Property Ratings at The Aven at Newton Highlands
I’ve lived here since early July and feel very much at home. Still trying to meet new people but, limited due two bad knees with surgery planned for mid-December.
Great environment, great community service! Living space is very comfortable and new, neighbors are quiet and polite; Amazon hub delivery service is secure, gym equipments are nice. Walking distance to the Nexus plaza, shopping and eating are convenient, Trader Joe’s will be open soon. Recommend!
Excellent staff. Property work looks very nice. One issue the property in general and the garage has trash that needs to be picked up on a regular basis. Otherwise very happy to live here. One last thing is the quality of new tenants has diminished as it appears the standards to live here have dropped to increase the vacancy rate. Not a great idea. Thank all the staff for their hard work
Nick came today to change out an oversized toilet to a regular one. During the work, he found that there was a problem with the pipe connection to the toilet. He repaired everything and installed the toilet. He left the bathroom clean and you wouldn’t know any work was done!
Improvements being made. Pool work took all summer?! New gym equipment very nice. Parking never a problem. Utility rates are exorbitant . Maintenance always quick to respond to individual requests. Front desk staff universally friendly and helpful. Rent increases will possibly lead me to move.
Everything was good besides the trash removal problem. This problem must be addressed one way or another. Unfortunate thing was also the fact that grills pool and rotunda were not ready to the beginning of the summer season.
Community has greatly improved from the time it first transitioned from Avalon to Aven. Maintenance and Trash pickup delay issues seems to be taken care of. Upgraded gym, Door entry systems, Roof work etc show continuous improvements and upgrading done to property.
The Aven is such a fantastic place, especially for someone new to the area like me. It’s incredibly convenient—everything I need is within easy reach, from McDonald's to public transport. The only thing that would make it absolutely perfect is if there were a grocery store nearby. That would save me so much time and effort!
Excellent . People are so helpful and friendly. I have lived here since 2018 and love it. The atmosphere makes coming home a pleasure and you know if there is an issue the staff will help.
Love it here! I feel very secure and safe! Highly recommend! My dogs love it too! The only minimal issue I’ve had is some of the members of the community act very entitled and rude.
I am here 17 years and all this time we have perfect community. For any problem we have quickly respond! I am glad to live here.If you know somebody who looking for apt just recommend our community!
For 20 years in Avalon there were no such problems with garbage. Garbage in the garage and around the house. In the garage there is dirt and dust that falls on the cars. There is no control over the service companies, so the elevators and garage doors often do not work, and the swimming pool area takes 5 months to reconstruct instead of a few weeks.
Everyone who is an employee here has been absolutely wonderful. Especially, the management of the complex is excellent. Close to retail stores, restaurants, trails, and parks.
I love my apartment and living here. Maintenance, especially Weylin and Nick,is excellent. Leasing staff, namely Mercy, is helpful and considerate. She is so nice. Okay, what is not the best.? Concierge services! The personnel are fine, when they are there. BUT, after 7. if I have a package in the HUB, and can't reach it, TOO BAD, there is noone there. I often have to wait to see if a resident shows up. Often noone comes. Most residences of our quality have more concierge coverage.
I've lived here for more than ten years now. Over that time it's had many ups and downs, has changed hands once or twice. The basics are good though. A decent fitness room, a pool, nice grounds to walk, great location, school district and such.
We just moved in and it has been so fantastic. Everyone is SO nice, and we love that there is such a sense of community here! The concierge and office staff have made the move in process a breeze.
The Aven is a great place to live. The apartments are very nice. The staff is friendly and helpful. Maintenance responds quickly to problems.
We are very happy here at The Aven! The community is nice and clean. The size of the apartment was exactly what we needed and we love all the green space for our dog!
I've been here for a year, and I truly love it here. The office staff is very friendly, and the maintenance is excellent. The neighbors are very friendly. I recommend this place. I love living here.
The Aven has been great so far, can’t wait to discover more, the move was fairly easy, because of the easy access to the back ramp and the elevator that was literally in front of the garage door

The community and town are absolutely charming places to live. And guess what? We’ve got a brand-new pool coming with a cozy fireplace to relax by. I can’t wait to enjoy it!
Great experience! The move went well and I was well received! Parking is convenient, area is happening and gardens are going to be beautiful!
The apartment above us are very loud and the complex is working to fix the issue. Nice size bedrooms and washrooms. The common areas look like they will be beautiful once the weather changes.
I am generally satisfied with the service. It will be better if people do not leave their garbage and old things around. This is my third year here and I like its calmness and safety.
This is an excellent place to live. It is well maintained and work requests are filled quickly. Looking forward the new pool/outside area when the warm weather comes.
Getting a little worried about outdoor maintenance completion. Recent indoor maintenance call resolved very quickly. Staff uniformly friendly and helpful. Common spaces well-maintained. Verizon TV is terrible; would be nice to have a cable choice.
Good so far with nice amenities and close proximity to the bust stand and other food joints, however if planning to use Bilt payments the support is not that great
This apartment is Cozy and comfortable house. Also it is well located to access facilities. Surroundings and neigbihors are also great to live with.
Great community, I love living here. The amenities are great and we have had no major issues. Very family friendly but also great for a young couple like us.
Now a lot better then year ago. So this shows progress our community! We need increase attention to our Maintenence work! Also I see better Cleening work inside and outside our community!
Just moving in. The first impression is very positive: very friendly people, quiet, peaceful atmosphere. Administration is clearly trying to improve things. Renovation is ongoing.
Great property in prime Newton location. Management is responsive. I highly recommend this property. My apartment is in excellent shape and very comfortable. The walking path behind the property is excellent (and shaded in the summer).
Maintenance service is very responsive. Also, no sooner do I notice something amiss (garbage, etc) than I get an email from management seeking to resolve the issue. Front desk staff are SO helpful with packages.
Maintenance at the Apt Complex which was the main issue seems to be improving; hopefully I'm not speaking too soon. They have implemented a new access system that is more convenient than the previous access card system, so things are improving in a positive direction after the initially downhill period immediately after taking over from Avalon.
Great staff—very responsive to large and small requests. Nice gym. Easy parking. Really enjoying the well-maintained landscaping. Good communication from management about building maintenance.
The neighborhood is great and the amenities are great. Maintenance is a pleasure to deal with. Nice apartments and pet friendly. The management is making repairs to the building to make things even better.
Since I moved in, I've found it to be an amazing community with incredibly friendly people and a stunning environment. The best part for me is the spacious apartments, which I absolutely adore.
It’s nice environment. Kids playing area and near to grocery shop. Maintainance is good and support residents when there is need. Nice people in the community
Gym is nice. Very clean. Grounds are lovely. Like the package pickup service. Leasing staff very helpful. All the appliances in my apartment work well, and closets are nice and big
Could be a bit friendlier community, but I have not lived in an appt building since a teenager, perhaps my expectations are different.. but overall it’s ok ..
When the community was Avalon it was great. Once it became The Aven forget about it. They got rid of all the maintenance people that we had. The trash was a big issue during the conversion. Leasing staff is never available but want to email you BS.
The apartment buildings and my individual apartment are super. This new company is far better than any other company that has managed it. Definitely the rent is excruciatingly high but it is worth the staff, the cleanliness, the maintenance team and the community!
Dog waste clean up stations are not stocked properly. Building smells like pot all the time. Front desk staff are amazing though! Big improvement from the previous company.
The management and support staff are absolutely fantastic! There is a lot to love about living here, including garage parking, the gym, the pool, and a playground for the kids. It is walking distance to the grocery store and other shops. I feel very lucky to be living here.
The house is in very good condition, like new. The staff are professional and very friendly. Parking lot is also very good. Everything was good.
Living in this apartment has been a delightful experience. The spacious interiors and modern amenities make it a comfortable haven. The location is convenient, with easy access to public transport and nearby amenities. The management is responsive to maintenance requests, ensuring a well-maintained environment. The community atmosphere is friendly, providing a sense of belonging. Overall, it's a great place to call home!
I love my apartment and the staff are friendly and responsive. Plus the location can’t be beat! TJ Maxx and Stop & Shop are in walking distance…what more could I need? :)
I have had a great experience since The Aven at Newton Highlands new management team took over. It was a bit rough at the beginning, but the team has been able to figure things out and are rolling with it smoothly
