The academic is a beautiful community with many special features, I personally enjoy that the community is kept clean and most importantly safe- there is limited building access to non residents and security patrols at night. (Safety was one of my priorities) the gym is top tier and was also a priority. All in all it’s a great community

The Academic is a great mid rise apartment complex in Dallas. The property management team is top-tier, the facilities are always spotless, and the residents are great. The Golf Simulator is a huge PLUS!

Great place to live! It’s brand new and clean. Lots of good storage space, good views of downtown, however it’s pretty pricey! other tenants seem friendly and the staff is pretty welcoming.

The community between the residents is good, however the safety and security and the complex is a major concern.
The academic is unsafe. People steal packages and break into cars. There is not on site security or cameras.
The Academic may LOOK nice but it is absolutely not. It’s clear that they built it too quick and it’s falling apart fast. Management is uncaring and unresponsive - 10/10 would not recommend. You can get a better place for the same price or less in uptown or victory park

The service is just lacking. I completely understand the complex can be understaffed but what we pay for this complex and how it is advertised as “luxury” is complete opposite. Extra $200 and you’re in the city in a high rises with bell service and concierge.
This community is one beautiful community. The leasing team has been wonderful. They are on top of it with all of the communication and the process of getting us in has been exceptional. I can't ask for anymore.
The Academic is a dope property with amazing amenities and a friendly staff. The location is great and close to restaurant and bars.
The academic has mold issues in many of the units. They will not make you aware of this issue before move in so be aware. There are many safety concerns as well, such as; break ins to cars and homes.

Amenities are constantly broken or closed. The gates to the parking garage are constantly broken or closed. The hallways are full of problems like broken pipes, etc. Alarms place on building doors are always blaring because people don’t shut the doors. I work from home so it impacts my job. Most of the front office staff desperately needs a master class in customer service and how to problem solve. If you have a genuine maintenance need like a broken washer, or a genuine concern like the door alarms are always sounding, they will essentially say “I’m sorry, i understand but I can’t do anything about it”. Which is not true and highly discouraging.
Cheaply and poorly built complex. Hear neighbors daily. Would not recommend.

Academic has the potential to be a fantastic community. The amenities were well thought out and built properly. However the safety and security continues to have growing pains. The entrance to the hallways which lead to individual units is not secured by fob access. If/when the fob access is installed, I would recommend this property to anyone!
The Academic is a great place to live. Plenty of places that you can walk to or take a short drive to. Minutes from Greenville Ave and Deep Ellum. Easy to get to uptown, and anywhere because access to the freeways is convenient. There is plenty here to do and places to eat. The Tolar patio across the street is fun and Dahlias down the street is awesome.

The leasing and maintenance teams at The Academic have been great! I've talked to three members of the leasing team, and they've all been extremely polite and helpful. When I moved into my apartment there were a couple minor maintenance issues that needed to be taken care of. Within 24 hours the maintenance team had addressed all of the issues that I noted, and even fixed something that I had missed myself. The property itself is great as well!
