Property Ratings at The Residence at CTM
There's been two separate companies that ran the property while I lived there and they both were fine. Maintenance was quick and efficient, but the leasing office took their time getting back to you. I really loved my time there, except the ceilings were an issue if you have someone living above you. They are just too thin. It creaks with every small movement of whoever or whatever is above and music/TV comes right through. You can just hear way too much. If you get a 3rd floor unit, I think this could be a near-perfect place.

Office personnel won’t do a thing to help you unless it benefits them in some way. Avoid this place if you don’t want useless personnel running your apartments, they all should be fired and replaced!
I would recommend this community to anyone! The staff is great, very knowledgeable and makes living in this community enjoyable. Maintenance are some of the nicest people you will find and always go above and beyond to make sure what needs to be fixed is. I have lived here for 8 years and after living many places all over North America this is by far the best place I have been.
Management and maintenance staff are completely incompetent. Changing a light bulb takes anywhere from 2 weeks to a month for these guys (but only after having to stop by the office 5 times, send 10 emails and call about 20 times to follow-up on the lack of response). Management/staff never respond to emails and only very rarely answer the phone (don't return voicemail messages either). If you're like me and work for a living, this place will be a nightmare for you. If anything major is wrong with your apartment, prepare to spend countless hours (including lost productivity time from work, taking unnecessary paid time off, having to leave work early to rush home to speak to someone in the office) just trying to get staff to even begin to identify/address the problem. Oh, and hopefully the day you decide to leave work early to speak to them in the office isn't also the day they conveniently decided to only work a half-day (but don't worry, they'll effectively communicate the change in business hours by posting a note on the office door for you to see AFTER you've already gone through all the trouble of getting there in time). Essentially, the only thing good about this place is the location.
I have lived at The Residence for 3 years now and it has overall been a nice place to live. The management I had for about 2 1/2 years was wonderful, they held monthly socials at the office (pizza, fajitas, etc.), pet costume contests at the dog park, and they were just super friendly! The Residence went under new management a few months ago and all the events have ceased. The gym A/C was out for two months this summer. Just simple things like unlocking gates and bathrooms near the pool are missed. Other than that great location, pet amenities, pool, and square footage. Hopefully the new management will improve.
