I have enjoyed my experience living at the Courtyards of Chanticleer so far. The staff is friendly and helpful whenever I need clarification on something. I also like that my maintenance issue was resolved in a very prompt manner despite me labeling it as a low priority. I like the fact I do not have to worry about parking and that my parking space is close to where I stay. Beyond that, the area has so many amenities close by, such as close proximity to the ocean front, various fast food places, a walmart, target dmv and more. I would definitely recommend this area to any friends looking to move in the future.

Clean, quiet. Within walking distance of Walmart if you can make it past the construction on Laskin. Biggest downside probably the water shutoffs if you're home during the day.

The grounds are well kept and pleasant to interact with. I do not feel as if my concerns brought to management, even if they may be small, are addressed and taken care of. I do feel as though the price of rent here exceeds the quality of the apartments, even in newly renovated units. The updated apartments have cheap flooring, cheap paint on the walls that leaves marks at the slightest bump, and poor noise insulation. I am sad to feel this way, as I looked forward to being in an updated apartment after living in an older unit previously.

Low budget work all construction is low quality. Walls paper thin can hear neighbors snoring. Closets have no insulation so heat/cold leaks into apartment increasing electric bill. Floors not leave leaking glue. Only notifications we receive from office is that they are going to be closed during working hours.

The staff is very professional and friendly. The maintenance team is very knowledgeable and prompt getting service requests complete. The apartment complex is very convenient for shopping and eating out, The grounds are always neat and well kept( accept for the occasional negligent dog owner).

Not Smoke Free
I haven't experienced a smoke free month since I've been here. I complained the first month I moved in and the neighbors still smoke in their unit. They've been given 30 warnings and still nothing has been done. Don't move here if you really want smoke-free. Management has no plan of action to remove people who smoke in their units and have drugs in the community. (The same neighbors.)

I have enjoyed living at Chanticleer for many years. I love my private patio and ground floor apartment, the dog friendly community and stellar leasing office and maintenance personnel. The location to the Oceanfront and Hilltop shopping area is convenient and yet tucked away out of the fray of Laskin Rd and First Colonial Rd. The apartment management is diligent at keeping the property maintained and upgraded. I’ve always felt it was a gem hidden away from the busy highways leading to and from the Oceanfront.

This June 2024 will be my 4th year living in The Courtyards of Chanticleer. Residing here is the best rental experience I've ever had. Conveniently located near Hilltop, where you'll find multiple options for groceries, clothing, banking, restaurants, fuel, and medical facilities. Chanticleer makes it easy to pay and request maintenance needs through their website and app. Maintenance is the best here. Your maintenance matters, big and small, are received and responded to promptly. The other tenants that I've met out here are decent people, and I've never had any conflicts or complaints with anyone. It's a drama-free neighborhood. I love it here and I plan to move into a bigger apartment within the complex.

The staff were very helpful during the move in process and the accommodations a great. The big thing for me is the maintenance request they legit came the next day to fix what was broken. I'm not saying they will do that every time but when I say these people get though done, they get stuff flipping done.

I will be honest it's a little pricey in my opinion. However, like the old saying you get what you pay for. Cheap does what cheap does and that's break. The move in was smooth, everything works, and the service request get resolves in a day or two. So, I will repeat even though I'm not totally onboard with the pricing the quality of this place is top of the line. Do with this advice as you will, happy house hunting.
