North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. It is a highly sought-after neighborhood, home to JJ Pickle Research Campus of the University of Texas at Austin, the upscale outdoor shopping mall the Domain, and Austin Community College: Northridge Campus. Downtown Austin is only about eight miles south, but with so much happening in North Burnet, you may find all you need in the neighborhood. For those who are commuting, I-35 and the Mopac Expressway are both easily accessible, and so are several bus stops.

Within walking distance from the Domain and still in a quiet neighborhood. Restaurants and grocery stores less than 2 miles as well as the Q2 Stadium.
My experience this far has been good. The office staff has been professional and provided great customer service since the beginning. You can tell they truly care about their community and residents. The apartment is spacious and comfortable; it’s for sure worth the monthly cost. I can honestly say this has been one of the first apartment complexes I have moved in where the unit was fully cleaned, and very little things to mark on the resident move in sheet. The small thing I needed fix I was able to submit a maintenance request and they came to fix in a timely manner. The area is quiet and convenient to so many places such as shopping, food, adventures, health care places, and so much more. I would recommend the property to anyone looking for a home. It has the amenities- I look for when looking for a place- washer/ dryer in unit, balcony, pool, gym, open parking, etc…
Living in the Gracy Farms community is peaceful and relaxing. It has a cozy village feel with plenty of green space and a quiet atmosphere. It’s one of the best communities to live in, perfectly located close to The Domain and all the conveniences you could need.

I looked at some apartments before visiting the village at Gracy Farms and I have to say that I was immediately struck by the residential complex and the care taken in everything, but above all by the availability of Isela, the girl who took care of our contract, who was very quick and accommodated all our needs. Management is super helpful and timely with their responses. I didn’t realize how much I loved having the office open until 6pm on weekdays, they are very reachable, definitely the biggest highlight! The area around the apartment is very nice and I’m excited to explore it more as I live here. Great access to Mopac, Domain, and Walnut Creek Trail.

I really like my apartment and feel it's quiet, neighbors are nice and my maintenance issues are addressed quickly. I think the complex could be better at communicating changes in a timely manner, answering the phone more promptly, and keeping better care of the pool. The pool was a main selling point for me in living here, and I feel like it's closed very often and it needs more regular cleaning.

The application process was smooth and hassle free. I got my apartment on committed date. The maintenance service is also quick and easy. Most of the maintenance requests has been completed within short period of time.

For the most part, we really enjoy this apartment community. The location is great, on the Walnut Creek Greenbelt and walking distance to the Domain. It is our first experience living in an apartment since selling our home. The staff are friendly, and professional and do a good job of maintaining the property. However, there are a few things that are concerning – in the year and a half since we moved in, they have changed Property Manager’s three times and we have noticed high turnover in their maintenance staff. The major issues we have asked to be addressed, are still not fixed. The entry gates have been out of service for over a year. The grills in the pool area don’t function properly. And the pool has been closed six times now this summer for a week or more due to an inability to get the chemical balance right. The pool area is lovely and one of the main reasons we chose the Village at Gracy Farms. But here we are, just days before a holiday weekend and our pool is green.

Pool has only been open half of the summer, management doesn't communicate why or when. Dog rest areas aren't stocked and have been empty for weeks.

Portal is easy to use, and I enjoy how close it is to everything including the domain mall, dining, and of course the HEB for groceries is all perfect.

Our gate has been broken for a year. Someone tried to steal my car out of the car port and totaled it. Management lied to me about my apartment having carpet. I specifically requested an apartment without carpet and when I showed up…..carpet. Management has not been communicative. I’ve sent multiple emails that have gone unanswered. The maintenance team has not been helpful.

Over the past year staying at VGF, we have noticed that the community amenities are not well maintained. This community is supposed to be gated, but the gates have not been working since August 2024. This year, the pool was closed for the entire Memorial Day weekend — a time when people are off work and planning to relax and enjoy the pool. There are also a lot of mosquitoes in the community, which makes us feel that pest control — which we are paying for on a monthly basis — is not being performed regularly.

We really like our place, the view of the pool,and the gorgeous large oak trees on the property. It is peaceful and quiet here. The management at The Village is genuinely approachable, empathetic and kind. Great job on remodeling the pool and the gym last year.

Management is nice, the complex is pretty well maintained. They took the doggy bag dispenser down near building 10 and 2 (annoying). Plus the water bill has been unreasonable recently, over $70 with no offers to figure out the issue

I like it here. The only thing is the neighbor across has a dog that barks almost all day. It starts early morning. I get it the dog goes on the patio. It should be the owners responsibility to stop the dog from barking. This is an everyday and almost all day situation.

We along with other tenants we've talked to are very concerned that the security gates have not been working for over a year now. Having security gates is one of the most important reasons people choose to live here. Recently they promised to get it fixed and started to have people work on it and then the work stopped and we have not heard any thing since. THIS IS UNACCEPTABLE. Also we have been disturbed by freight trains on a nightly basis and they're loud and wake us up every night. We did not sign up for this at all.

Stay away. Management is horrible. Apartments are old. Maintenance takes weeks to fix issues and half the time they don't fix anything and blame it on the apartments age. Paint peels off the walls. Roaches and bugs are a constant occurrence despite constant cleaning. Gate has been broken for 8 months with no plan to fix it. Do not rent here.

Horrible Security & Maintenance – Avoid This Complex! I’ve had nothing but issues since moving here. The lack of security is unbelievable – Amazon packages are constantly stolen, my car was broken into, and the so-called “gated community” is a joke. The gate has been broken for over a year now, and despite multiple complaints to management, they’ve done absolutely nothing about it. They just keep saying they’ll “get it fixed” but nothing changes. On top of that, maintenance requests take forever. It can take 4 to 8 weeks for them to fix anything, even while you’re still paying full rent. It’s clear they don’t care about the safety or comfort of their residents. I’m beyond frustrated and would not recommend this place to anyone. Don’t waste your time or money here!

Overall stay was ok. There are some issues with no gate working and stairs were not clean sometimes work orders take weeks.The rest was good staff was helpful . I would say the additional $15 fetch packages charge should be optional cause no one actual uses it

At the moment things are starting to go downhill with the new management. The gates have been broken for months, they aren't providing bags at the dog stations or taking out the trash at them. The 'updated' gym lacks equipment and hasn't been cleaned in a long time. No one answers the phone when you call and there's rarely any one at the desk and the mailbox to mail out letters us broken.

The pros are that this is generally a very nice place to live in a great area of Austin at decently affordable prices. However, there has been so much turn over in the office that things have been very mismanaged here lately. I have had various issues recently, and the worst part is they NEVER answer the phone anymore. I used to be able to get through to the office by phone and now EVERY time I need something I have to gamble on how fast they will respond to my email or go to the office.

We are happy to live at Gracy Farms. Rental fees are fair, and the management team is very friendly. Our only request for the future is to improve the execution of maintenance requests—the main gates of the community have been broken since August 2024 and have yet to be fixed as of February 2025.

Everyone I talk to complains about the gates being open 24/7. Tenants say it’s the owners’s fault because they’re cheap. We have homeless problems , just last week several cars’s windows were broken, the furniture that’s left behind by previous tenants doesn’t get picked up in a timely manner, several tenants use their patio as a laundry room. People zip thru the gates and speed bumps and show no care for pedestrians. This property’s standards has gone down drastically since when I moved here in 2014 . That’s why I chose to live here again upon our return to Austin in 2019. Office personnel has a high turnover rate. What does that tell you. All I know is that I won’t be renewing when my lease is up.

Nice apartments. The only annoying thing is someone's dog keeps barking when they leave it on the balcony, always the same people. I also emailed the front office about the lights by the main entrance being out and they were on top of it. The lights still not fixed. It is dark and you cannot see people when they are walking. Also students stand and wait for the bus, you can't see them either. 2 times myself and I almost hit a person. That needs to really get fixed. Overall besides these issues, it's a nice place to live.

The apartments are spacious and well-maintained, with modern finishes that make the space feel both stylish and comfortable. The amenities are definitely a highlight – the pool is beautiful, the gym is well-equipped, and the outdoor grilling areas are perfect for weekend gatherings. The management team is responsive and professional, always addressing any concerns. I also appreciate the convenient location – it’s close to major highways, which makes getting around Austin a breeze, and there are plenty of shops and restaurants nearby. One downside would be the noise from the nearby roads, but it’s not unbearable, especially with the windows closed. Overall, it’s been a decent experience. We’re just disappointed in the maintenance. It took over a month for one item to be addressed (which I fixed myself). Now it’s happening again. There isn’t adequate hot water (I boil water to heat up the bath). But if those items weren’t an issue, we’d have a smooth and pleasant experience.
