I like it here. The only thing is the neighbor across has a dog that barks almost all day. It starts early morning. I get it the dog goes on the patio. It should be the owners responsibility to stop the dog from barking. This is an everyday and almost all day situation.
They offer excellent service and it is a very safe community, especially very good hygiene, they definitely offer good attention, I highly recommend it, not to mention that it is a place that offers a nice and cool space for children
We along with other tenants we've talked to are very concerned that the security gates have not been working for over a year now. Having security gates is one of the most important reasons people choose to live here. Recently they promised to get it fixed and started to have people work on it and then the work stopped and we have not heard any thing since. THIS IS UNACCEPTABLE. Also we have been disturbed by freight trains on a nightly basis and they're loud and wake us up every night. We did not sign up for this at all.
Village at Gracy Farms is a great community to live in. Very clean , good maintenance, nice overall landscape . Apartment sizes are good. Only thing which I don’t like is that Fetch service charges each month which is used rarely

Stay away. Management is horrible. Apartments are old. Maintenance takes weeks to fix issues and half the time they don't fix anything and blame it on the apartments age. Paint peels off the walls. Roaches and bugs are a constant occurrence despite constant cleaning. Gate has been broken for 8 months with no plan to fix it. Do not rent here.

Horrible Security & Maintenance – Avoid This Complex! I’ve had nothing but issues since moving here. The lack of security is unbelievable – Amazon packages are constantly stolen, my car was broken into, and the so-called “gated community” is a joke. The gate has been broken for over a year now, and despite multiple complaints to management, they’ve done absolutely nothing about it. They just keep saying they’ll “get it fixed” but nothing changes. On top of that, maintenance requests take forever. It can take 4 to 8 weeks for them to fix anything, even while you’re still paying full rent. It’s clear they don’t care about the safety or comfort of their residents. I’m beyond frustrated and would not recommend this place to anyone. Don’t waste your time or money here!

Clean place like the way it looks and pool is nice . I would recommend living here . The rent is a good price . Also have good parking on site

Overall stay was ok. There are some issues with no gate working and stairs were not clean sometimes work orders take weeks.The rest was good staff was helpful . I would say the additional $15 fetch packages charge should be optional cause no one actual uses it

At the moment things are starting to go downhill with the new management. The gates have been broken for months, they aren't providing bags at the dog stations or taking out the trash at them. The 'updated' gym lacks equipment and hasn't been cleaned in a long time. No one answers the phone when you call and there's rarely any one at the desk and the mailbox to mail out letters us broken.

The pros are that this is generally a very nice place to live in a great area of Austin at decently affordable prices. However, there has been so much turn over in the office that things have been very mismanaged here lately. I have had various issues recently, and the worst part is they NEVER answer the phone anymore. I used to be able to get through to the office by phone and now EVERY time I need something I have to gamble on how fast they will respond to my email or go to the office.

We are happy to live at Gracy Farms. Rental fees are fair, and the management team is very friendly. Our only request for the future is to improve the execution of maintenance requests—the main gates of the community have been broken since August 2024 and have yet to be fixed as of February 2025.

Everyone I talk to complains about the gates being open 24/7. Tenants say it’s the owners’s fault because they’re cheap. We have homeless problems , just last week several cars’s windows were broken, the furniture that’s left behind by previous tenants doesn’t get picked up in a timely manner, several tenants use their patio as a laundry room. People zip thru the gates and speed bumps and show no care for pedestrians. This property’s standards has gone down drastically since when I moved here in 2014 . That’s why I chose to live here again upon our return to Austin in 2019. Office personnel has a high turnover rate. What does that tell you. All I know is that I won’t be renewing when my lease is up.

Nice apartments. The only annoying thing is someone's dog keeps barking when they leave it on the balcony, always the same people. I also emailed the front office about the lights by the main entrance being out and they were on top of it. The lights still not fixed. It is dark and you cannot see people when they are walking. Also students stand and wait for the bus, you can't see them either. 2 times myself and I almost hit a person. That needs to really get fixed. Overall besides these issues, it's a nice place to live.

The apartments are spacious and well-maintained, with modern finishes that make the space feel both stylish and comfortable. The amenities are definitely a highlight – the pool is beautiful, the gym is well-equipped, and the outdoor grilling areas are perfect for weekend gatherings. The management team is responsive and professional, always addressing any concerns. I also appreciate the convenient location – it’s close to major highways, which makes getting around Austin a breeze, and there are plenty of shops and restaurants nearby. One downside would be the noise from the nearby roads, but it’s not unbearable, especially with the windows closed. Overall, it’s been a decent experience. We’re just disappointed in the maintenance. It took over a month for one item to be addressed (which I fixed myself). Now it’s happening again. There isn’t adequate hot water (I boil water to heat up the bath). But if those items weren’t an issue, we’d have a smooth and pleasant experience.

Good location and nice looking grounds. The maintenance staff works hard and they stay busy. They recently remodeled the gym, pool and common areas and they look good, but the gym is lacking in equipment and the exercise bike is unusable. The grills have been a problem and abused by the community. The security gates haven't worked for quite some time and one of the doors doesn't shut most of the time. You can't put letters in the mail, because that door is broken and won't lock, so they need to be taken to the post office. The dog park and play area are large, but need an update. The office staff has changed a lot recently. They are nice, but they've redone things, and need to lock the doors frequently so they can show apartments. They've also stopped sending out notices to the community on things such as events or when/why they've shut the water off or locked the pool, so communication is really lacking.

Enjoying our new apt since our new 1 week move, everything works great and love the atmosphere and my pets enjoy it as well, management did a great with assisting with the process, looking forward to a fabulous year with The Village

Walking distance to the Domain and less than a mile drive to supermarket and restaurants. Still lots of construction going to Burnet Rd but maneagable.

A decent apartment complex at a great location. The interior is fairly old and can use some renovation. Also, first floor apartments will see a lot of insects and bugs.

We just arrived but had been an excellent experience so far, near to my kid's school and not far from work quiet and peaceful always find parking near from my apartment

We are great fans of our community! We like it’s location, absence of noise, lovely pool area and of course reasonable price for the rent. There is no issues in communication with community managers and they are always ready to help with any questions.

I've lived at Village at Gracy Farms for four years and have had a great experience. The community is friendly, well-shaded, and peaceful. I also appreciate hopping onto Mopac easily and having quick access to the Domain.

I like the apartment but the parking is not great and the amenities are not the best. Grills are a mess, the pool is regularly closed, and I feel like a bunch of non residents are always at the pool as well. There is homeless camp near by and they come in at night and dumpster dive. Affordable for what you get.

I love my apartment. I really like the layout and the storage. I have two closets in my front entryway in addition to a pantry in my kitchen.

As soon as I entered this apartment I loved it. I always wanted a patio with sunlight and I have it now. Home is spacious and I very peaceful here.

No community engagement activities. No instructions on how to use the grills. Not a secure neighborhood. Staff are nice & helpful. No community computers and printers.

Nice place and area, the apartment complex isnt too noisy and I am able to find parking easily. I wish that there was less wasps around the area but other than that it is great.
