Property Ratings at Raincross Promenade
I've lived here now for over 4 months now and loving it. It's quite and the place is always kept clean. The bedrooms are very spacious. Isabel and Bethany in the leasing office are always ready to help with any issues. And the maintenance staff LEVI was quick to respond to my AC emergency today. He came with in minutes to my unite after I called the after hours maintenance phone number and promptly fixed my AC system. I was so worried that I might not have my AC during this heat wave but he was able to fix and get my AC running again. As someone that works nights and sleeps during the day I am so grateful to LEVI for fixing my AC.

If you are hoping this is a safe place to live because of its gated features you will be mistakenly wrong. There’s been multiple break ins within the complex from random people, there is no security guard posted within the complex as it used to be, my car got broken into and multiple other people have reported car break ins inside the parking structure. Also the security cameras are just for show because none of them are up and running. There’s a huge lack of security within the premises and the owner/property manager never warns tenants about any specific threats occurring within the complex. There is never a security personnel on the premises, the management changed over a year ago and before there would be security guards walking around the complex day/ night and now since the management has changed no one has done anything at all to implement a new security system or personnel to ensure the tenants safety. We’ve told management about it and they don’t want to take any responsibility over the issue because they say “we are in downtown” as implication that there’s bound to be homeless or random people walking nearby but that is no excuse for the inadequacy to keep your tenants safe. Extremely disappointed with this place and if you live here or plan to live here make sure you keep these things in mind and understand that your safety is not their number one priority.

Inconvenient and subpar guest parking procedures. For a luxury building one shouldn't have to call and track down a third party security company to secure a pass after the office closes at 5PM. You literally have to call a dispatch number, wait for them to HOPEFULLY send a guard who should be posted on site in order to prevent your guests car from being towed.
We have lived her quite a while and also love it. They've changed over the Manager, and it was a good change! The Manager and office staff (Isabelle, Vivian and Heather), are wonderful! Professional, always friendly and they care about the property they manage. They're very conscientious and it shows! The activities downtown around the holidays are fun, so living within walking distance is the best! I would definitely recommend living here! :)
I have been here for about 8 months and I LOVE IT, trust me.....I am in the property management field so I critique everything by nature. The management staff are always friendly. The grounds are kept clean of trash and debris. The maintenance guy handles work order request within 24 hours. The neighbors are very courteous. You can play your music at a decent level without worrying about complaints from crabby neighbors. The courtyard is situated to create a friendly environment as you can see your neighbors relaxing outside as well. The pool and gym are always clean and never over crowded. The only thing that becomes annoying is when you have to make several trips to your car, hands full and need a key for 2 or 3 doors that auto lock behind you. However that does keep the rift raft out. The parking for guest is great, since you do not have to worry about passes and your guest getting their vehicles towed. The parking structure itself is a little tight, especially for larger cars.....you can see several marks on the walls/poles from the people who discovered that too late. I love this place, great location. The only reason to move out is if you are buying a house, definitely not to rent somewhere else.
