Property Ratings at Rosedale Court Apartments
What can you say? This complex is likely not that much better or worse than other apartment complexes in the area. *However*, that doesn't give this one a pass. I'll try to be fair in my review. Pros: - Maintenance is usually responsive, and the staff on hand are pleasant to work with. - The grounds are generally well kept. That is, the courtyard area and landscape beds against the buildings. The outlying areas/hillside are another story, but we're still in the pros here, we'll come back to that. - If this is a plus for you (it is for me), you're left alone by management. You're not being bothered unless there's a maintenance emergency. - Generally ample parking. It's rare that I'd had to park further away from my building. - Yearly rent increases are not obscene. It's a given a community is going to increase your rent, it's just a question of how much. Ah, but we'll touch more on this below. Cons: - Tenants obviously will make a difference in your experience. My experience lately is other tenants slamming doors, arguing, and due to the thin walls, marijuana smoke seeping into the unit. Everyone keeps to themselves too, but depending on your viewpoint, that's a pro or a con. - Starting in 2020, tenants were billed for water and sewer where they previously weren't. I wonder what large worldwide event occurred in 2020? Ah, but before you break out the pitchforks, tenants' rents were not increased that year! That's nice of them, right? We did also receive a letter explaining the new charges, stating that "everyone else is doing this". It was particularly scummy that this letter came from the property manager instead of from corporate. We all know what rolls downhill! - Another reviewer mentioned odd hours for the landscaping crew to cut the grass. This is still true. I feel this might be more nitpicky as I'm sure those crews have other properties/clients throughout the day. - Don't expect much in the way of cosmetic maintenance. Bare minimum applies. - Speaking of bare minimum, water proofing the exterior of the building I'm in was done by a company that specializes in smaller concrete jobs. I'm not saying they're cheap. Wait, yes I am. - Twice my packages have been straight up stolen. One time the culprit was nice enough to leave the empty package, along with a belt I ordered, in the stairwell of the building. At least they were being somewhat thoughtful! I could go on, but there is a maximum character limit.
Avoid, avoid, avoid. The floors are super thin, meaning if you live on the top floor, your downstairs neighbor will endlessly complain about noise, so you have to walk on eggshells. And if you live downstairs, your ceiling will squeak all day. You can hear everything the neighbors say. Lawnmowers are active at 7-8pm... no idea why. I suppose Rosedale Court is not top priority for Lindy as they have other rental properties they prioritize. Cigarette smoke is constantly pervading common areas/staircases and wafts through into your unit (very unhealthy for children and anyone who doesn't want cancer and heart disease, really). The laundry machine breaks down consistently. There are cluster flies that live dormant in the walls of the building. Inspect the carpet, especially around the walls, AC units, and windowsills. Dead flies will be around those areas. Every other day, you will see a few cluster flies randomly in the bedroom or the living room. There was also an ant problem coming from outside or elsewhere in the building that thankfully went away after a few months. There was an incident when a tree on the property fell down and barely missed hitting a parked car. It damaged some power lines though and could have severely injured tenants, children, or property.
Before moving to Brazil Court, I lived in a private duplex. The difference is phenomenal! Everything is well taken care of, they have a community garden and a dog park, the apartment is spacious and newly updated. Despite being on the third floor there are not many stairs, and the person that showed me the property was kind, friendly, and quick to respond. I couldn't ask for a better home, I seriously feel like I am home! You can't go wrong with Rosedale Court
