are happy here! :)
Very nice community and convenient location to live in. I love walking on Katy Trail right in the back of the apartment. The trash valet service is amazing.

Uptown Trail has great location (access to Katy Trail; walking proximity to Whole Foods, restaurants and bars) but the Gables property management group doesn’t go above and beyond to appreciate their long term tenants as well as justify rising costs through their amenities or services. When we first moved in, there were TVs outside by the grills and in the fitness studios but they’ve all been removed/stolen and the business office doesn’t even supply printer paper (we have to bring them ourselves).
I love living at Uptown Trail! We’ve been here a year and a half and don’t see ourselves leaving anytime soon! I love all the place in walking distance and would definitely recommend to others!
Hello, since we visited the place we fell in love with the common areas, with the finishes of the apartment, we LOVE the area since we love walking along the katy trail, all the staff is super friendly.
I just moved in and had a wonderful experience. The front office was super helpful and friendly. I love my apartment and the community amenities are great!
For whatever reason, auto-pay doesn't work unless all roomates set-up auto-pay on a monthly basis, which is the dumbest system ever. Two other apartment complexes I've been at always allowed me to auto-pay regardless of what my roomates did, because we did sign separate leases and agreements. But with Gables, we signed separate leases and somehow whether or not we both auto-pay affects the other person's auto-pay - that doesn't make any sense. The payment portal said "Your outstanding balance will be automatically paid on [upcoming payment date] using your bank account" and yet my auto-pay didn't go through at all and I was charged a $270 late fee (I moved in less than a month ago and this was first full months rent pay). Management refused to credit/forgive the late fee (full rent was paid on the 4th, the first day of late fee) saying there are never exceptions. I blame Gables the property management company for their bad payment portal and for being so rigid as to never have forgiveness for a bad software system.

I came from an apartment complex that I had a horrible experience with. I was extremely hesitant and scarred from that experience when looking around again. Gables Uptown Trail has renewed my faith in commercial apartment complexes. The apartments themselves, the community spaces and amenities are the best you will find in the area for the given price point (which may I add is incredibly generous given what other places are currently charging). The entire staff is friendly, helpful and professional. Alicia with the cleaning staff never fails to make me smile. Do not live here. Every time there is a power outage it triggers the fire alarms, including in subzero windchills during rolling blackouts. This is definitely something they won’t tell you when you’re signing a lease. This is just one of the many problems this apartment building has. Beware!

I have lived here about a year. The location is great, and interiors are nice with hardwood and modern fixtures. The office staff are very friendly and helpful. The pool is solid, and the gym is decent (pretty small) but the equipment is new and clean. Overall, I have been pretty happy living here. My one big complaint is the parking garage. There is a serious problem with break-ins in the garage, as both my roommate and my car have been broken into, as well as every. single. friend. I have living in this building. The lack of any working security cameras in the garage and # of break-ins has caused me to not feel comfortable parking my car at night in the "gated" garage. I think this may cause me to reconsider re-upping my lease in what would have been an otherwise very pleasant stay in this complex. Everything is great except for the security.
So here we go, I have lived at gables uptown trail for 2 years now (although I am moving out this weekend). My unit was brand new when I moved in. I have generally been very happy. The location is perfect if you are set on the uptown area - literally everything in uptown is walking distance from here. Katy trail is your backyard and McKinney is your playground. I notice there are a lot of people who complain about noise... I guess I got lucky bc I live on the side that faces fairmount street and not the bars or construction. it's very quiet on this side (besides the occasional 2am drunk that feels the need to scream his drunkenness while walking home). The units are well built. I have never heard any of my neighbors on either side of me and all units come with built in wall speakers (of which I have blasted at 1am w no complaints.) in fact the only time I hear ppl blasting their speakers is when I'm on my balcony or my window is open. With that being said - the building is experiencing typical aging. That or whoever moved in above me last year jump ropes at 3am or is literally sprinting across their living room like their house is on fire at random hours. The Maintenance team deserves 5 stars all around. These guys are AMAZING. The response time is incredible. For example - I literally noticed this morning as I left for work that my AC filter needed to be changed so I logged in online at my lunch break and sent the request....it was done by the time I got home. The maintenance team here is incredibly consistent, fast and reliable 24/7. They are by far one of the biggest perk of living here. And trust me these are things you learn to appreciate when renting. Now the issues I have/had - every so often the guest gate entrance fails to work. It's a hit or miss. Although when it fails to work - it's not that anyone can open it and get in, it's that when ppl try to call u from it to get it, it never works and they are forever stuck outside until you go physically get them. Also - the door from the parking garage randomly doesn't work with my fob and it usually happens when I'm carrying a ton of groceries which ticks you off even more bc u can't get in your own building without walking around to the side or another entrance (I have met multiple residents this way, being stuck in the garage together). The hallways smell weird, just weird. All of them, but at least they play music in the hall speakers? And finally there multiple holes, chipped paint, miss
I've lived in the Gables Uptown Trail for almost a year now and it has been a great experience so far. The location is very hard to beat with it being right next to the Katy trail/Ice house and a short walk away from all of Mckinney. The hallways are always clean and the staff is also very helpful. Parking garage has two gates so it is safe and I've never had a problem finding a spot. I've rarely had trouble with noisy neighbors, although I don't know whether to attribute that to thick walls or good neighbors. Pool is also pretty dope in the summer. I can think of two minor complaints: 2/3 treadmills in the weight room are broken most of the time, and the building is directly under a morning plane route going into Love Field so there is frequent low flying plane noise in the morning.
I have been a Gables resident for 3 years now. The main pros to living at Gables outway any cons they might possibly have. The pros are: 1) The longer you live there the more perks/rewards you recieve. 2) The staff is very timely, helpful, AND friendly! And 3) Gables constantly updates their services to the needs of their residents to make it the best possible environment to live in. I am a satisfied Gables resident to say the least!
