Newport Beach, set along the California coast, combines coastal living with a relaxed beach atmosphere. The city's harbor, one of the largest recreational boat harbors on the West Coast, houses approximately 9,000 vessels. One-bedroom apartments average $3,108 per month, while two-bedroom units average $4,013. Notable areas include Newport Coast, Balboa Island with its waterfront properties, and Corona del Mar.
The city offers abundant outdoor recreation opportunities. The Upper Newport Bay Ecological Reserve welcomes visitors with walking trails and wildlife viewing, while Crystal Cove State Park features coastal hiking paths and marine life exploration. Fashion Island stands as the area's primary shopping center, and the historic Balboa Pavilion, dating to 1906, represents the city's maritime history. The Balboa Peninsula's eastern tip, known as The Wedge, attracts visitors to watch its powerful waves.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Waterfront
Do not move here unless you want constant construction, poor maintenance, amenities that are old and no longer work. Don't believe what is posted on the website about the community.
The exterior stucco is falling off, two balconies have collapsed since I have been a renter. Dry rot throughout the complex and in my unit. Parking is an issue, I routinely have people park in front of my garage or in my parking space. There is also a pretty serious rat and cockroach problem. We had black mold in the swimming pool recently. There is a foul sewer smell as you enter the driveway. This week, an emergency sewage surge and remediation took place (unable to use any water for toilets, showers, sinks, etc for 8 hours). Quarterly they blast the sewer with water and all these little pink shrimp like creatures cover my porch. I have lived here for over eight years, the exterior has been in disrepair for years and it continues to decline. Now on the fourth owner in 8 years. The rents keep going up but the complex is not property maintained. Ownership only does one year leases and refuses to make any interior repairs or maintenance upon renewal. New ownership is late to send our lease renewals. I could go on but I think that you get the picture.

Hi, we are so happy to read such a great review about The Waterfront! Have a wonderful day! The Waterfront Management Team
Small apartment complex and very quiet. Great location. Love that you can walk right across the street to get coffee or run into Pavillions. Garage is just a single car but is larger than it looks with some storage space.
This is a friendly community and the staff is always very helpful
