Property Ratings at The Village at Wildcreek Apartments
Review of 2bdrm/2bthrm 1,050 sq.ft. Unit POSITIES; 1) Nice open floor plan with good space, 2) Medium sized patios that are "NOT" boarded or stuccoed, which have a good size storage closet, 3) Wide entry way, 3) Maintenance is adequate, 4) Office staff adequate, but can be evasive, 5) Easy access to freeway 395 & 8 . NEGATIVES; 1)This complex is in direct air traffic flight routes, as well as traffic from military planes, 2) Tenant noise & disturbances above, below and adjacent common - could be reduced with better insulation, 3) Carport space is a separate charge from rent ($10.00 a month), 4) W/D in unit is a separate charge from rent ($15.00 a month?), 5) As of July 2016 tenants are being charged Garbage $15.00 a month/Sewer $29. & some change a month/Water $7. & some change a month ( before only a water fee of $28.00 a month was charged for a 2/bdrm/2/bthrm unit), 6) Landscaping has suffered severly due to numerous factors, but maily due to lack of appropriate, specific & inclusive water management- regular weeding is non-existent, pruning rare, 7) Parking in non-covered spaces is competitive, therefore restricted. OVERALl IMPRESSION; Prices for apartments, while competitive with other Sparks/Reno apartments are "prohibitive" for most renters. The reality of a at least 7% hike (2015) and a 9% hike (2016)in apartment rental costs to tenants in Sparks/Reno is indicative of a collusion of interest predicated by overly greedy "investors" Most renters have not received a cost of living increase nor wage increases in the last 3-4 years).
