additional fees are a bit too many, and would be nice to have access to the garage door for bikes. Apart for that, all the rest (Lounge, Gym, Pool, appliances, neighborhood...) is great!

Mediocre apartment, not bad, but nothing special. Good neighborhood. Great location. Standard amenities. So so communication with staff. New management has improved a bit. Complete disrespect for quiet hours. Usual trash problems. Parking is ok. Can I please have a window that opens in my apartment?

A gem in the city!

Living here is convenient to everything, the residents are kind, quiet and respectful, and Chris kills it at his job as he is attentive, professional, and makes you feel very welcomed. The building is always pristine and is overall very well managed. Unlike other places I have lived, I enjoy being a homebody here – my unit feels quite spacious for a studio and although it is an interior unit, I get a ton of natural light, which is a must for me. I love calling this place home!

Chris and Kyle are absolutely excellent at what they do and I appreciate them both for helping me lease a very affordable unit in the downtown area. The property is well maintained, quiet/friendly atmosphere, and easily accessible to great food places, an easy path to the park, the yummy coffee shop across the street, and the wonderful views of the city.

The Shoal has been fantastic! Just moved in and I couldn't have hoped for better. Kyle - one of the Leasing managers - was super helpful and kind. The amenities are great and the location/views are unbeatable.

Great Apartment in Downtown Austin

This is my 2nd time living downtown in Austin and I really like how it is close to the aliveness of the city but still a distance away from the noise and commotion of the bars, traffic, and busyness. The smell someone mentioned was only a one time thing as this is a brand new apartment building that opened this year, the smell went away quickly for me. The people are friendly, lots of cute dogs and the management staff organize fun and delicious community gatherings like delicious gourmet popsicles in the hot summer time, bird bird biscuit, and waffle extravaganzas (Thank you Chris!). After having lived right off of Town Lake I have found the cozy feeling of being a bit off the beaten path to be really enjoyable. I can still go for a run on Town lake which is less than a mile away and there is a very peaceful park called Peace park around the corner. If you want to live in a quiet beautiful Downtown apartment I would recommend this one.

My unit is often uninhabitable. I am there once a week and the water in bathroom shower, bathroom since and kitchen smells horrific. The sulfur smell is unbearable that last weekend we had to pack up our things and leave. We left water running for quite some time. And the smell was pungent and who wants to shower with that smell. Turning off the water heater is NOT the solution. So instead I’m told to run the water which is wasteful not to mention costing me money. I’ve lived in apts and came once a week and never has this happened in apartments I’ve lived previously.

Get in while there's still room!

All the downtown lifestyle without all the downtown hustle and bustle. This is truly a nice community with quick and easy access to anywhere downtown. The Shoal is surrounded by a bunch of law offices that don't generate much traffic. The early mornings and evenings are so serene and quiet. There is quick access to walking trails along Shoal Creek and to Duncan Park which are nicely kept. The property itself is a microcommunity but still offers all the right space to feel cozy. The management staff are also professionals to appreciate- Chris and Kyle are attentive and expeditious with residents. Pests? Not an issue. Loiters? Nope. Pet-Approved? You bet! I haven't found anything that's not to love. Bonus: Views for days.
