Property Ratings at The Canopy at Springwoods Village
I never write reviews for things, but I was motivated to write one for The Canopy because I have no other recourse for the circumstances I am now facing. I was a self-employed individual and used to run a successful small business. This year, I experienced a severe financial reversal. Business slowed to a trickle and eventually stopped entirely. I liquidated every savings/investment account I had to make my rent payments. Nearly everything of value was liquidated or sold. Lease terms stipulate that the fee for breaking your lease is two months rent plus a 60-day notice. This payment is due 30 days after notice is given to the management office. My parents loaned me money for the early termination fee. There is no consideration or mercy extended to individuals facing financial reversal with regards to this fee. I still had to pay an additional two months rent before I could get out of the financial burden that my rent payment had become. My parents also helped me with this as the work I had found was insufficient to cover the rent. (I should say that my parents are not well off. They lent me money for all of this at great cost leading to their own financial reversal.) About a month and a half after move-out. I receive an email from the management office with my final account statement saying I owe over $600. Granted some that is for utilities owed, but they are also charging me for things like a layer of dust on the rim of the washing machine, detergent powder on the dryer, a few food crumbs in the fridge. Just ways to Nickel-and-Dime even more from me, despite the fact that nearly $4,000 was paid to terminate the lease. I cleaned the entire apartment by hand before my lease ended. I was only unable to clean the appliances because I was busy moving things nearly all day everyday for over a month up to the final hours of the move-out date. It's amazing that I was even able to clean at all with the moving and work. I called the office and plead for any kind of relief on this fee. None was given. Instead I am dryly quoted company policies and practices. There are many more details to share about this but I realize that I am merely screaming into the void. At the very least I've gained a bit of catharsis of sort by penning the feelings pent up throughout this ordeal. To sum it all up, I don't think humanity exists when it comes to property management companies, but The Canopy, and Fein by extension arise as chief examples of this sad reality.

Regarding the additional charges on your final account statement, we'd like to clarify that our goal is not to "Nickel-and-Dime" our residents. Charges for cleaning or maintenance are applied to restore the unit to its original condition, ensuring a clean and welcoming environment for incoming tenants. Our staff is dedicated to providing transparency in these matters and following established guidelines. We apologize if you felt otherwise. We understand that moving can be an arduous and time-consuming process, and we acknowledge your efforts in cleaning the apartment. However, cleaning standards are essential to maintain the quality of our rental units for all tenants. We are committed to treating each case individually, and if you believe there are specific charges that warrant reconsideration, we encourage you to reach out to our management team to discuss your concerns further. We genuinely regret any negative experience you had with us and wish that your circumstances had allowed for a more favorable outcome. We have been at The Canopy since just after it opened, some of the earlier renters here, so we have good experience. We love our home at The Canopy. The staff here is Personable, professional, and always helpful and make us feel like part of their family. The facility and all the amenities are very nice and high end compared to our last apartments we stayed in The Woodlands. The pool and spa are resort quality with accompanying fire pit and adjacent pond with a walking path that we have used frequently. For more adventure we have explored nearby City Place nature trails, which you can actually walk to, a long walk, from the apartment. The clubhouse has a home like feeling, welcoming, with a professionally laid out mail room, electronic scan package receipt lockers for pickup of Amazon etc. we have a nice workout facility, a reading room filled with an array of books, in a virtual golf activity. There are also plenty of places inside to hang out and relax. Our apartment is a three bedroom two bath with single attached garage. It is very modern and high end with granite countertops and all high-end appliances. Everything is well designed. We even have a private patio, our own little mini yard. Experience here has been the really good, and Sophia who helped sign us up when we started here is great and continues to be our daily go to person for anything we need. Parking is tight, but they are working on solutions for this as we speak, and because of the owner I am confident they will make this great too. I have nothing but compliments about The Canopy and highly recommend it!
