Property Ratings at Rize Irvine
During the tour, you’ll notice a smell of urine and flies by the east garage gate. That smell never goes away. Irvine PD was here multiple times a week for stolen vehicles, vehicle break ins, mail room break ins, domestic disputes and several impounds. I called Irvine PD and obtained a call log for all the calls for service they had over a 3 month period. It was over 100 calls for service!! Rat Infestation: the maintenance team confirmed Rize admin staff were aware of a rat problem on the first floor near the dumpsters and were told to not tell residents. We had a rat in our apartment for over a week. Trash was CONSISTENTLY left in the parking lots. This included glass and other dangerous objects that we reported numerous times to staff. Nightmare Parking for 1 bedroom apartments: Even staff wouldn’t be able to find parking so they would take our spot (which was conveniently located by the office). Checkout Settlement Issue: we were given an initial notice of an amount due of $92.11 when we physically left the apartment. Two weeks later, that amount magically turned into $650 without a reasonable explanation. The managing company, Greystar, ignored my calls and emails. The $650 was sent to collections.
Jobe and the entire maintenance team are excellent, always going above and beyond to get the work done. The work orders are also always fulfilled within 24 hours. I’ve never lived at apartments with such a stellar maintenance team.

We cannot say enough great things about Rize! The location is beautiful, the amenities are stunning, and the apartment units themselves are fantastic. On top of that, the management team at Rize may be the most friendly, helpful, and accommodating team we have ever met! The whole team at Rize made our transition so smooth and stress-free that we felt at home right away. To mention everything about Jonathan and how wonderful he has been throughout this process would take up the rest of the space in this review! From our first tour, finding us the perfect unit, answering our million questions and phone calls, to assisting with the moving checklist, making us feel so welcomed, and everything else, we can't thank you enough, Jonathan!! We moved two months early just because of how much we fell in love with Rize after meeting with him, but actually living here has beyond surpassed our expectations. The building is the perfect balance of being close to Irvine's attractions and shopping centers, while still being tucked away from the busier areas. It is lovely for strolling around or down the walking path that surrounds the entire building, which we love to do in the evenings. The pool and common areas are designed like works of art, we even enjoy just relaxing in the jacuzzi and appreciating the pretty architecture around us! The best part, of course, are the actual apartment units. We downsized to a 1-bedroom from a 2-bedroom and did not even notice the difference. Because the space feels so open and the layout is so well-designed with ample storage, we felt like we had even more space than before! The fixtures, appliances, and cabinet and floor finishes all contribute to a really high-end and high-quality overall feel. After seeing how amazing Rize is, our friends and family members now want to move here as well, which is as good a recommendation as you can get! We too would highly recommend Rize and are so happy we decided to move here!!

One of the first things I fell in love with at the Rize Apartment community was the staff. Jonathan and Bobby both assisted me in getting my lease and were extremely friendly knowledgeable patient and both of them had the best communication with me. Ever since new management took over as Graystar things have really improved. The office staff is nice and the amenities are well taken care of. There was a fire emergency the other day and the office made sure to offer everyone coffee and donuts the next morning as an apology for the alarms.

We have been living in these apartments since June of 2020 and the previous 2 managements were very nice and understanding. The new management is horrible… they won’t allow us to renew our lease for 12 month this year as we have a pool view and wants to bump up our lease. They are only allowing us to renew for 9months. We have tried to talk to the management but they won’t help and the corporate # that they provided won’t answer our calls( I have left 3 voicemails and have called 5+). It’s ridiculous that they are trying to take advantage and there is no appreciation for being good tenants for past couple years, as not once we complained about the smell of the hallways, the trash bags on the hallways , dog poop & trash on the parking lot and the issues with the guest parking (only have 8 parking spots for 100 + apartments which are always Full). Is very disappointing that management won’t listen to any issue or accommodate anything it’s all about just making money no humanity!!!

My family and I moved from Georgia to the Rize 3yrs ago. In the beginning we LOVED it here. And the staff was amazing. Especially the manager that worked here named Zara. As time went by my feelings started to change. After a while of living here our car was broken into. They never put cameras in the parking garage so thieves can just enjoy themselves. After that I got stuck in the elevator by the front leasing office and my husband had to call the fire department to get me out. All management did was write a 2sentence email saying we’re sorry. And then 2weeks ago someone was stabbed multiple times right outside in the front the leasing office. It was the terrifying screaming that woke us up and we call 911. I heard it was our security guard who got stabbed. The screaming Freaked out my 10yr old and she’s been having nightmares constantly since then and now has been sleeping in class. Then this year we fell behind on rent for ONE month in February due to Covid-19. (The 4 of us had it) That made us fall behind for March rent. Although it’s been paid it’s showing up as late on our credit. The system here to pay rent completely changed when new management took over. They said rent is late on the 3rd of the month which is a lie. You’re considered late by the 2nd. May June and July our rent was considered late because we paid on the 3rd so of course there were late fees on top of trying to play catch up. So moving forward, our lease was up August 28th. We didn’t renew because we were going to move. However because the 4 late payments on our record for 2022, our rental history is now showing in the negative. So the place we thought we had, EVERYTHING was great until they seen the Rental history. Out of 3yrs we didn’t fall behind until this year due to Covid. So the Rize is making us turn in our keys today although we asked if we could stay until next Saturday the 1st because as veterans that’s our payday. We are ONE month behind for August rent but paid half of September because as stated we thought we had the other place. We’re literally out of town with 2kids and no family and can’t stay for a extra week because they’re concerned about money only. Which I get it. It’s business. I won’t say the Rize is all bad. We took a leap of faith in California, at the Rize and along the way we met some amazing neighbors and enjoyed the amenities. Lol (Sometimes you have to laugh after days of crying) I’m going to stay optimistic.

After a full year here, I have to move out due to Visa reasons. The one bedroom units are excellent for young couples starting their careers. Some highlights: - Amazing amenities including a decent sized gym, warm pool, and plenty of lounging areas - A quiet street off a main road, cute walkway surrounding the building -Friendly, helpful staff, including the most helpful, least intrusive maintenance guys I've ever interacted with - Brand new appliance in excellent working order that has not failed me once - Apartment is very dog friendly, and while I do not have pets, it is a joy to see them in the dog runs - The trash pickup service is very convenient I'll also highlight some minor inconveniences: - There has been construction happening north of us for the better half of a year now. The windows are very isolating so when they are shut, the noise is fine, but dust and noise is pretty bad when they are open - There are no gutters on the balcony, so if you live on the bottom floor and someone above you is using water to hose down their balcony, it's gonna splash down on you - There is a quirk with the way the water heaters are set up in some units that will make them shut off on windy days (beats me, the utility guy tried to explain it to me, I didnt get it). It'll get taken care of within the hour that you point it out, just make sure to check that the hot water works a little ahead of your shower on a very windy day. Overall, I have been happy to call this place my home for a year, and I wouldn't leave if I didn't have to from external circumstance. Best wishes to the whole Rize team which has been supremely helpful and welcoming for the past year.
