Not all doors work to the apartment building properly. When i asked when theyd be fixed i was told not until nest year for budget reasons??? This is a huge security risk. Glad to know this place prioritizes profits over safety. Unfinished hallway painting for over a month too. This places has fallen.
Nice, clean, quite community. Walking distance to the Willamette River. Close to freeway, and downtown. Near restaurants and shopping plazas

Best Apartment Living Experience—Exceptional Staff and Unbeatable Location! I cannot recommend this apartment complex highly enough. My experience here has been overwhelmingly positive, largely thanks to the incredible staff. Both the management team and the maintenance crew are friendly, exceptionally responsive, and highly professional. Maintenance requests are handled quickly with high-quality work, making it truly stress-free living. The amenities are fantastic and well-maintained. The pool area is gorgeous, complete with a communal propane grill station featuring tables, speakers, and even a TV—perfect for socializing. The 24/7 gym is a huge bonus for busy schedules. Pet owners will appreciate the convenient, well-stocked dog waste stations where bags are provided for free. Plus, having an Amazon Hub for package delivery adds significant daily convenience. I also want to note the recent aesthetic improvements: the new paint job throughout the common areas is making the entire community look very sleek and modern. My 2-bed, 2-bath unit is fantastic, featuring a great open floor plan and the convenience of having a dedicated bathroom per bedroom. The provided, energy-efficient in-unit washer/dryer is excellent, and noise levels are surprisingly low—you only hear neighbors in passing, which speaks to the welcoming community vibe. The location is absolutely prime. We're directly across the street from Delta Ponds and a short walk to the Willamette River East Bank path for beautiful outdoor recreation. Essential shopping, including the mall, grocery stores, and entertainment, is all less than a 10-minute drive away. Security is top-notch with secure, fob-access buildings. The only minor drawbacks are the limited in-unit storage (making an on-site storage unit almost necessary) and a slight issue with the central A/C ducting, as both vents are in the living room, leaving the bedrooms warmer. Parking in assigned spots can occasionally be blocked, though it's rare. Overall, the positives—especially the staff, location, and new look of the buildings—far outweigh these small issues. This truly feels like home.

recently moved into this apartment and have been very satisfied with my experience so far. The unit itself is well-maintained, with a clean, modern layout that makes efficient use of space. We love it here. It's a very safe community with a staff that is very caring about your well being. Cailin in the manager and if you go to her with a problem I guarantee you she will fix it. She is also very caring and will listen and just have a nice conversation with you if you are passing through. I adore her. Lawrence is our Assistant manager and he is just a little bit of Heaven all rolled up and so amazing. Give him a task and yep, it's completed or he'll figure it out for you. He's as sweet as pie we adore him too. Blue is also in the office and will sit with you when you need to vent and help you with your problem and solve it. She's a gem and so very sweet. Our maintenance team is fantastic and gets everything done in a timely and efficient manner. Ernesto, Tyler and Curtis. They are amazing. So great. We have a new housekeeper and I don't know her but she's doing great. Overall we have a wonderful place here. It's safe which is why we stay. You don't get in without a fob to your building. We love it!

We moved here from out of town and wanted a place that wasn't heavily involved in the college or college party life. This place is wonderful in that aspect and we never worry about parties or loud disturbances. The people who work here have always been wonderful too!

The process of signing a lease at Riverwalk was SO easy.we were able to get a tour same day and literally applied the same night when we got home. The location is great, the community amenities are wonderful, and the office is super friendly and communicative. Any maintenance issues were resolved within 2-3 days. Apartment is pet and kid friendly and the noises are pretty minimal (mostly doors opening and closing). This is the first apartment that has really felt like a home.

It’s supposed to be a smoke free community yet people in the parking lot smoke right under our balconies as well as the hallways and stairwells reek of weed. They’re are several dogs here that are against the apartment policy so their owners only let them out at night and that’s animal abuse. They say parking is monitored and those not in correct spots will be towed. People park wherever they want even if they aren’t paying for parking and if you say something the apartment manager will get mad at you for being “nosey”. If you have any issues at all they won’t do anything for you and it’ll still be loud and obnoxious. We will never ever rent somewhere that greystar owns

I got very lucky to land here, it checked all of my boxes! Beautiful area with plenty of trees. Good routes to run nearby. I am in a studio with laundry machines placed very efficiently inside the apartment. The site has a nice fitness center too. Lawrence gave me the tour and has a very welcoming personality. Him and Blue have been very accommodating and patient with all of my questions and concerns during the move in process and first month of my stay. Thank you both!

Maintenance team is friendly and has been quick to respond to work orders. Locatio and neighborhood are the best part of the complex. I am grateful for the secure entry but the hallways do tend to get stinky from the garbage chutes. Overall, great place to live.

I absolutely love living here. The main office staff are wonderful at their jobs and it is in a beautiful location. The apartments themselves are clean and well kept.

Facilities are nice. I love the keyfob to enter the buildings. Thats smart. As well as the trah shoots on each level. Overall, im happy with my unit.

Apartments are clean in a very safe area and a relatively quiet. The very central to Eugene without being in downtown. Everyone is very friendly that works here.

I have lived at Riverwalk for coming up on three years now and have found the management team to be helpful and responsive throughout that time. I really enjoy Riverwalk's proximity to the river path and the overall neighborhood is relatively quiet. Rental rates are high in my opinion, but everything is nowadays. The proximity to the river path makes it worth it to me.

Grounds are very quiet as are the living areas. Lots of amenities. The managers are pretty friendly and the are happy to help you out with anything you need.

Quiet, safe and clean apartments. Have lived here two separate times, recommend it to everyone I know. Very handicap accessible with wide doorways, elevator, and grab rails in bathroom.

I've lived at Riverwalk for eight years, and I feel settled in my apartment and glad to call it home. The complex is in a great location for river lovers and bird lovers because it's right on the Delta Ponds. Valley River Mall and other shopping and services are walking-distance, there's a bus stop a few steps from your door, and the Delta Highway and Beltline are close, too, so it's pretty easy to get places from here. The current management team is staffed-up, responsive and friendly, and obviously experienced and good at what they do. And I believe they really care about residents.

Staff and facilities have been great with move in. Barely hear my upstairs neighbor and generally pretty quiet complex. Love being so close to the river path and Delta ponds. Probably the best location in Eugene!

Nice place. Been here for years. Management and staff are responsive and easy to deal with. Had a serious noise/disturbance situation with a difficult neighbor. Riverwalk management dealt with it systematically and effectively and corrected a challenging situation.

My experience overall is excellent. If I have an issue it's dealt with immediately. Everyone here does an amazing job. Lawrence and Blu in the office are wonderful. They are Johnny on the spot taking care of whatever my needs are or finding a solution. Our maintenance team, Ernesto, Tyler and I can't remember the other guys name, sorry, do a great job when we need them. And Caitlin does a superb job managing everyone overall. Our monthly gatherings are spectacular and our Christmas party this year was absolutely fantastic. They knocked it out of the park. It was so fun. Best turn out in the 4 years I've been here. So fun.

This is my last apartment before I buy my home, so I wanted it to be luxury enough for me and cost effective enough to get to my homebuyers goal. I’ve loved every minute of it. Fantastic amenities; the gym is top quality with great equipment (love the Peleton!), the coffee bar is a great touch, the pool area is great for myself and guests (bbq area, outside tv, music and lounge seats dipped in the pool). I have the studio as it is just me and it’s all that I need. Modern appliances, great washer and dryer, energy efficient utility bills, super cozy. Love this place. Friendly staff! 10 stars!

The neighborhood is lovely and safe. It is right along the bike path, which is very nice and also safe for riding a bike, running or enjoying a walk.

Moved in with no issues/complications. Shared space is lovely, clearly respected and well taken care of. The apartment itself was very clean. The neighborhood as a whole feels laid back and safe. Everybody seems very respectful and minds their own business, quiet atmosphere. Lots of dogs on walks in the friendly and safe neighborhood. Perfect for what I was looking for.

Lawrence is an incredible staff member! He went above and beyond to make sure I felt welcome and at home. He made the process a lot easier on me and I felt confident from the interaction at our tour that I would be comfortable living here.

Great location, friendly staff and good environment. Lacking amenities but other than that a great complex! Pool could for sure be bigger especially taking into account the size of the complex. A hot ton would also be a nice addition, especially for the price of rent

Maintenance inside of building is terrible!!!! Carpets are unbelievably filthy!!!!! Walls & apartment doors need to be painted. We’re embarrassed when friends/family come to visit.

Riverwalk community is pleasant, convenient and veryserene. I enjoy walking all around the nearby Delta Pond trails. Management and staff have truly been excellent. I appreciate the secure unit and storage unit, and other amenities like bike storage room and EV charging stations.

The staff is pretty awesome, and the construction of the buildings seems to be done very well from what I can see, I do see buildings for a living. The area is perfect for taking advantage of the bike trails and shopping mall. Great place.
