The city of North Chesterfield is one to be admired. It’s a sprawling area near Richmond, VA, and has quite a bit of shopping, restaurants, and park space to go around.
Residents renting an apartment in North Chesterfield enjoy its numerous retail opportunities. Stony Point Fashion Park is an upscale outdoor mall featuring retailers like Saks Fifth Avenue, Banana Republic, and Sur La Table. There’s also a number of restaurants in the mall as well as the surrounding area.
The James River partially bounds North Chesterfield on the north and east ends. Powhite Park is a wooded space near Richmond, known for its trails and beaver dams. For fresh produce and unique finds, locals look forward to The South of the James Market, a community farmers market inside Forest Hill Park.

Property Ratings at The Belvedere
If you answer yes to any of these questions, move elsewhere. Do you want an accurate rent bill? Want a responsive leasing office/team? Have your maintenance requests filled in a timely manner (within a week or two)? Do you want the property you live on to be clean/properly maintained (drive through the complex on any given day for reference)? The property started out great but once bought by Pegasus Residential, the property has gone significantly downhill. Of course, the only issue we don't have is taking my rent payment. That system is flawless.
This place is a mess. Ever since Pegasus took over it went from a nice upscale community to pure trash. The office staff is unprofessional, out of their depth , do not know basic laws regarding renters rights . They do not answer calls or emails but send lots of threatening emails. The dumpster is always broken forcing residents to put their trash outside of dumpster with the threat of fees from management . We pay for the compactor every month so it should work. . There problem is not our problem. The pool is closed more than open due to the people that now reside there . Residents bring all their friends and family every weekend essentially making it a public pool . I have even been told by a non resident she has a friend that lives there and she brings her kids to the pool every weekend WITHOUT the resident present . The gym is trash and has not been updated in years and full of underage, unsupervised kids on the equipment. A non resident was found asleep in the “ secure” password protected gym and it was almost a week before residents informed . Swat took over my building looking for a criminal on my floor and threatened to break their door down with no regard to residents with attached walls. Management was informed and zero follow up. They have an open dumpster beside a building where people put their trash, surely health code violation as it attracts rodents. They advertise a sport court- there is no tennis court , basketball court etc on the premises . The “ walking trails” are a sidewalk around the property that is uneven and cracked. Major safety hazard . You have to park several buildings away if you get home after 6:00 which is unsettling with the daily blatant crime going on every day. Yes the office has been aware. They have not power washed the buildings for years and the breezeways are filthy. I stopped having guests over after a friend commented she was shocked I lived in low income housing. She was more shocked when I told her my rent. Everytime a negative review is posted you bet a positive review about the staff is posted as they ask residents they know to do so . The worst part is when the “ professionals” in the office send emails it is full of misspelled words and not articulate. Do not rent here !
Poor management, and nothing but money hungry ownership. Trash is consistently overflowing and the office sends out regular emails blaming tenants instead of fixing the issue. Pool is often closed, and again management sends emails that are blaming the community instead of being proactive. Sought guidance from the office because we admittedly missed our deadline to provide notice to vacate but they were less than helpful in providing us good information so we could make a well informed decision moving forward. Difficult to get in touch when you need to but as mentioned,they are quick to send nasty emails to the community on their time. Good location and there are certainly worse communities but ownership and management are absolutely awful. I would not recommend solely based on how they seem to *not* care about their residents so long as they get paid. And be sure to pay rent BEFORE the 5th of each month because they will sue and add lawyer fees without notifying you first.
No one would point me in the direction of the leasing office, they never answer my calls, when I went to apply for a unit the supervisor and “some other people” are gone. I was unable to even sign a lease here, let alone will I ever even bother trying to contact the leasing office.

TONS of roaches and criminal activity. NO help from the leasing office, my property has been damaged 5 times by the criminals in the parking lot and the leasing office does not care. STAY AWAY 0/5 stars.

Current resident. Lived here many years. Dirty premesis, very poor management, no special amenities, pool is often closed, maintenance workers unskilled, office sends out snarky emails to residents often.

Resident 2020-2023 This place has gone down hill. Management refuses to return phone calls and the front desk will always "be back in 10 minutes". Maintenance is understaffed and overworked. This place is the definition of corporate capitalism. Rent has gone up on average by about $250 / year since I moved in. Don't waste your time with this place, they rely on location and then provide minimal service. Personal Example: I am currently being taken to court for eviction because I am 10 days late on rent, I move out in 15 days. I owe $55.21, minus all the fees they added (late fee 142.50 and eviction lawyer fee 242.00). Guess they just wanted some extra money before I left.

Management is disorganized and unfriendly. They will often send out passive aggressive emails to the community, and make no effort to get to know their tenants. The apartments themselves are fine, but can have bug problems. Management does very little to maintain the property - that beautiful lake pictured on their website was left drained and overgrown with weeds for over half a year.

The apartment layouts and grounds are good. A month after I moved in I started noticing that they have a bug problem here. Started seeing cockroaches here and there in my apartment. Also got confirmation from another resident that they were having the same problem. For the price we pay we shouldn't be having these type of problems here. Especially with an additional pest control fee.

The Maintenance Team (James, Mike & Matt) at The Belvedere are the best. Quick response to service calls and are always courteous. The grounds are kept clean and can always see them riding around the complex in their golf carts giving a wave and a smile as they pass.
