Property Ratings at Plaza 53
Absolute dumpster fire. The building is falling apart, many of the neighbors are awful (not all, but enough), and the owners won't repair anything.
I lived here for two years and the management and maintenance are awful. One of the two elevators is always broken and it takes weeks (sometimes months) to fix. When things go wrong it's difficult to get ahold of the property manager and management never want to accommodate you. I paid $165 a month to park my car in the garage but constantly fought for parking spaces with people who didn't live in the building because the garage gate was always open. When I asked for a reduced rate I was told no. My water heater was broken and for 2 weeks I had no hot water, so I had to either drive 35 minutes to my family home to shower or heat up water on the stove. When I asked for a reduced rate on rent for that month, again I was told no. The lobby often smells bad (especially when it's hot out)due to the location of the garbage shoot. Most days the lobby literally smells like trash. The amenities are not as advertised. The pool hours are inconvenient for those who work (it closes at 6:30pm) and each year they seem to change the rules for guests. When I first moved in I was told I was allowed to bring up to 4 guests to the pool, but when the pool opened that summer an email went out stating we were only allowed 2 guests and our guests would have to pay $25 each to use the pool! This past summer guests were free but again there was a limit of 2 guests per residence. The conference room was getting used as one resident's personal office and instead of telling that person not to monopolize the space, they revoked access for everyone. When I first moved in the media room was open everyday for people to use; however, some residents were not taking care of it so daily access was revoked and you have to request access in advance. The mail room is a hot mess always! Sometimes it would take a couple days to find a package because they're all just thrown around and the property manager doesn't sort them right away. Although the apartments look nice and the location is prime for those who commute to the city , I suggest spending your money elsewhere. The owners don't care about the building or the residents as they deem this property to be in a poorer neighborhood compared to the other properties they own (the manager told me this herself).
Office staff does nothing to help. Rarely here. There is zero insulation so the noise is non stop. Poorly built. Windows leak when it rains. Elevator is always broken. Amenities aren’t what they advertise. Pool is open 10-6:30pm. So if you work you’re paying for something you can’t use. Building manager gives all excuses and attitude.
