The Guild is apart of a new and improved way of living. It is Somerville's 1st fully certified Passive House Net-Zero housing project with its high-performance and all electric design. Net-Zero refers to no-off site energy being required for standard performance as well as associated carbon emissions being zero through the use of renewable energy sources. The balance between the amount of greenhouse gas (GHG) that's produced and the amount that's removed from the atmosphere can be achieved through a combination of emission reduction and emission removal through the structure of the building. Cross laminated mass timber construction is incorporated to demonstrate the potential for alternative, low embodied carbon structural materials. By using these materials, we emit less GHGs into the atmosphere during production, installation, and deconstruction. Over and over, it has been shown that wood materials have lower embodied carbon than functionally equivalent alternatives. By stacking, gluing and pressing each piece together, it also calls for longer lasting construction, and reduced equipment needed. Benefits include drastically reducing energy demand, utility costs, carbon emissions, and air drafts. Also, it creates a space for better indoor air quality and quieter acoustics.

Property Ratings at The Guild
Brand new, bright and spacious feeling. Wonderful kitchen, great bathroom and exterior windows. I now really like spending time at home, and I am cooking much more than before, because it is just a really nice space to be in. The rent is good value for what you get. In unit laundry is super convenient. Building is very nice too, though there are still a few things getting sorted out since it is just getting going. I like the neighborhood better than I thought I would- lots of restaurants to try and a tasty French style pastry shop next door. The building is super energy efficient, which is cool. The heat pump hvac is effective, quiet, comfortable, and efficient. Downsides of efficiency are an electric stove (I like gas) and a very low power combined washer/dryer so it takes a long time to do a load. But I put one in when I go to work and it is done and dry by the time I get home, so it’s ok for me.
I've really enjoyed living here. The building is beautiful, with well-designed and spacious units that feel modern and comfortable. The location is a huge plus—you're surrounded by authentic food spots and local charm, which makes it feel like home. Gina, the property manager, has been helpful and responsive. She takes care of things and does her best to ensure residents feel heard and supported. I've had no real complaints. Compared to other luxury apartments in Boston, this building offers stunning and roomy units at a much more reasonable price point. It truly feels like you're getting great value without sacrificing quality or comfort.
I am currently having a great experience living in this apartment. The unit is clean, well-maintained, and contains beautiful amenities,It is exactly as advertised. The building is quiet and secure, and the location is convenient-close to public transit, grocery stores, and restaurants. Management was responsive and easy to work with, quickly handling any maintenance requests. I’d definitely recommend this place to anyone looking for a comfortable and hassle-free rental.
