The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Summerwalk at Klahanie
They enter your apartment so many times per year for inspections it is ridiculous! Do not move here unless you want a stream of neverending strangers in your personal space.
I haven't even been here for a year and there hasn't been a month without an issue. The management is horrible. The property is not what they make it out to be, there are rats at every trash bin location, my apartment has had leaking ceilings, the screens don't fit the windows b/c that's "just how they are", they use cheap contracting (my floorboards look like a 5 year old did the, the bathroom plumbing was not correctly installed, I moved in with missing dry wall after they handed me my keys, the place was disgusting upon move in, my washer was sinking into the floor b/c they built over cracked and bug infested concrete even though I was told the apartment was newly renovated) there's probably more physical issues that I can't think of at the moment, On top of that there's only one parking spot per house otherwise you have to walk a quarter of the mile to park on the street. there's no guest parking. Their resident portal is also old and outdated, there have been time it was wrong, and they can't fix it b/c they don't have control on it, a third party does. And it can't only be access through a computer it's not phone friendly. the only time nice thing is the location. the Mangement often changes b/c no one wants to work there or stay and the ones that do I have always had issues with attitude and hearing back in a timely manner. Overall, don't move here.
Property Manager at Summerwalk at Klahanie, Responded To This Review
Hello, we are sorry to hear your experience at Summerwalk has been negative. Please feel free to stop by the office or contact us directly at 425- 557-2200 to discuss your concerns.
Do not be fooled by the well unkept outside. Office staff is incredibly unorganized, inside of apartments are patched together, walls are insanely thin, I called the police at least 3-4 different times while living there over separate domestic violence situations we would hear through the walls or being outside as well as CPS. Also be prepared to be totally screwed and overcharged on move out costs even if you are insanely clean.
I signed up a 12 month lease and I have never enjoyed most of my stays here except for brief summer period and Klahanie neighborhood/park. I would say it is totally the worst apartment renting experience ever. Before move in, they told me they are going to clean thoroughly but when I moved in - everything was in the same situation as before move in. Since I was traveling for a couple of days, I have requested them to clean apartment and also seal gaps between windows and doors but they did very minimum effort to address my request. Then all the cold air was coming to inside and molds were developing throughout windows and bathroom and plus paying 300 + heating bill for just 2 bedroom apartments. Requested maintenance to fix noise and cold air coming from windows and door plus condensation building in the bathroom but no luck. To add salt on the wound , they refused to refund my security deposit as well as they charged me for wall paint damaged by mold, professional apartment cleaning and carpet stretch. I regret all the effort I put to clean this apartment when I was moving out. I wish I read all the past negative reviews before leasing this place. And another outrageous thing is it very is pricy apartment than other better quality apartments. I would not recommend anyone to live in this filthy and below quality apartment.
Patricia helped us and responded to us very quickly! We we’re kind of in a rush, everything was handled very nicely within the week we applied and they were able to accommodate our requests.
We moved into our apartment last November 2019 and moved out this past July 2020. I have never had a more miserable experience. Our upstairs neighbors had four children all under the age of ten. Now.. had we known this before we would have NEVER rented this unit. The Dad was a Lyft driver and was often home after midnight so on top of listening to their children run from one end of the apartment to the other we had to listen to him wind down for another hour or so before we could finally go to sleep.. only to wake up to the children around 7 am every morning. I made audio files and submitted them to the leasing office and after a few months they agreed to let us out of our lease. Living there was such a nightmare.. on top of the incessant running and wailing of crying children the trash and recycling area was an embarrassment. How would you feel inviting your friends and family over to your place and having them see garbage that was overflowing out of the containment area or the discarded furniture from tenants moving out? This was a regular occurrence. Oh on top of that although it is written in the lease that the owner reserves the right to charge a cleaning fee.. just be prepared to pay $170 no matter how clean you leave the place. I wish I hadn’t even taken the time. The walls are thin, the trash pick up is abysmal, oh yeah and I did find a packet of what I’m assuming was crystal meth on the ground just outside of my apartment so there’s that.
We moved from out of state to Klahanie area last November, and I am so happy we chose to stay in Summerwalk at Klahanie. Here is why. - apartment with attached garage is rare here in eastside, but Summerwalk offered us such option. - maintenance request are taken care of within a day in most situations. Most of the time, I submit a request online at night, and when I came home the next day, the issue was taken care of. I remember there is only one time that it took more than 2 days, that's because the staff were busy getting rid of the heavy snow in the compound, and I totally understood it. - quite place to stay, good if you have a kid. - most important, super nice office staff and maintenance guys. They really tried to help you.
The rent is more than reasonable, especially if you're raising a family and have schools to consider (Eastlake, Skyline, Eastside Catholic are all nearby). There are pools, a workout room, and a clubhouse that are at the residents' disposal. The only issue is that the cable setups have caused some serious issues. Faulty wiring has made our TV and internet act up, and there is no cable outlet in the second bedroom (thick walls make WiFi travel less as well). Other than that, it's a great place to live.
It's pretty well maintained, but not great. The windows are very difficult to open and shut. They are a very old style of aluminum framed windows. No AC and it's been a very hot summer. There are a lot of new apartment complexes in the area, so we'll be moving as soon as our lease is up.
