Moved in a while ago and love it. Anita and Annie are super helpful and you can't beat the price. The community is quite and gated which I like. Happy to call the Bluffs home!

I understand it's a older complex but from my experience in the few months I've been here it's only getting worse. I've taken more cold showers than I'd like to admit out of necessity. Ive been lucky i had family let me stay and clean up a handful of times. But didnt pay all this money to have to stay under someone eles roof. If I had a penny everytime I've had water issues I'd afford to break the lease. I seen a patio collapse outside my window. Seeing that and with how bad my floor is its only a matter of time before I have a ground floor apartment at my neighbors expense. I've talked to another occupant they have leaking roofs since they moved in an no fix has been made even after they been told the job is completed. It's just I've stayed in other apartments and old ones at that I get it, It happens but, this is getting out of hand

Issue after issue after issue!!! The only thing that I can surmise about the 5 star reviews are that they are fake. There is no way that there are tenants that are happy here. The security gate is broken most nights. Sidewalks are broken, and up lifted. Balconies are falling, wood rot on patios, with extensive termite damage. Basketball court is damaged , with one hoop missing and the other leaning at a 35 degree angle. The volleyball court is a weed filled wasteland without a net. Security lights out on at least one whole building. The children's play area is useless with exposed metal on the seats of the swings, the teeter totter seats are dry wood with potential sliver hazard. Hot water is off about 30 percent of the time, with some instances of no water at all without warning. Their list of rules are long, however they fail to hold up their end of the lease contract time and time again. Calls go unanswered, and when you leave a message, they never call to offer an apology, let alone any type of restitution for mass inconveniences. If code enforcement were called, we'd probably all be homeless because this place is not up to code in so many areas they'd make a bunch of us vacate our apartments. A tree had broken and has been laying on the ground for a couple weeks. I could keep going but honestly this should serve as a warning to prospective renters. Many of us are stuck in our leases, you can save yourself a lot of headache by not getting in one here yourself. Notice the 5 star reviews don't have pics of them enjoying the amenities? I will give them this, the pool is kept up. Maybe I should just move into a tent out by the pool lol. If you read the entire post I give you credit, it's a lot to take in, and even more to have to endure.
