Nestled along Lake Washington, about five miles south of Downtown Bellevue, Factoria is one of the city’s biggest commercial districts. Factoria provides its residents with comfortable living space and plenty of things to do. The neighborhood is home to Factoria Mall, and grocery stores, restaurants, pubs, and a movie theater can all be found within walking distance of most homes. Great for families, Factoria also has several schools, daycare centers, tutoring centers, and parks as well. Though Factoria offers somewhat pricey rentals, many residents feel that the perks of being near Lake Washington and two major highways (Interstate 405 and 90) combined with abundant amenities compensate for that. Many renters also enjoy only being less than 15 minutes from Downtown Bellevue and Seattle, giving access to some of Washington's finest restaurants and entertainment.

Property Ratings at Tenzen Apartments
Listed features are deceptive: What office? You mean I can use a bedroom as an office? What hardwood? Do you mean the vinyl flooring in the kitchen? Gated??? The tiny parking garage is gated but you listed this as if the community is gated. Further, the garbage capacity is half what is needed, often gross, overflowing and unusable for most of the week. Neighbors are rude, partying at all hours, propping open the "security" door for their own lazyness and stomping on the paper-thick floors all around the clock or letting their large dogs whine, howl and bark for hours on end. Some 5-person max units seem over-occupied with apparently 2 families and 6-7+ people living in them. Management is absent and unresponsive, they do nothing about the noise or anything else. Condition of the buildings is poor. Driveway / parking lot is tiny - moving in/out is difficult and good luck finding movers who can work in this space.
I really liked the location, right within walking distance of everything I needed so once I got home at night I didn't need to move my car again. My apartment was quiet and I had a great amount of storage space for a one bedroom. My bedroom was huge as well! One really nice thing was the property manager, Julie, is very nice and great to work with. She really made me feel welcome and when it was time to move out she made everything move right on schedule. Living there was a great experience!
Manager is rude. She recently was drunk, went to my neighbors appartment where she slept for a few hours. She argued when the owners arrived, then cops were called. Nothing happened to her and she’s back to being herself again. We are moving
I really liked the apartment itself. But there were a few issues that is worth talking about and it explains my overall rating score. 1. I had my car broken into inside the secured garage area. I learned that this is not an isolated issue and break-ins happen quite often. Also, two packages were stolen when delivered to the front of the building (be sure to have your packages sent to the office - which brings me to the second issue) 2. The leasing office has limited weekend and evening hours and tough when you work hours during the day, M-F. Additionally, the marketing team has not been reliable in communications and responsiveness. Furthermore, went I left she answered a couple of my concerns but then started ignoring me and sent me to collections. 3. You have no escalation path. It is operated by a private owner and you will have no contact methods when you can't get a hold of the marketing specialist. 4. Water is billed by building and their method is to bill by how big the apartment is, not occupancy. So essentially I was one person in a two bedroom but I paid for other that had four people in a two bedroom. 5. Lack of guest parking. I had to pay for two spots so I could have my guests park somewhere. In the end I can not recommend Tenzen based off of security concerns and leasing office personnel's lack of communication.
We have lived in the Tenzen Apartments for almost 4 years. We love the location and the convenience of being right across the mall, I-90 and 405.....the location is unbeatable! The management did have a lot of turn-overs during the initial years because of which it was difficult for them to keep the customer service expected. Recently they have appointed a wonderful property manager, who is very accommodating,considerate and prompt. The floor plans are great, none of the rooms feel small. If you live in the front side of the apartment complex you would get plenty of light. It is a small apartment community, so beware that amenities like gym and concierge service are missing. However, it is affordable and convenient.
My boyfriend and I applied to these apartments about 7 weeks ago and were declined shortly after due to not having a 750 credit score(if we did, we certainly wouldn't be renting) even though we made quadruple the rent every month, no criminal history, and perfect rental history. Although all of that is fine, I understand some places have strict requirements, they had us put both the app fees and holding fee on one money order. We came to get the money order to get our $250 holding fee back, as they said it would be easy, and spent the entire afternoon trying to find a place that would cash it for us but no one at all in the area would despite being sent to multiple stores/banks by the manager Christian. After all of this, and still not having our $250 back, Christian decided to have their corporate office send us a check for the money they owed us. He copied the money order and signed it stating that we would get the check within 2 weeks, its been 6 and still no check. We have called multiple times, the woman in the office will say "let me look into it" and never call back, I've left multiple messages and emails, and they keep avoiding all of it. Hopefully they will shape up before we have to take them to court but be warned, they're thieves.
