Property Ratings at The Kendry
Simply don’t move here. The leasing office staff are a complete nightmare—unfriendly, condescending, and quick to treat residents like they’re incompetent. They show no respect toward tenants, with the exception of one employee who is kind and clearly tries to separate herself from the others’ poor behavior. The only consistently helpful employees are the maintenance team, who are polite, responsive, and always do their best to resolve issues. The exterior doors, which you’re paying for as part of your “security,” rarely work properly. They either fail to open with the app or don’t actually lock and latch, leaving the building unsecured. Fire alarms go off nearly every other day, yet management can’t seem to identify the source of the problem. The fire panel and sensors blare day and night for days at a time. On top of this, people regularly smoke weed throughout the supposedly “smoke-free” property—inside units and hallways—making the entire building reek. The office refuses to address it, even though it would be obvious to confirm by simply entering a unit. The constant indoor smoking often triggers the alarms, leading to fire department visits at all hours, whether it’s 9 p.m. or 3 a.m. To make matters worse, some employees themselves reek of marijuana when off duty, which only highlights why nothing gets resolved. Rules are enforced inconsistently and selectively. The staff pick and choose who gets penalized. For example, they constantly threaten trash violations, but fines only seem to go to residents they’ve singled out. Trash cans are only supposed to be set out between 6 p.m. and 9 a.m., but some tenants leave cans out all day, or trash bags on the ground without a can during all hours including the weekend, with no consequences. Safety is another major issue. The complex claims to have “overnight security,” yet they can’t confirm when or if security is actually present. Car drag races in the parking lot go unchecked, and with the exterior doors often left unlocked, it’s not uncommon to see homeless individuals inside the hallways and stairwells. Also, your car isn’t safe in the parking lot due to common car break-ins and busted out windows. This property also relies on third-party vendors for almost everything, which means tenants end up paying extra for basic services that the complex refuses to handle directly. The trash service costs $35.00 a month when I can simply walk across the parking lot on my own but there’s no option to opt out o

I live here and it's dirty, smells weird in the halls, the EV chargers work from time to time, one door in my building is always open (even though it's supposed to be secured and entered through an app) the other door doesn't open at all so you have to walk around, internet goes out usually once a day, fire alarms have gone off several times this week (the latest at 3am on a workday woohooo!), they promised to clean the floors last week and never did (they haven't been cleaned in the year I've lived here, where I moved from cleaned them daily) I've over heard the leasing office talking about residents, sometimes you get people doing donuts in the parking lot while yelling and screaming in the middle of the night, gas grills were out on the 4th, someone ripped down a fire alarm in their apartment and because they couldn't figure out who they had to intrude in everyone's apartment to figure out who it was and even threatened getting the Fire Marshall involved to enter folks homes, clubhouse is nice but the stank nature of the leasing agents makes you not want to go in there, there's been a hole in the ceiling on the 1st floor near the elevator, Maintenance is good I will give them their due.

If I could give zero stars, I would. I’ve lived here for over two years and I honestly can’t recommend this place to anyone. The internet is absolutely horrible and it’s been an ongoing issue since the day I moved in. Constant outages, unusable speeds, and empty promises that “it’s being worked on.” They even said they’d reimburse us multiple times for the inconvenience, but of course… that never actually happens. Dealing with the leasing office is a nightmare. The property manager and leasing agents are rude, dismissive, and honestly just caddy. Instead of helping you as a resident, they seem more focused on finding ways to squeeze every dollar they can out of you. They hit you with ridiculous fees after the fact, often without warning, and will conveniently “forget” to mention certain things up front until it’s too late. It feels shady and predatory. And don’t even get me started on the amenities. So many things they promise when you tour the complex either haven’t worked for most of the time I’ve lived here or were never actually finished in the first place. For 2+ years, multiple advertised amenities have been broken, closed, or simply not installed at all. On top of all that, car break-ins are a huge problem here. It happens way too often, and management does next to nothing about it. It’s ridiculous to be paying this much and still feel unsafe where you live. Overall, this place is all about appearances. They sell you on a lifestyle they don’t deliver, then nickel and dime you while you deal with unreliable internet, unhelpful staff, safety concerns, and amenities that may or may not exist. Look elsewhere!! It’s not worth the stress or the money, especially in university area.

If you want a place that has wifi that goes in and out every 2 minutes. Then come on over. Been having wifi issues since I moved in and this company hasn’t helped any of the residents. All they want is money. 65 dollars for internet that doesn’t work

Ever since I’ve moved in a few months ago I have had an amazing experience! The entire community is so stunning and beautiful. I love my home, the staff are kind, attentive, and pleasant! They even have resident events monthly! I’ve brought friends and now they are moving here too!

I was one of the first people to move into the Kendry and it has been a wonderful experience so far! Anna has been AMAZING at helping me through the entire process and is always so kind and helpful whenever I have any questions. Rick has quickly responded to my maintenance requests and he always smiles and says hi when I am out walking my dog. The location is very convenient with quick access to NoDa, Uptown and my favorite grocery store Trader Joes!
