Absolutely love the apartment but too many irresponsible dog owners who put them on their balconies and allow them to bark for HOURS. Location is perfect for easy access to all parts of the city.

My application process was difficult and the communication with the leasing consultant wasn’t the best. On move in day, there were a lot of issues unaddressed in my unit. The manager did have someone to look at them but as of today only two items off the long listed have been completed!

I’m just a week in but my rental experience has been great. I love the facility, the amenities and the location. The apartment unit is nice and has a lot of top notch features that I like. ????

I love my apartment. The parking is good. The office staff was awesome in getting me all settled in. I have great access online. I feel safe and secure in my new place.

Over the years it’s been ups and downs. We made it thru the pandemic. Thankful that I was here it made isolating in place a lot easier. From the office staff, maintenance and residents I love calling the Waterford home

The gym could be updated, but I like living here. The location isn’t bad, you can walk to a lot of places. There are homeless people in the are but that’s pretty all of Atlanta.

This apartment looks kinda old, but actually, it is really solid. I have lived in several apartments, but this is the best apt for soundproofing.

The Property Manager Jennifer is amazing! The property is always clean and inviting. They have multiple resident events and have a strong sense of community. You would love living at The Waterford.

I really enjoy living here so far, apartments are really spacious and cozy. Maintenance gets things fixed quick, housekeeping does a great job at keeping the building clean and everyone in the office is pleasant. The location of the apartments are so convenient and you can walk around the neighborhood.

From the management team to fun activities put on by The Waterford. The experience is great including workout classes that have began on Wednesday evenings.

GOOD: Location, proximity to Publix, Walgreen's, GA Tech, the airport, Emory Midtown Hospital, Renaissance dog park, spacious and renovated units. Needs improvement: Attention to detail, work order prioritization, response time and completeness of the response.

Lindsey and Trisha were very helpful and informative. Their exceptional customer service is what sold me on the apartment.

We went two weeks without our oven.

My husband and I are new residents at the Waterford. Within 2 weeks time we've witnessed during the evenings shootings, people yelling at all hours of the night, cars racing down Piedmont and construction noise all around. Additionally, there's been a few days of noise within the building from work being done. Management doesn't provide a heads up and my husband works overnight and I work from my home office. Never lived anywhere where management didn't give a heads up to ridiculous noise that will take place in the bldg. We still have 13 months left of this.

We think this is a great community based upon all the great amenities and the location.

It comes off as a 5 STAR hotel on the outside,or elegant condominiums. Presidential in the lobby. Beautiful scenery.Skyviews of Atlanta,on the top floor.Newest technology delivery system in mailroom.Always clean. Most modern fixtures inside your home. No noise pollution. Spacious apts..

I have been trying to contact someone in the office for 3 days calling multiple numbers and leaving messages I have yet to receive any communications back

I would highly recommend this apartment community due to the excellent leasing office staff and maintenance staff. The apartments are spacious and well updated.

Because I love the building so much, I would recommend living however the price is a bit steep

Michelle was phenomenal. She really worked with me to find a unit that I would love and feel comfortable calling "home."

I'm overall happy with management, but other things about the building are lacking - and shouldn't be. A simple, HUGE, remedy to most of my concerns would be to wash the years of film off the windows. The property owners make too much from us not to take care of this simple thing. It's gotten so bad, I can barely see out of mine - and it's changing the feel of my apartment; which will ultimately cause me not to renew. Do better...

The community is very well maintained and the atmosphere is professional. The staff is professional and engaging.

The location is excellent to so much and the fact that Piedmont Ave is so accessible to so much that it is easy to recommend The Waterford to others.

I looked at the apartment two years ago and excluded it because of elements that existed then that are no longer present under current management. I love the location, the views and the apartment layout.

The staff recognizes you and respond to you as a community and also in a way that makes you feel valued and appreciated.

The apartment is great! The only downside is the location (mainly the homeless people lingering in the area, which is not Waterford's fault obviously)

I think its a beautiful complex in the perfect area with great features and amenities. I think just some work to plumbing and mail organization would go a long way :)

Noise on my floor has been crazy loud every night and hallway smells like weed couple times a week. Smell can be overwhelming...

I love the location, the amenities, and also the floor plan of the model unit. I was very impressed by the safety and security of the community, as well.

The only negative about the area is the homeless problem, but this is out of control of the staff. It has definitely gotten better.

Overall, the staff and amenities were great. The neighborhood could be a little sketchy and other residents weren't respectful of their fellow neighbors.

Anthony & Michelle do a great job and are extremely responsive. With all of the troubles I had with the online application process, if it weren't for them I would not be living here.

The property management team at Water is one of the best I have ever encountered, working always in a professional and friendly manner. I worked with Jennifer and Ashley and they tackled any issues that came up without any delay. The maintenance crew and concierge at this property is also wonderful. The amenities are well kept and very, very nice.

I have been living at The Waterford on Piedmont for several years. I enjoy living here because the staff is always very helpful and very friendly.  The property is well maintained.  The maintenance staff is prompt and thorough.  The location is extremely convenient to the interstate and most major venues in the city. I highly recommend this property.  It is a nice place to live.

I've lived here for about 10 months now, and I would recommend the Waterford to my friends and colleagues who are looking to live in the city. My office is downtown, so I'm able to walk to work everyday. And since there is a Publix and a Walgreens across the street, I hardly ever have to drive anymore (which is fantastic because I hate Atlanta's traffic). There are some great restaurants within walking distance as well. As far as the homeless people in the area, you're going to get that anywhere in Atlanta. I lived in Buckhead for the last 3 years and we had just as many homeless people in that area leaving drug paraphernalia all over the place as there are here...it's a city-wide problem. Anyway, I walk by the homeless shelter at least twice every day on my way to and from work and I have not had any issues with the people around there. The management team here is super friendly and always welcomes me home when I walk in the front door. The maintenance team is very responsive to requests and always follows up to make sure I'm satisfied with the work. My apartment stays pretty quiet with the exception of some sirens here and there (my unit faces Peachtree St and Emory Hospital), but I rarely hear any other tenants in the hallway or through my ceiling or walls. Of all the places I've rented here in Atlanta, this place is by far the best and I would recommend it to anyone who is interested in living in the city.

One thing that you will notice is that the good reviews on here were when Brenda was a part of the management team. Ever since Emily and Ashley have assumed roles in management, seemingly all quality that remained at the Waterford vanished. The hallways in the building are consistently filthy, so if your room is by the trash shoot then get ready for the "gifts" that will sit in front of your room for weeks on end. If you enjoy bringing your guests up to your room in the refreshing scent of marijuana in the elevator, then you have found your dream apartment complex. If your idea of celebrating a holiday is the police being called over 3 separate times to your apartment pool because over 150 of Atlanta's finest showed up on July 4 to scream profanities over a loud speaker as people who aren't even members litter the pool with glass and trash (shutting the pool down for nearly a week), then you have found the place to be in Atlanta since management decided that it would be a convenient day to not have someone oversee the facility (even though the same thing happened the previous year and yet they work on Christmas). Nothing screams high-class, luxury, and family-friendly like 10 girls twerking below your balcony. If your dream is to live across the street from a park that is consistently referred to as "Drug Park" where the homeless shelter is 2 blocks away and you can always find a used hypodermic needle if need one on your morning walk, then you will be in the perfect location! If you like for your property management to come up with arbitrary complaints as you move out as to ensure that you do not receive your damage deposit back upon departure from the apartment complex, then the Waterford on Piedmont welcomes your business. Emily and Ashley are excited to graciously welcome you to the "community"...until you sign the dotted line, then you are another person they can try to suck more money out of, despite the fact you are already paying a ridiculous amount of money for a sketchy location and minimal service. But who knows, maybe you will be one of the few that decides to renew a lease with Waterford, because once you endure life at Waterford, you begin to put the pieces together as to why they have so many empty units. When I initially moved in, I expected to be a long-term resident, but I felt like throwing my own kegger on the pool deck the day my lease expired.
