Property Ratings at The Palms at Clear Lake Apartments
When trying to securing accommodation from overseas, a few of my emails or a few questions in my emails were left without response on a continuous basis. If it had not been for a friend of mine living in the area and willing to stop by, I am not sure how I could have secured an apartment in a timely manner. One is automatically offered a non-refundable deposit of $200. One has to proactively ask and then verify that one has paid a refundable one of $400. When I moved out, they charged me 30 bucks for a shampoo cleanup of the carpet (aren’t they supposed to replace the carpet automatically, after every move-out?) – that way I saved a lot on the deposit. But again, I am a very tidy person and no pets. Also, when one comes into the office to move in, one has to sign all the papers electronically. Even though there are computer stations in the office, one can’t use them, it must be one’s own device. (At least, one can use the property’s wifi.) At the same time, the terms clearly state that one can request to have papers printed out BEFORE signing. Yet, the lady at the desk brushed me off saying “Yes, but we don’t do it.” Well, thank you for printing out the signed package for me in the end AFTER signing. More and more apartments are equipped with the “Smarthome” feature. No matter whether one needs it or not or wants to use it or not, one is obliged to shell out 50 bucks for it (as well as for a long list of miscellaneous add-ons and fees such as common area usage and whatnot). Despite the website claiming that dangerous dog breeds are not allowed, I saw a Rottweiler in the complex. The apartments are in the process of being renovated, maybe that is why the bathroom in mine was so yellowish and in dire need of replacement. Other than that, it is more or less clean, with no cockroaches running amok. There are always enough parking spots, even late at night. Very quiet, too, and the grounds are just amazing! Maintenance requests were addressed timely. Did not appreciate the constant push to online and app everything. Having a washer and a dryer inside and not having to go to a laundry room is a huge, huge plus. Forgot to mention that at least two of my coworkers had lived here and rather liked the place. All in all, I second their opinion - despite the above drawbacks (from my point of view), it is the best in the area.

We moved into The Palms at Clear Lake Apartments on February 20th, and so far, it has been a great experience! The staff is incredibly friendly and always willing to help with any questions or concerns, making the move-in process smooth and stress-free. The community offers some great features that add to the convenience of living here. The trash service is a huge plus, making it easy to keep things tidy, and the smart home technology adds a modern touch to our apartment. Everything is well-maintained, and we’ve felt right at home since day one. If you’re looking for a comfortable and welcoming place to live in Houston, I’d definitely recommend The Palms at Clear Lake!

Walls are extremely thin, floors are squeaky, response time to issues is slow or non-existent, parking is not good, and loud neighbors. The price is too expensive for what you are actually renting. Not worth it.

The Palms are an incredible apartment living experience. I was placed in a horrible position through no fault of my own, a landlord backed out of a lease she had never signed on line, although I had. I asked that two repairs be done and she backed out after we had moved in. I went to the Palms with little time to move AGAIN, twice in one week, and Celeste was amazing. I cannot speak highly enough of the staff or maintenance . All minor maintenance issues were resolved in one or two days. Beautiful property, responsive mgmt.

Told me about move in special being 500 off my first months rent and yet I never received anything asked about it and they said they’ll do something the next month but never did I’m into my 3rd month I doubt they’ll do anything by now Apartments are pretty good some minor things but the front office lying to me ruined my thought of this place

I have lived at The Palms for two years and I like it so far. It's pretty quiet. I really enjoy the new gym and the Starbucks coffee machine. I had a minor maintenance issue when I moved in and they fixed it right away. The office staff is always friendly and helpful. My only complaint is that I wish they were completely done with renovations but I think they're almost done. Rent is a little bit more expensive but the community is definitely worth it.
I'm living without walls/ceiling from the hurricane, yet they raised rent without notifying me and told me to vacate in 60 days for new renovations (not hurricane related)

The apartment had no amenities, due to renovation, for nearly my entire lease, and nothing was done about it to compensate the residents. The leasing staff is overly bound by corporate, and can not do much to help you with anything. Not sure if this is the truth or something the office says when they don't want to help you... I was super annoyed that they charged me $78.25 cents for carpet cleaning, and then proceeded to remove the carpet from my unit for "renovation"(this means change the floors to cheap laminate wood and put fancy handles on the cabinets, you might get black appliances)... I sent an email to both the office and the corporate office requesting a refund for the charges, no response was given by the NOLAN Staff... Charging people for services you are not going to preform is JUST PLAN WRONG! BEWARE of the Management and the Corporate Office they are crooked, and have no problem charging you false charges. Do your self a real favor, and find a different apartment if you are looking for one.
If I could give this apartment complex zero stars, I would. Unfortunately, that is not an option. Numerous break-ins. Burned out security light bulbs replaced after 6 months. The gym has been CLOSED for months. MONTHS!! Management has supposedly been doing a renovation that is currently not on-going due to 5 (FIVE) violations by City of Houston Code Enforcement - just look at the main door to the clubhouse for the bright stickers to "stop all unpermitted work". What has the management company of this apartment complex done for the residents who don't have use of a gym that we all pay to be able to use? VERY LITTLE. They offered entrance for ONLY 30 people to use a local gym. These apartments are overpriced! Management claims that they are luxury apartments - nope! Cheap materials main seem good when they're brand new, but after a short time of being used the "cheapness" comes thru. Nolan Real Estate Development (NRED) could not care less about the residents here. They are a horrible management company. They do not post a phone number to contact someone there about all the issues at this apartment complex, because they know they would be flooded with calls from not only people at this complex but also from people at other NRED apartment complexes. Residents should be refunded money for not being able to use the gym or the business center! Save yourself some heartache and choose another apartment complex that is not a NRED community.
For the amenities and the furnishings I would think rent would be cheaper. The microwave is over 15 years old; the faucets leak and are old; countertop is formica. This summer it seems the pool is consistently closed for maintenance; the ban has run out of gas; the trash builds up every weekend and smells. The main benefit is that it is safe.
