Lafayette has many beautiful neighborhoods. Different people like different areas of the city for their own reasons. However, the south side of the city is typically the most sought after. The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

It's been a month and a half I started living at River Oaks apartments and so far I haven't face any problems. I am quite satisfied with the services.
Absolutely amazing ! Staff was amazing , they were available everytime we called , they explained everything and didn't leave anything out , answered any questions we had .
Very helpful !! Very kind and welcomed us with open arms. We love it here so far. The ladies in the office were very understanding to our time frame we needed to move in as well.
Very quite and peaceful. Everything is clean and well kept Location is perfect within minutes to resteraunts and grocery stores. Walking distance to a beautiful park.

Management at the leasing office very kind and friendly. And welcomed us with open arms help with some things we didn't quite understand this was our first time having to do application information to rent a place we really love it here and very thankful for all the help with the process. The location is vey nice and it’s close to the main road. We can take a walk in the moncus park and bourgeois park which are nearby. The apartment is nicely built and clean. The management is fantastic. It’s worth the price.

Generally, pretty good! The resident portal app is garbage even though it is required and they do not actively check it, and all of the extra fees is a little excessive. But once made aware of issues they are pretty on top of fixing them, or at least keeping you updated. And this is definitely one of the best places for the value of what you are paying for.

I have recently moved to this property and have had a very positive experience so far! The grounds are well kept by maintenance. The pool is always well kept and clean. Anytime I have any questions the office staff is always quick to help. The place is usually pretty quiet. Would recommend this place to anyone looking for a comfy place to live.

I have lived here over 14 years without any problems from my neighbors. I like the fact that the area gets quite before midnight. I would recommend this complex.

It was so trashy and stank a month ago and the grass was high so bad scared snakes could be in them since the cooley right behind the building but they finally got the trash together and getting the grass cut after a month or 2 now management must not be doing their job smh

The roads are in very bad conditions. You can't come in your car to your apartment. The apartments are good, everything is in perfect condition but the condition of roads is a major issue

Great quite location close to most of the stores friendly neighbors maintenance is fast when needed great place to live not that far from down town

The apartments are on the older side and not the nicest but they’re definitely cozy. Only complaints I’d have is that the roads in the complex are filled with pot holes and limited parking!

Very nice management, any issues are quickly fixed. Parking is iffy but not horrible. Pet friendly and accommodating. Laundry facility stays very clean

We just moved in, but so far it has been a good experience. We had an issue with the kitchen sink sprayer was broken when we did our inspection, but the staff immediately filled out a work order and it was fixed in a timely manner.

The pool is green, the grass has been cut once in the last few months, and they have the nerve to tell me that my rent is going up this month when my lease is up. That's why I'm moving

River oaks is a great place to live. My dad and I have been living here for seven years. I really have no complaints. I enjoy using the pool and barbecue pits.

I’ve lived here almost 2 years the location is convenient and there are some nice residence. With that said maintenance could be a lot better and more timely as could office staff

I absolutely love Brandy (the apartment manager). Prices are reasonable for the apartment. If anything needs to be fixed she gets it done ASAP.
Quiet, convenient, very pet friendly, great location, management actually acts human, decent neighbors, somewhat affordable, in the process of a lot of renovations.
I've been at river oaks, about 3 years now and I haven't had not one issue so far! Rent is a little high but management is fantastic! I haven't had any pest issues, loud neighbors, parking issues. People can get pretty loud by the pool but its mostly just kids being kids so its not a huge issue.
Honestly, I feel not that positive about staying on this property. It has some nice features, like a pool & laundry mat, but the noise is ridiculous on this property! People drive in all hours of the night blasting loud music, causing sleep disruptions. The neighbors above us has a bad history of causing tremendous amounts of noise as well. The biggest drawback is there's no place for the children to play. Kids also walked around all hours of the night. Not very safe in my opinion. Our apartment has some molding issues, one of our rooms either is extremely cold during winter months, and very warm in the hot summer months. We've been on this property going on 7 years. It wasn't at all like this in the beginning. It was quiet and a nice place to live during that time. The new property managers promised us amenities that we never received. We also have property damage that never gotten resolved either. No one wants to claim responsibility. This property is more towards college kids.
Apartments are newly renovated. The staff at River Oaks are excellent! Maintenance gets the job done very quickly and done right the first time.
Management and maintenance team are awesome! After 6 months no issues that haven't been handled well. Complex is older and needs some tlc but they are on it and there is definitely progress all the time. I haven't yet tried all of the amenities but the staff and neighbors make the community.
I love living here and feel very safe in my home. The community is just so nice and friendly as well as the manager!!! She is always there to help me when I need it
The whole process was amazing! Easy, prompt responses, and my new home is BEAUTIFUL! New Paint- Fixtures- Very Clean- and a COLD A/C. Everything to make living here awesome! The The NEW PROPERTY owners did not miss a thing. And .... The Property Manager is amazing- Thank You River Oaks!
Great property manager! Loved visiting with her and touring the property! She was so sweet and super proud of the property!
I've lived here for around 6 years and seen the management change around 3 different times. The current staff is the best I've had and they're always so very helpful whenever I have a problem. The neighbors are very friendly (especially if you walk your dog around the complex lol). The complex is a 15 minute bike ride to ULL's campus and a 30 minute walk. SLCC is also just down the road. Things have changed here and it's definitely been for the better.

An absolute nightmare. We moved in on a Friday and on the first night before even moving any food into the house we spotted cockroaches. The small ones that should only be visible if there is an infestation in the building. Over the weekend we spotted 7 roaches in total and a mouse which made us decide to get out before it was too late. The siding on parts of the building are missing leaving a convenient opening for bugs and rodents to take up home within the walls and insulation of the apartments. The electrical outlets were also very loose upon inspection and parts of the molding were missing in the kitchen and behind the fridge. If you look closely you can see roach droppings on the molding as well. The only plus about this place is that if you decide to leave, the cancellation fee is equivalent to one month's rent. DO NOT MOVE HERE.

Clean property, neat apartment. Bedrooms are a nice size, carpet through out except kitchen and bathroom. kitchen and bathroom are rather small. Nice size pool, and a decent laundry facilities. Though there is almost no existing grass, no place for children to play. Management is some what helpful, friendly and mostly available.
