I have had mishap after mishap since the start of my lease. However things have gotten relatively better. It is an old building so I guess some of these experiences could be expected I guess I just wasn't ready

My experience living in this apartment has been great overall. The community is quiet, well-maintained, and feels safe. The management team is responsive and friendly—any maintenance issues I reported were usually resolved within 24-48 hours. I also really appreciate the amenities like the gym and pool, which are always clean and in good condition.
These apartments used to be much cleaner and nicer, but now completely downgraded. It’s 2025 and they don’t have the decency to install cameras. The gates are left open making it a Disneyland for the thieves to come and take whatever they please. This is not safe apartments anymore. Management is a joke and the police can’t help you because there’s no cameras :)
at around 23:50 last night i tried calling the emergency security person since (kids and adults)people were still swimming and having a loud noisy FUN at the pool last night Saturday cuz that's what the management said we have to do. no response! this is not very cool since people have to wake up early the next morning either for work or travel even though it is sunday the next day! People are so very inconsidertae of others!!!

Your comfort and peace of mind are very important to us. Please note that our courtesy officer works rotating shifts, and their availability may vary depending on their current assignment. While we strive to provide coverage during peak hours, there may be times when they are unavailable to respond immediately. In such cases, we recommend contacting the Stafford Police Department's non-emergency line for assistance with noise complaints or disturbances. They are equipped to help when our team is not immediately reachable. It has been an overall good year here. I wish parking was better but that is not something we can always control. Maintenance is very nice and so are the staff in the office

Roaches are always present even with the routine pest control and keeping the apartment clean. Pool and gym are great amenities. The community is quiet and I have never had a package stolen from my front door.

Great place to live, definitely not perfect but what is. That said it is a desirable living place. Management & Staff are quick to address concerns…Maintenance has always been quick to respond to concerns and repairs. Neighbors are quite snoody and keep to themselves. Overall a decent apartment complex to live in. A nice pool and useable gym. Not having to worry about having packages stolen is a bonus too.

the parking situation is terrible. There’s no assigned parking and lots of cars that don’t live here so there’s never any parking. The gym is terrible. There is no equipment.

The apartment has been good. I love the amenities. I wish someone cleaned the pool regularly but it is okay, my son loves it! We will for sure be signing another lease here (:

I was excited about living here until the day I moved in. My apartment was covered with roaches. I have had one issue after another. The apartment flooded due to old piping in the bathroom. The entry gates seem to always be broken. I do not have enough room to cover everything but it has been very stressful. I will say though that the office manager has been very helpful. The assistant office manager is rude. She has a bad attitude. I went in to ask about something and she didn't lift her head to talk to me. She did not look up at me until I told her that she is being disrespectful. I have spoken with other residents who confirm my opinion. Enter at your own risk!

I had a 2 o'clock tour appointment, but the employee showed up almost an hour later, ignored me, and went into the office without saying Hello. I asked if I could come back later because I had another appointment, and she just said yes.

The location is definitely a highlight — it’s centrally situated with shops, a park, and a theatre all within walking distance. It’s also a family-friendly environment, which is a plus. However, the apartments themselves could use some upgrades. There’s a noticeable amount of patchwork and things feel a bit outdated. Another downside is the maintenance service. It takes far too long to address any concerns — usually a week or more before anyone even comes to take a look. Overall, while the location is great, the upkeep and responsiveness leave a lot to be desired

Make sure you ask all the necessary questions before moving in any property… These people don’t give a care about us. They only want the money money money. Because I shouldn’t have to pay rent until this issue is fixed or I need to move to a different unit. They haven’t even provided any other options for me. Just saying I’m sorry won’t fix the issue

Moved here in 2017 and have endured 5 different Managers and 4 different office staffing. It has been a slow process of making this a better & more comfortable resident but, I believe we have finally arrived. Haven’t seen pest in over Six months, Management Team deserves 5 of 5 Stars, maintenance team are quick to respond, grounds are maintained. It’s great place to live.

For the most part, the community is very quiet. The office staff is friendly and helpful. The maintenance turn around time could be better, but for the number of units they service , it’s still a good response time.

The tour was great and my move in process went well. The community has been nice and quiet! I love the squirrels I see on the porch or roaming. The only con I have would be parking. Its first come first serve, but not many available. I was informed about the carports and garages, but once I moved in I was told I had to be put on a waitlist because they do not have any available at the moment.

A wonderful place for dog barking lovers and weed smelling and cockroaches. Also a wonderful income stream for pest control companies. Pest control comes and increases the cockroach population this is a consistent result with 100% confirmation of experience.

The property is in a good location and have some great places near by. The property and older units could use some updating. Unit walkway and stairs could use power washing.
