Westpark is known as one of Irvine’s best neighborhoods. This family-friendly neighborhood has excellent schools, daycares, a roller-skating rink, and multiple parks and trails. Westpark also has two shopping plazas filled with restaurants, grocers, and retailers. The District at Tustin Legacy and Irvine Spectrum Center are also near Westpark, so residents have easy access to even more options for shopping, dining, and entertainment. Several business parks surround Westpark, but the neighborhood is great for renters who commute to other parts of Irvine and Southern California. Quick access to Interstate 405 and 5 allows for easier traveling throughout the region. Property Ratings at Santa Rosa Apartment Homes
The maintenance situation at this Santa Rosa apartment community is a complete disaster. We have resubmitted several of the same maintenance request work over and over and over again since last year and over the past several MONTHS every single maintenance staff have each come by and taken a look and say they are going to come back to replace things but never do. What happens instead is if you’re even lucky to have staff actually show up weeks at a time, they’ll say they’ll come back to fix or replace things and then use the fact they they “came by” as a way to close out the pending requests instead of leaving it pending so they can come back to actually finish what they say they’ll actually do! It’s a vicious cycle where you have to then re-input and re-open the same maintenance request repeatedly through the resident portal. IT IS RIDICULOUS and OUTRAGEOUS how much rent we pay to deal with this NONSENSE for MONTHS ON OUT. Several weeks ago, a corporate maintenance guy accompanied Art to our home and “guaranteed” that our washer & dryer would be replaced and rest assured us that Art would personally be coming back on the following Tuesday to replace the track for our blinds, our toilet seats and our cracked microwave and of course never showed up. That was approximately a month ago. Several months before that we were dealing with reoccurring mold issues on our windows sills and after it was treated the mold kept coming back within less than a month so a corporate maintenance guy as well as regular maintenance staff said they would followup with next steps but never did. MOLD is a HEALTH ISSUE!!! We called resident services numerous times since then to tell them what was going on and every time someone says they’ll look into it and get back to us, they NEVER CALL BACK to followup to help complete our requests! It used to not be like this years ago but over the past year this place has turned into a complete free for all mess. Trash bins near the mailboxes are usually overflowing, the white plastic frames for the staircase lights are fallen and broken for months at a time, there’s gross mounds of dog poop usually near grassy areas near the mailboxes, nobody on the maintenance team is professional enough to actually keep to their word on coming back to complete pending maintenance requests and seem to be on a maintenance strike by closing out unfinished maintenance requests.
Noisy all day & night. Dog poop everywhere. Gate frequently broken. Cheap windows. Avoid at all cost .
We enjoyed our time in Irvine, but the experience moving out of this complex was very disappointing. We did not want to leave but they raised the rent so much we could not stay. In addition they charged us substantially for carpet replacement so we had to pay them extra. Beware of the small amount for the deposit, the eating area is carpeted and it is nearly impossible to avoid having a stain on the carpet where they will deem it needs to be replaced. If one part of the carpet has a stain they do not like, the entire carpet is replaced; no questions asked. Nice people, but part of a large company that does not budge 1 inch for the good of a customer. I would not be surprised if they responded to this by discrediting my experience.
When we moved here two and half years ago they had a manager and staff that were all about customer service and pride in the community. They also had an events coordinator who kept the community flush in activities with toddler time twice a week. In the last year it has been musical managers and associates where there is only one person I know in the office that I can go to. The events coordinator had been moved to corporate with no replacement in the community and the packed community calendar is now defunct. Toddler time is half as long as it was and a vendor controls it, when complaints were brought to the office about the content and the shortened length the office responded by well you talk to her, a vendor they pay. Many people moved into this particular community because of the community activities and the fact they had an event coordinator whose job was to oversee events and activities in the community.
On the upside, great location, near restaurants, shopping, jobs. The complex is neatly maintained, pleasant management, fairly quiet. The downside, too many children running everywhere, people running daycare out of their apartments, too many cars parking in no parking zones, appliances need to be upgraded, lots of repairs needed from toliets to sinks, rents go up annually, no rewards for longevity or paying rent early.....its just too expensive to live in an Irvine property in Irvine. They know they have a captive audience and are abusing it.
