The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Royal Spring
I toured several apartments before coming to Royal Spring, and nothing compared. From the moment I walked in, Olga welcomed me with a smile and immediately stood out. She was incredibly informative, took her time walking me through the amenities, and answered questions I hadn’t even thought of yet. She made the entire experience feel personal and professional. Royal Spring is lucky to have her.

I had a tour there recently and I will move there soon. From what I can see, the community was very quiet, clean and well maintained overall. These apartments are spacious too.

Hi there! Thank you for taking the time to leave us a five-star review! We're over the moon you enjoyed your tour experience with our team member. Please don't hesitate to contact our office if there's anything we can assist you with in the future. Have a nice day!
amenities closed for months, overflowing trash bins, no parking, wrongful towings, dirty outside concrete, dog poop in grass, grass not cut regulary, gym and pool bathrooms closed outside leasing hours, pool closed, yoga lawn closed, dont move here, was nice before new management, nothing but issues since, they claimed i am not a resident and stopped responding to me
If you are considering moving here, don’t! To start off, people walk their dogs (that are not even allowed on the lease because of their breed/weight) without leashes. I have been attacked/chased on FOUR different occasions. Each time I immediately report, it seems as management could care less. Only saw something being done when I continued to nag at them for my own safety and had video proof. Nevertheless, still seeing dogs being walked without a leash. There is SO much crime on a daily basis, get used to seeing the cops literally every day. People who do not live here hop over the gates or simply walk through because the gates are ALWAYS broken. Next, parking is an absolute mess!! They say parking is a “first-come, first-serve basis” leaving me in dangerous situations!! Having to park 5 minutes away from my apartment and walk alone as a young female is scary, especially when there are sketchy people walking around or smoking in their cars. This place is disgusting as well! It stinks everywhere, extremely overflowed trash and dog poop is never picked up. They charged me so much in “trash pick up” fees every month & for what?? The trash to be overfilled? Overall, safety is NOT a priority here and I do not feel safe living here. They are supposed to have security but obviously, that is not working out when people are trespassing over the gate and stealing parts off cars. I thought I was signing a lease to a luxury, safe, and well-managed apartment. I was completely wrong. Notice how everyone who loves this apartment has only been living here for a short amount of time. I have lived here for about 6 months and I can tell you, this apartment complex is just falling downhill.
The photos of the apartment are BEAUTIFUL online!! However, the second you come onto property you realize how bad the current management is. In 9 months of living here 2 cars had all 4 tires stolen, the maintenance department recklessly power washed the hallway allowing +6 inches of standing water in my apartment for over 7 hours, and the parking is beyond a joke and is now dangerous. I personally have spoken with the management team at least 4 times regarding these problems. Bea always has the same response that it is not her problem and that there is no problem for a single female to walk across property due to no close parking spots late at night. It’s truly sad and pathetic the lack of concern for resident safety.

We thank you for taking the time to share your thoughts and apologize for any challenges you've encountered while living with us. Please know we take all resident concerns seriously and aim to resolve them as quickly as we can, although some solutions are not immediate. We understand the frustrations with regard to parking, as space is tight at the community and in the area. While parking is often close to capacity, we have extended offers to residents to reserve a covered parking space or garage. Most of these have been reserved, although we have a few remaining by building No. 13. We've relayed parking concerns to upper management and have submitted a proposal for a parking permit system, which has not yet been approved, but is being considered. As always, we welcome the opportunity to talk through any concerns. Your experience is important to us and we want it to be a good one. Thank you -- Bea S., Allora Spring Cypress.
KEEP LOOKING !!! LOUD Neighbors, NO PARKING! USELESS STAFF !! It would really be an inconvenience to move here!!! The apartment are nice...seeing that they are brand new.. They WILL NOT stay this way with people littering, not throwing their trash in the bins but rather on the ground around the bins and not picking up their dog poop.. This community has a ton of dog owners who are lazy and just don't care. The gate is always open not really the complex's fault when people hit it every other day trying to get through the gate before it closes.. Parking is NONE existing after 5 p.m... They did not do a very good job mapping out the parking vs tenants living in the buildings. They added carports to take up more parking that resident already don't have. More visitors than actual residence are always here and the staff has no way to mange or control it.. Honestly just keep looking, yes these apartment are new...but sad to say they are TRASH. Pool is always being used by non residents no joke always. The office staff is ignorant and useless.. They DON’T have any idea what is going on, they are aloof. I have had interactions with them. No help. Save yourself!! Keep looking this is not it .

We appreciate you taking the time to share your comments and concerns with us, Ryan. It's good to hear that you've been impressed with the property and that our location has been such an improvement in terms of commute time. Our team was sorry to learn of the issues you encountered with your vehicle. Unfortunately, our community is one of several in the area that have been recently impacted by this type of criminal activity and we are exploring options to help prevent future incidents. We always urge residents to report such events to local law enforcement as well. I?m also happy to discuss these concerns with you in person; please contact the office at your convenience. Thank you. -- Bea S., Allora Spring Cypress.
love living here , just wish i had a trash can . Marcela in the front office is lovely, always kind and helpful, and for sure always on top of her job!!!

Marcela will be thrilled to see your feedback, and we couldn't agree more with your comments! She is an invaluable member of our team, and it's great to know that her service has contributed to such a positive living experience. Thanks for sharing, and if there is anything else you need from us, I hope you'll let us know! -- Bea S., Allora Spring Cypress.
Every apartment complex should stop by the office staff and see how they operate at this complex. This is by far, hands down the best office staff in all of Houston. Not one time, was anyone rude or ignorant. They answer every question you have with politeness and always pick up the phone. The girls are in the office and not hiding away at home, ready to show off this apartment complex in style. Covid-19 is a way of life now and the schools are re-opened. A lot of apartments in the area still have the office closed to save money and no one picks up the phone. These guys are wonderful. Wow-Great Job!
Nel and her team were professionals when I visited the campus. Scheduling a time to visit was no problem. They are very personable and answered all my questions thoroughly. Everything from living quarters to amenities are very clean and closely monitored. I would not hesitate if you are looking because they are going like hot cakes. Thanks Nel for everything. You made my decision easy. I can not wait to be "A part" of your apartment community.....Allora.
