As a licensed realtor, I typically help others find comfortable places to call home. That’s why I feel compelled to share our experience at The Oliver—because if I were advising a client, I’d want them to know what I know now. We’ve only been living here a few months, and unfortunately, the issues began early and haven’t let up. My wife’s car was stolen from the parking garage—and while theft can happen anywhere, what makes this worse is that we were given written assurance that the garage gate would be actively monitored by security to prevent unauthorized access. That never happened. The night of the theft, the guard assigned to the gate was sitting inside at the front desk, completely removed from the garage area and without any video surveillance. This wasn’t just a random crime—it was a predictable consequence of failed security protocols. And the way Streetlights Residential and ZRS Management handled the situation was, frankly, unacceptable. We were also told that a rat infestation had been resolved, but just last week, I saw a rat the size of a rabbit running through the pool and shared living area, just feet from our back courtyard space. This is not a minor issue—this is an ongoing concern about cleanliness and safety near indoor residential areas. I don’t normally post reviews—especially not negative ones—but as someone who helps people choose where to live for a living, I felt it was the responsible thing to do.

During the winter freeze event—when the garage gate was temporarily down—we took the extra step of hiring onsite security, despite having no legal obligation to do so. This was done proactively to help safeguard the community during an unprecedented weather-related outage. While we regret that your wife's vehicle was stolen during this time, our team responded immediately, including helping locate the vehicle and offering support in filing a claim through your renters insurance, which covers theft-related events of this nature. Regarding your concerns about pests, we maintain an active pest control partnership and regularly service all common areas. Isolated sightings—while rare—are treated promptly, and we encourage all residents to report such incidents directly so they can be addressed immediately. We understand how unsettling these experiences have been and want to assure you that the safety and comfort of our residents remain our top priorities. Our team remains committed to doing everything within our power—and often more—to support and protect our community. The Oliver looks beautiful on the outside, but our experience has been filled with serious issues that go beyond aesthetics. Security concerns: Our car was stolen from the “secure” garage after management acknowledged the gate was broken. Despite promising to have security present, no one was there. A When we asked the property manager (Megan) for help post-theft, she told us to park at a neighboring complex so it wouldn't be associated with The Oliver. The building took no responsibility. Health and hygiene issues: Multiple rat sightings in and around the building were never disclosed. We also experienced scratching sounds in the walls that were downplayed by management. Gnats are a constant issue throughout the complex—even in our clean unit—which raises concerns about what may be going on behind the walls. We have photo documentation. Other major concerns: -Frequent false fire alarms, including one at 4 a.m. -Repeated flooding and burst pipes, forcing residents to evacuate -Treadmills are broken and unsafe, despite multiple reports -Workroom Wi-Fi doesn’t work -Locks in stairwell don’t work properly The property manager, Megan, has been rude and dismissive and we have heard reports of mistreatment from her staff. The bright spots: The rest of the staff are kind, responsive, and professional. Hugo and Casey from maintenance are quick and dependable. Front desk staff like Benny and Ingrid are welcoming, and Amy & Dontrelle in the leasing office are helpful and kind. This building is indeed beautiful, but health & safety and management failures have made our experience incredibly stressful. We’re sharing this so future residents know the full picture.
