You will frequently find touch-up painting, carpet cleaning, and vacuuming occurring throughout each week. The Huntley would not be the vibrant and stunning environment it is without our service & housekeeping teams!
It has been good, my only compline is when visitors come they always have problem getting into the parking lot! I would expect to see an easier process then just dialing. Maybe allow residents to open the gate from their phone?

Not the luxury high rise experience we came to love. Since Ram has taken over The Huntley has taken a dive. It is slowly turning into a lower tier apartment, with dirty hallways, dirty elevators, most of our long standing neighbors have moved out. There is no respect for residents with reserved parking ($175mnth). Living experience no longer matches the living cost!

Leasing Manager is great. Gates are often inoperable. Concierge is not professional or accommodating at times. Parking is tight and they often boot residents.

Thank you for sharing your thoughts, though we are sorry to receive your feedback regarding our concierge team. Though not part of RAM, our concierge service provider takes customer feedback very seriously and we have made changes to staffing in the past to best suite the community and our residents. We have certainly experienced challenges with the gates, unfortunately due to the fact that vehicles very often hit them. However, after some very long lead times with the original gate service provider, we made a change, and the new provider can generally have the gates repaired and operating normally within 48 hours. Lastly, I am somewhat surprised to hear that you find parking 'tight' as we have abundant space in our 4-tier parking deck, and to my knowledge, I have yet to see the gate beyond 80%ish capacity. In any case, we appreciate your feedback, as it is testimonials such as these that provide us the opportunity to continue to improve and bolster our resident experience!
The Huntley is a Nice community. I feel safe here. It’s very pet friendly. The staff is kind and maintenance is pretty on time with requests. There’s 24 hour concierge. All guests must be announced before entering on to your floor. The building is clean with high end amenities. I’m enjoying my stay at The Huntley.

The number of dogs and the size of the animals in this building is ridiculous. I’ve watched tenants allow their animals to pee on the carpet on my floor, report it so the building can shampoo the carpet and nothing happens. The furniture by the elevator is filthy on my floor because they never clean it. Based on how much we pay, our experience should be better. They boot cars in the parking garage daily for the smallest reasons. Rent rates increase by hundred of dollars annually and the management company has negatively impacted all residents.

We are sorry to receive this feedback concerning pets on your hallway. We do have pet restrictions, including a 2 pet limit, required leashes/harnesses, and a 100 lb weight limit - though I believe our heaviest pupper is 50 lbs at the moment. It is unfortunate to hear your feedback regarding the cleaning of the hallways, including the elevator sofas, as we have these cleaned regularly and shampooed within 24 hours if any reported spills, stains, or accidents. Should you ever notice anything of this nature, please email us at thehuntley@ram-mgt.com and we will ensure it is resolved promptly. Lastly, regarding vehicle bootings, we are aware that prior management might not have truly enforced parking rules in all cases, but this is something we have had to focus on to ensure our parking deck is utilized only for our residents and their guests. Resident vehicles are only booted when; 1.) they are not registered - for the safety of everyone at the community, only registered vehicles can park within our parking deck. 2.) the vehicle is improperly parked (taking up more than 1 space, parked in a reserved parking space, parked in handicap parking without proper tags, parking in visitor parking, parking in a non-parking space). or 3.) if the vehicle is damaged or inoperable. To better convey the parking policies we have posted new signage throughout the parking deck and send a monthly email reminder to all residents. We know that no one ever wants to find their vehicle immobilized, but 99% of the time, there is a valid reason. In the extremely rare cases a vehicle is immobilized in error, they are more than willing to remove the boots at our request. Please understand that these rules are in-place to ensure the parking deck has space for our residents and guests, and not used by unauthorized individuals. This is an added layer of security and is one of the many reasons we have 75% fewer instances of vandalism in our deck than the rest of the Buckhead area. Thank you again for your feedback, we will continue to do all we can to improve upon our practices to ensure our residents feel content & satisfied in their decision to make The Huntley their home in the heart of Buckhead!
I love living here and enjoy being a tenant. The staff is very friendly and super helpful. The maintenance crew responds quickly, the management team is amazing and the concierge is very friendly and welcoming. The building is kept super clean and my neighbors are very respectful. If you’re thinking of renting here I highly suggest it.

This place definitely felt more luxurious when we moved in 2 years ago. There has been a decline in upkeep since RAM took over. We have voiced our concerns and always feel heard but haven’t seen any changes. We’ve seen a lot of amazing new luxury builds in Buckhead and unfortunately Will consider moving if nothing changes.

This Huntley is a very nice place to live, adjacent to Phipps Plaza & Lenox Mall. With added convenience, next to Highway 400 & I 85, in the heart of Buckhead. Everything you need Target, Public, CVS, eateries & UPS stores, a short distance away. The Huntley's staff, Aaliyah & Tom who makes sure residents are satisfied. I give, The Huntley five stars, based on continued consistency day to day keeping our home safe.

When we first moved in 3 years ago I would consider this a 5-star luxury condo, but the quality has only gone down along with high increase in rent each year. Care for the building has fallen off under new management. Rules that don’t make sense and are not implemented are created. Guests are constantly being booted with no proper signage any where detailing no parking or rules on parking. Hope this building can make a comeback for the better.

The Huntley was once the jewel of apartment living in Buckhead when we moved here back in 2018. Since, and after the pandemic, the property has become an urban hang out spot for YouTube influencers, rappers and nonprofessionals. I feel the quality of the property and service has gone down significantly. We love the location but are very disappointed in the current management. My hope is that things will improve in the coming months. There is a great opportunity for The Huntley to reclaim its status as the crown jewel of Buckhead. However, it's going to require some bold changes from the management and residents. Let's see how things evolve in the coming months.

While we have only lived at the Huntley for 2 months, so far everything has exceeded our expectations. Tom and the leasing team are absolutely wonderful to work with. Every interaction has been extremely friendly and attentive. Maintenance is fantastic and requests are quickly resolved. Concierge is also friendly, and we love that it is truly 24/7. Packages can only be retrieved by the staff, but that is preferable. We have had zero packages stolen, as opposed to our old apartment. The property is well maintained and amenities, from what I have seen so far, are well taken care of.

I love the community when I moved in 2 years ago. Clinton was an amazing leasing specialist who matched the ambiance and upscale styled community. I felt safe and amongst a respectable community that cared. However the management at that time did not follow his lead. I realized soon after moving in that although a non smoking community residents were constantly smoking weed and it was so embarrassing to have guests over. Luxury community and people smoking weed and can smell it in the halls. Not so luxury. Management recently change and it’s been better but the amenities like the pantry is never stocked can’t go to the pool now after 6pm and the booting is notoriously booting our cars regardless if there is a parking pass or residents they do it to make money. And we pay for parking. The new staff seems ok but too early to tell. Luxury but not so luxury. But I wouldn’t live anywhere else. I heard other places in the area are worse lol

The Huntley Apartments is an great place to live. I feel safe at The Huntley & enjoy all of the Amenities. Our new Management team is doing a fantastic job. Living in the Heart of Buckhead has amazing perks, one being, were located near Phipps Plaza luxury shopping mall & the Iconic Lenox Square Mall. Thomas, our new Property Director is kind & a great listener. Knowledgeable leasing agent thats polite & accommodating. Right now, I love living here. Thanks Huntley..

I love my apartment. However, there needs to be more security with regards to the parking garage and people just hanging out. There is constantly the smell of weed in the hallways. Also, the hallways and elevators need to be cleaned more frequently.

The Huntley is an amazing building with a spectacular location. The leasing team, maintenance staff and concierges are all warm, friendly, and attentive. Jaye from the leasing office always goes above and beyond. The common areas and rooftop are incredible. The building is very pet friendly and has a great dog park.
