The Highlands at Morris Plains

Was here a while and now leaving due to high rent increases and no communication from management. Also, service requests aren’t followed through and completed… Price is high for non luxury apartments and no amenities.

Staff is good, but there are other issues like 1. Maintenance: Repeated issues with hvac( keep failing) 2. Billing: Repeated issues with billing(wrongful charges and no resolution from admin)

I have been residing at the highlands since 2011. Building #2 All my beighbors are just like family. Very close and we look adyer one another. The maintenance crew are very efficient and friendly as well as the leasing office.

Everything has been amazing besides the heater malfunctioning within our 1st week here. The maintenance had to come more than 3-4 times, for now it's working fine.

So far your leasing office (Jewel) has made this a seamless process. The location is perfect and the amenities look lovely. The apartment itself is beautiful, looking forward to soaking in the tub and having in unit washer and dryer will make things much easier. The kitchen storage and stainless steel appliances are such a nice touch. My move in date isn't until the 31st but I'm looking forward to it.

Great neighborhood, everything is convenient to get to. Supermarket, church, eateries, etc. my neighbors are like family. We help and look after each other

Quite community, residents mostly keep to themselves, but all interactions are friendly. Would love to see some simple amenities such as a small playground/swings for kids added. There are also a fair amount of dogs, I feel the community would also benefit from a dog wash. Both things I feel could help this complex simply help build some community as well as keep up with other complexes in the area

I’ve had an overall okay experience renting here. The staff is friendly and responsive to any issues that arise. However, there is a problem with the intercom not working for more than a month, making it difficult when visitors come around or with deliveries.

Love it here! The community is so safe and clean! The staff is so kind and always on standby to answer any questions! The community is located minutes away from A TON of grocery stores, shopping and restaurants!

Management is excellent and quick to answer any queries. The building is well maintained, and proper hygiene and cleanliness are ensured inside the building premises. They lack few amenities, like game room and pool which should have been there for the rent we pay

I am extremely disappointed with the leasing office. They have been unresponsive and unhelpful for the past four weeks. Despite repeated requests, they have failed to complete the tasks we have asked of them. They claim that a staff transition is the reason for the delays, but it's poor management to transition all employees simultaneously, leaving no one available to assist tenants effectively. To make matters worse, the staff splits their time between managing our complex and another one, so they are rarely present in the office when we need them. This level of service is unacceptable and has made the experience of living here frustrating and stressful. I hope the management takes immediate steps to address these issues and improve their responsiveness and reliability.

Love the location. Being a quick walk from the train station and around the corner from Morristown is great! The community itself is also good, and is kept in good condition by the staff here.

Stray cats are very loud at night. They are always under my child’s window. Emailed management about it 3 times and no response. Other than the cat problem and being forced to use optimum it’s alright.

This is our Home- We all chose this place over many other places. Its beautiful and, kept up nice. Its close to everything...But It seems that the interest in a tenant stops once the lease is signed, and calls and emails just become a complaint with no resolutions.

My experience residing at the highlands has been wonderful thus far. My neighbors are wonderful. It is more like a family. We look out for each other which is a plus. Leasing office are wonderful as well.

Nice apartment, big windows, spacious, and fair rental rates. The grounds are attractive and well maintained. On site manager and leasing staff are great. Overall, a very nice place to live.

We have been here for almost 3 years now. Maintenance and Property Management are great. The apartment is nice and the location is convenient. These are the reasons that we renewed our lease one last time. However the noise levels in our building have increased over time. People can be inconsiderate parking in other people's assigned spaces leaving the garbage room a mess etc. The noise can be awful many days and is a big issue for me as it impacts my work. We have already talked to management and this is really beyond their control. So the noise is the main reason this will be our last lease term with The Highlands

I have been a tenant for the past 13 yrs and have been more than pleased with the cleanliness of the building and the safety assured me when I moved in. Lately I have not been pleased for the two reasons listed above. I notice at times doors are ajared. Too many feral cats roaming the grounds. It is disturbing to see for where there are feral cats there are other vermins.

One of the best property and staff in Morris plains

Moving out of my house to an apartment has been a great experience. No longer managing repairs myself because its just a post or phone call away with the maintenance team on site.

We have been happy at The Highlands at Morris Plains. Our 2nd floor apartment is very nice. The complex is well maintained. The location is convenient, close to shopping, the banks post office, parks, medical facilities and public transportation. Justin, Nina and everyone in property management are wonderful. Jeff and Jose in building maintenance are great. The only issue we have is the noise from the tenant above us. Which is not property management's fault. I would definitely recommend Highlands at Morris Plains.

The Highlands is a lovely community with professional staff and close to stores.

I lived at The Highlands at Morris Plains for a year and would have stayed if I had not switched job locations. Beautiful, spacious apartments and never had an issue with management. Maintenance requests were quickly handled within the same day most of the time. I commuted to NYC for half the time I lived here and although the commute was definitely long it was a 2 min drive to the train station and 15 min walk.
