Property Ratings at The Kace Apartments
I would like to start this review by saying, it is not the building or location, that is the downfall of The Kace. It is the management and staff. I traveled to the office with questions regarding a late fee/balance I was informed of. I met with the unpleasant, impatient, and ill mannered manager of two years, Ana. Our conversation started off with immediate attitude, due to her assumption that I was another resident inquiring about the water issues going on. She did not introduce herself, she did not ask for my name or apartment number, and lastly, she surely did not carry herself as someone who deserves the title of manager. After my confusion, THEN came the question, "How can I help you?". By that time, the interaction and first impression was already distasteful. Our conversation was short and unsettling. Within the 8 months of living here, multiple online portals to pay rent have been offered to us residents. The portals often charge fees and are simply just flawed. Another option residents have is to use account routing numbers. Although this option is free, it take 3-5 business days to process. Which can cause late fees as well. There are "policies" regarding money orders, management has been trying to set in place. Which has, and will remain unsuccessful. It is in my opinion, that management should devote more time and effort into processing money orders, answering phone calls/emails, and most efficiently managing The Kace, instead of making content for TikTok and other social medias. Finally, I did not appreciate the expressed annoyance, or questioning as to why money orders are a preference to me. It is 2025. People have different sources of income, inconvenient pay days, multiple bank accounts, busy lives, ect. Us residents will pay rent how we please, and within the time dates that were communicated to us upon moving in. And if said times and dates have changed, that needs to be sent in a "blast" email ASAP!
Issues since I moved, they lied on application process, didn’t pay a credit for a special they had, they don’t spray or anything for pest, maintenance does not fix anything, office staff is really rude and never answer phones or emails. Very inconsiderate management, won’t accept rental assistance even though they tell you to get assistance. Apartments are falling apart! Totally overpriced!!! Run!!
They are rude not very helpful or considerate. They don’t communicate, barely fix anything. Do not move there not a good apt community not friendly at all, it’s all fake vibes!!!!!!
I’ve been here for going on 3 years and it has been in terrible shape since S2residential took over this property. I’ve had a gnat infestation consistently for a few months now. My apartment smells like sewage and management is terrible with returning calls and following up on said promises. Don’t fall for the “free” one month, the referral gift card, they are LIARS. Run!
I had to legally end my lease here after just 4 months of living here. I had issues with management even before I moved in, which should have been my first red flag. Between cracks in the foundation not being disclosed prior to me moving in, excessive bugs in and around my apartment (AFTER being charged for “pest control” that they never had), trash being everywhere on the property and management not responding to emails, phone calls or text messages, I had enough of this complex. I have never in my life dealt with more unprofessional people in my life in the management office. I have a FULL list of issues in my notes list on my phone I could talk about, but I think the main thing would be them overcharging me for rent for 3 months and claiming to fix the crack in the window when water poured into my apartment THREE separate times when they did not absolutely tops it for me. If I could give this place a 0 star rating, I would.
I've been a resident here for a few months and my roommates and I have had nothing but issues since moving in. For starters we were not informed that our unit was still being remodeled and wasn't finished until our move in day and they nearly didn't finish our unit but we pestered the main office continually until they did. We had issues with rent payment and recently the resident portal removed the pay rent button and so we've had to turn in a money order which they had lost for nearly a week until we went in person and asked why we were still showing we haven't paid rent yet. Whenever we have had to call the main office for issues about rent or anything else they would prematurely close out our requests as being resolved without even addressing the issues. That even got to the point where our issues were ignored for so long that my roommates and I would just repair what we could on our own. Pests are also a major problem and in the time we have been living here they have only stopped by our apartment once despite needing it multiple times. Also during the application process the price for the unit increased multiple times despite us having requested the same move in day and went from something within our preferred budget to something over but we were willing to try and give it a chance. The actual unit itself is nice looking with a big porch but for the price we pay and the issues we have had with the main office it has shown to not be worth it.

The Kace is going through numerous renovations to give our residents a new and improved living experience, and we ask for patience during this time of renovations.
Add me to the growing list of longtime residents who're displeased with the recent purchase of Windridge by "The Kace." Almost overnight, what was once a wonderful complex that felt more like a neighborhood has gone rapidly downhill. The once professional, adult office staff has been replaced with barely-twenty-somethings in over their heads and clearly out of their depth, the resident bulletin board was deactivated, and maintenance and groundskeeping have gone by the wayside in the name of unnecessary remodeling. Word around the complex now is that the new owners plan on raising rent to pay for a renovation of the management office, which is beautiful, in pristine shape, and is only being remodeled for aesthetic purposes. The new owners clearly have no care or concern for the people who made Windridge their home, and they've made zero effort to reach out to long time residents about the numerous changes they've decided to make. Good job in ruining a great place, Kace.

This place is awful! It was formerly the Windridge apartments and it has gone downhill since it got bought out in December of 2020. New management doesn’t communicate with the residents, I keep getting charged late fees with no explanation, no one answers the phone or emails. When the winter storms hit last month, I was out of hot water for a WEEK! The gym and pools have been closed the entire time of my stay. The apartment is crappy, the neighbors are worse. I was fooled by the photos online. Don’t make my mistake!

Do not move here under any circumstances. We lived at Windridge for 7 years while the old management team was here and they weren't 5 stars but I have never in my life experienced problems like this new team at the Kace. Our A/C has been out for THREE MONTHS and we go every week to get an update. They promise they'll set it to urgent or look into a rental unit, and THREE MONTHS later, nothing has been done. No one has even come to look at it. Their management of the winter storm was a joke. While there was no water, they had their buildings painted. Just look at new reviews elsewhere and you'll get a better picture. There are many similar apartments nearby, please don't give the Kace your money.

Cons Management is unprofessional. They take your money for pest control and I’ve been here for months and haven’t seen or heard of anyone coming to spray. Move in day - moved into a FLOODED apartment, when office staff assured me the apartment would be ready. Parking sucks. Half the people that park here don’t live here! People sit in their cars during the day with loud music and at night. Unsafe....YES there’s gates, but they stay broken so anybody can come. I’ve forgotten the code they been broken so long. Loud music from neighbors. Call the office to report it and a recording comes on and prompts you for security, then the line hang up you. Won’t be renewing my lease. Worse stay ever! Pro Convenient to my job...
LOVE these apartments! Management is awesome and location is convenient. Maintenance is also super fast to respond to any issues. Very nice community! Highly recommend!
My husband has been living here since the end of September. I moved with him in Novenmber, he failed to mention the bugs that are living in the apartment. He lived there there for over a month with just a small tote of clothes, a few dishes, and an air mattress. Then we move all of our stuff in before I find out about all these bugs. They come out of the sink, tub and toilet. He has had the office send the pest guy over every Thursday since October and it doesn't do anything. I moved in November 5th and the dumpsters werent changed until after Thanksgiving. There was trash everywhere! Also there is a dog park, but most people just let their dogs poop anywhere. This really isn't the apartments fault that people don't pick up poop but the dog park is so gross no one wants to go inside. Speaking of Thanksgiving, a man had his 4 tires stolen off his truck on that day. Then my husband's motorcycle was stolen the following week. If you don't mind living with bugs, then definately don't bring anything of value with you to the apartment.
Do not move in here, they have a serious roach problem and I keep my apartment extra clean. They have construction going on constantly and don't notify you and it's not worth what they are charging for rent. Maintenance never comes right away and the laundry facilities are gross!! Put your money into somewhere better.
After living there for about 2 years I was burglarized. While waiting for the police to show up I saw a neighbor moving out. We started talking and he said the reason he was moving out was because he had been burglarized a couple days earlier. He was in the same 8 unit section I was and management never notified me someone was just burglarized and to take precautions. I moved out in the middle of the month and had a prorated rent including the month-to-month fee. When paying the last month’s rent I went to the office to work with the staff to make sure the amount was correct. After moving out I received the final water and gas bill and paid that. They sent out 2 Move Out Reconciliation letters. The first one was not itemized, it just had an amount due on it. They then sent an itemized one including the water and gas amount I had already paid and an amount for prorated rent with no math to back up how they came to that number. Also in the Move Out Reconciliation they had ticky tack fees such as small carpet cleaning (which they offered to shampoo when renewing my lease), and some other small cleaning fees. I responded letting them know I disagreed with all the amounts listed and they sent me to collections. The amount is now on my credit report but there is no legal obligation for me to pay these fees. They never took me to court concerning these fees. Since I did not pay a deposit to move in, I cannot take them to court to return an amount they withheld. Small claims court does not allow slander cases to have this removed from my credit report. There are many other nicer places you can move into, you should avoid this one.
This was my first place on my own and it was great at first. Maintenance was a little slow to respond to certain requests but overall not too bad. I'm moving due to the random bed bug problem I now have. After alerting the front office it took two weeks for someone to pay attention to what I was saying. I'm really sad to leave because overall it was great but I'm terrified of bugs and BED BUGS are a no-no! I've saw other residents have made the same discovery and choice I did to move due to bed bugs. The complex should really look into this because it's a serious matter and other tenants should at least be told so that they can make arrangements to keep their home free of those pests. especially if your neighbor has them and they spread to your space. I would have definitely loved to stay but I can't tolerate that.
I've been living at Windridge Apartments for about 10 months now and it's honestly great! I have a 2 year old daughter and finding a safe place is not so easy now days. This place is surrounded by houses not other apartments so i feel like it's safer! The management team is very helpful! They treat you like family! As far as maintenance theere very great! They always have the apartment complex looking nice and clean. If you are looking for a nice,affordable, and safe place to live you should consider Windridge apartments! Thank you Windridge for making this place called home.
Aside from my past issues with the office staff (which was later worked out) the apartments are not bad for the price. Mostly quiet community, unless of course if you live by the pool. The grounds are well kept and the apartments are safe to be such a big apartment complex. The complex has recently switched management and I noticed that there are a lot of upgrades in the making.
