Dallas is one of the largest cities in America, combining urban sophistication with an incomparable Texan personality. Dallas is an altogether unique blend of cultures, styles, and flavors, with more than one million people calling the city proper home.
Living in Dallas puts you right in the thick of it all, with endless options to customize your experience. Corporate professionals seeking to avoid long commutes may want to look for apartments in Downtown or Uptown, which are both home to major business centers as well as residential communities, affording many residents walkable access to work. Culture enthusiasts should consider apartments near the Dallas Arts District, which is home to the Nasher Sculpture Center, the Dallas Museum of Art, the Winspear Opera House, and more. Creatives may enjoy places like Old East Dallas and North Oak Cliff, where artistic pursuits abound.
Dallas offers some of the most diverse nightlife in Texas, from laid-back lounges to thumping night clubs.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Emerson
This is a roach portal. We had roaches, gnats and other weird bugs flying around. Bugs were literally everywhere. Even in the fridge. They were constantly crawling out of the kitchen sink. The vents were dirty. The dishwasher didn’t work. Only one side of my stove worked. Horrible experience. Gun fire every other week. Do not move there.

There's a massive roach infestation. They charge you for pest control and have not once come here to spray in the 18 months I've been here. There are so many junk charges that the rent is nearly $200 more than they list. Most of the things you're charged for, you never get to use.
they have a huge rat and roach infestation and management does nothing. keep your money and run away from this place.
I currently live here. Parking sux. Area scetchy. Apartments are small and not well maintained. I will not be renewing my lease
I have been a resident at Sage Pointe apartments for 2 years. At first the cost of the apartment was affordable but came with a high price. The roach infestation was horrible!!! Roaches everywhere!!! I bombed and sprayed the heck out of my apartment but nothing worked for over a year until I discovered the power of roach gel. I bought over $100 worth of roach gel and covered the perimeter and every nook and cranny with this stuff and now I only see the occasional roach. Now management of the complex has changed and a number of new parking rules have been put into place. There is not enough parking for residents around the complex and they have tow trucks swarming the complex every night. I have had my car towed twice in the past three months, the first and only two times in my life I have ever been towed and I am 29. It really sucks to think that you are following all of the parking rules and then wake up the next morning to find that your own apartment complex has towed your car. For this reason alone, the apartment complex has become out of my price range and I have put in my 60 day notice. This complex works with Dallas County VSF towing company. I know that legally apartment complexes are not allowed to make a profit from tows but there are a number of perks that an apartment complex can get when choosing to use a tow company. There are great articles out there on this. I am willing to bet Sage Pointe Apartments has some type of arrangement set up to help Dallas County VSF make a profit. Anyway, lesson learned. As I proceed forward in apartment shopping I now know to ask apartment complexes what their parking policies are, what their protocol is for parking violations, to know the name of the towing company with which they work, and to find out the ratio between the number of apartment complexes they have to the number of parking spaces. All that to say, I don’t recommend Sage Pointe apartments. The rent is cheap but living here comes with a very high price. The website rates this complex 4 stars but I have no idea how. The reviews written before mine do not sound good.
been here 3 years, experienced fatal shootings, drug being sold on site, SHOOTINGS!!! neighbors robbing ea.other, burglary to our own car!!, paying extra hidden fees every other month. ROACH AND BEDBUG infestation. cant have friends over to pool need special bracelets,or even b.c of parking!! people who live with other people use visitors pass and park everywhere while as a resident im left to park far with two babies is frustrating!! parking spaces dont allow enough room to even get out your car or in and w. carseat and children is tough as it is. Already put in moving out notice. HAPPY TO GET THE HECK OUT!!!and bad management and no security.
These apartments will keep the nonsense coming your way with hidden fees, roach infested homes, unruly staff and security, as well as a bi weekly mugging or commotion. Don't waste your time money or sanity
Sagepointe apartments are ok very affordable for those on a budget my biggest complaint are the roaches.
Its a nice place to leave. Some of the office staff is wonderful. Love how close it is to everything
