Busy, urban, and filled with modern, high-rise apartment buildings and offices along tree-lined streets, Pentagon City is a shopper's paradise, home to Fashion Centre at Pentagon City, Pentagon Row, and several stand-alone shops and restaurants. Property Ratings at RiverHouse
I had a great experience living here. The location is excellent — very convenient for daily life, with easy access to shops, restaurants, and public transport. There are also plenty of outdoor spaces nearby, perfect for walking, biking, or just relaxing. Most of the neighbors are friendly and respectful, which really adds to the sense of community. The property management team is outstanding — always professional, responsive, and quick to resolve maintenance issues.
Many of the favorable aspects of living here have deteriorated lately. More and more issues are not resolved in a timely manner. In particular, the update to the key fobs was poorly handled.
I love my apartment and the staff at the building. But the company has really been milking its residents and not providing the services it should. The elevators are always breaking, the wifi on the roof has no internet service now for about 2 months with no fix in sight (reported to management), all the lounge chairs on the roof are missing screws (reported to management), the air conditioning in the hall blasts way higher than it needs to. The things that are prioritized like fixing the tvs in the laundry room which no one watches (and we pay to run), monthly yoga i have no interest in attending, and providing food events which runs out before everyone gets some - are not what should be a focus before basic comforts. Its crazy i pay an amenity fee every lease when i cant figure out what the amenity is. Also the laundry room is always messy despite a very hard working cleaning crew because there are residents that dont respect common spaces.
I’ve lived in all 3 Riverhouse buildings and James is the worse. Everything is constantly breaking (eg. elevators, doors, washer/dryers), the lobby is old and ripped up, and I don’t remember the last time they “turned the gas on” so that the fire pits worked. I give 2 stars because staff is nice!
Great place to be...super centralized location full of easy of movements to shops, transportation, commute made easy! Yeah! The Riverhouse James manager is excellent as well; she responds and responded to two critical events this year for me and what great sense of customer service...thank you Ms. Jeannette! Yeah!

So far, my experience has been pleasant. I had a smooth application and approval process led by Marieme at the leasing office. My apartment unit was thoroughly cleaned before my move in date. I’ve had nice experiences living in River House. The staff are very supportive. It has comfortable environment and good neighbours. The only concern for me was the occasions of car vandalism and stealing. More security measures have to be taken by management.

We looked at many apartment communities (and still do) in the National Landing area. We found RiverHouse was the best of the bunch. Best value for the price and best floor space — the layout is a ‘residence’ instead of an apartment intended to be shared. Maintenance staff is superb.

The staff, maintenance, and complex grounds are all great. But there is no in-unit laundry and the elevators can be slow to come and sometimes out of service.

I have lived in various apartment complexes over the past few years, but I can confidently say that my experience at this property has been by far the worst. The noise levels are beyond unacceptable. Weekends are particularly unbearable, with frequent loud parties and multiple instances of police presence in front of the building. In terms of cleanliness, the situation is deplorable. We have encountered roaches, other pests, and consistently foul odors in the hallways. Parking is another major issue. They towed my car when I PAY FOR PARKING. The pool is awful, the gym is terrible, the floors are carpet and gross, and there are no washers and dryers. However, the most egregious problem is the customer service. In all my years of renting, I have never encountered such a lack of professionalism and respect. The staff is outright rude, offering no assistance to tenants. Lost a package? "Talk to the carrier, it’s not our problem." Need help? "Figure it out yourself." I would strongly recommend avoiding this place at all costs. It’s not just a matter of inconvenience; it’s detrimental to your quality of life. Please message me if you need more details, but STAY AWAY!!!!

I’ve had a mostly positive experience living in this apartment community. The location is convenient, and the amenities are well-maintained. The staff is generally helpful and responsive, though there have been occasional delays in maintenance requests. The neighbors are friendly, and the community feels safe. However, parking can be a challenge at times, and some areas could use better upkeep. Overall, it’s a comfortable place to live, and I would recommend it to others with a few minor improvements.

People bringing the carts from the store and they don't say anything. Laundry machines has issues constantly. Package room not friendly for elderly residents. Doors issues. Intercom system not working. Some residents littering with no respect for others without consequences.

I love living here. The staff and management are all wonderful. Its not five stars because the apartment has really started nickel and diming you for everything financially. Also residents dont respect common space like the laundry room, leaving it a mess with clothes and waste. The cleaning staff works so hard but there is only so much they can do. I just ask you please weekly keep the grills clean and continue to vacuum my hallway due to others pet hair.

Great location and great amenities. Older appliances are a negative aspect. There was initial insufficient guidance for all the different apps needed to have the apartment. There should be more care taken to have new tenants be aware of the different that will be needed along with some good and initial guidance/knowledge provided to new tenants.

Nice building, good stuffs, comfortable. But our 1b1b has a smaller room. Although good services. There are lots of procedures while leasing. But the manager makes it easier. Anyway, if you can afford it, it's quite the best place to live. Most importantly all the necessary shops, supermarkets, etc. all are just in a 5 min walk.

Riverhouse, The Ashley building is located at the heart of Pentagon City, surrounded by all major shops. Access to the Pentagon City metro station is very close and convenient, making it super easy to commute for residents who are not using automobiles. The location is my first choice when choosing where to live.

The James building of the Riverhouse is located centrally to an amazing community at the West point shops which is a more quiet area in relation to vehicles and a very walking friendly location for kids and pets. Very safe area with lots of work opportunities in walking distance. The staff at the James building is amazing except for the management that took over after the past manager Steve who was amazing and always looking out for the residents. It's an older building, but it doesn't matter if there's people on your side. Unfortunately the new manager isn't on your side with problems especially with parking or billing issues (they assume the problem is on your side and it can take weeks to resolve the issue even with clean proof), this manager has push several people away with less than pleasant letters from management or not allowing people to renew their lease. Aside from this person managing the building the staff is amazing and the community residents look out for each other.

I like this apartment however I hate inside garage! Small space and garage door always have some issue break for 2 -3 months! While we are paying full garage fee! We don’t know in the evening who is coming to our garage or not! The door is accessible for strangers since garage door is 24/7 open!

The Ashley is a well constructed, well located, well managed building conveniently located to public transportation, literally hundreds of retail stores and services. The grounds are beautifully maintained and the public areas are kept up to a very high standard. There is a 24 hour concierge for the building which provides a level of security as well as a "welcome home" upon your arrival. The population of the building is diverse in age and ethnicity. All in all, it is probably the best value in Pentagon City.
