The unit is good, but so hot in late October. That’s weird. Also water pump is not strong enough. Turning to heating system is so early, and fans is not has speed enough to make difference.

Overall not a bad experience. Most of the staff working at the front desk are courteous and professional, except for one young lady. She makes you feel unwelcome and bothersome. My wife and I had interacted with her at least six different occasions and she was absolutely rude. She might be better suited for jobs that doesn’t require customer service.

I luv living at the James because the leasing staff and maintenance staff are very friendly and personable people. The common areas are always kept clean. I’m not always about the laundry room because sometimes it’s very messy. That is through no fault of maintenance. The cleaning crew comes in every day and clean the room. Unfortunately there are tenants that have no concept of what cleanliness is.

Absolutely LOVE living at Riverhouse! The apts are spacious. The amenities are plentiful. 2 gyms, rooftop lounges, BBQ grills, 2 POOLS, 2 sets of 3 tennis courts. Seating in the lobby where you can study or just chill out. A package room, garage parking if you want it. A clean laundry room. The office personnel are wonderful folks. Maintenance is quick to respond and the concierge desk is so convenient. Max in particular is wonderful. He makes everyone feel heard and answers many questions. If he doesn't know, he will find out for you. We have 3 Shopping centers within walking distance. Metro is 2 blocks away. And a fabulous park right on the corner. Pet friendly, especially for dogs! We have our own dog park and another across the street. The library and fire station are 2 blocks away! It is truly a fantastic place to live.

These apartments are excellent. The location is amazing, right next to the mall and numerous shops. And next to the Pentagon City Metro Station. Love the view from the rooftop, and the pool is good too.

I’ve lived here as a single resident and overall it’s a good place—clean, safe, and recently updated with modern touches like the new Bluetooth access for exterior doors, which adds real convenience and peace of mind. That said, the utilities are incredibly inconsistent. Month-to-month, my bills have ranged anywhere from $77 to $115 for one person, which makes no sense when the usage is steady—literally one light, a small TV, and a computer, with the thermostat never changing. One month alone saw a $27 jump, and that covers basic things like electricity, gas, water, sewage, trash, and a service fee. It’s frustrating to see that kind of swing when the lifestyle hasn’t budged an inch. The management does deserve credit for investing in technology and safety features, but it’s time to extend that investment to the apartments themselves—the sticky old key locks need to go, and Bluetooth locks inside units should be the next upgrade.
I adore my flat! The location is excellent, offering quick access to eateries, retail establishments, and public transportation. The pool and fitness center in particular are excellent features. The management staff is accommodating and quick to respond, taking care of issues as soon as they arise. All things considered, I heartily suggest this apartment to anyone searching for a convenient and cozy place to live.

I love the community and the service; they always resolve my complaints within 24 hours. The space is lovely and the staff are warm and always ready to help. However, the gym equipment could be better; it's old and creaky, and if you're a moderate lifter, there aren't enough dumbbells. That's the only disappointing part for me.

I love my apartment and the staff at the building. But the company has really been milking its residents and not providing the services it should. The elevators are always breaking, the wifi on the roof has no internet service now for about 2 months with no fix in sight (reported to management), all the lounge chairs on the roof are missing screws (reported to management), the air conditioning in the hall blasts way higher than it needs to. The things that are prioritized like fixing the tvs in the laundry room which no one watches (and we pay to run), monthly yoga i have no interest in attending, and providing food events which runs out before everyone gets some - are not what should be a focus before basic comforts. Its crazy i pay an amenity fee every lease when i cant figure out what the amenity is. Also the laundry room is always messy despite a very hard working cleaning crew because there are residents that dont respect common spaces.
I’ve lived in all 3 Riverhouse buildings and James is the worse. Everything is constantly breaking (eg. elevators, doors, washer/dryers), the lobby is old and ripped up, and I don’t remember the last time they “turned the gas on” so that the fire pits worked. I give 2 stars because staff is nice!
Great place to be...super centralized location full of easy of movements to shops, transportation, commute made easy! Yeah! The Riverhouse James manager is excellent as well; she responds and responded to two critical events this year for me and what great sense of customer service...thank you Ms. Jeannette! Yeah!

So far, my experience has been pleasant. I had a smooth application and approval process led by Marieme at the leasing office. My apartment unit was thoroughly cleaned before my move in date. The location is perfect with access to many stores, restaurants, the mall, and the metro station. Excellent!

I’ve had nice experiences living in River House. The staff are very supportive. It has comfortable environment and good neighbours. The only concern for me was the occasions of car vandalism and stealing. More security measures have to be taken by management.
